From the beginning working with Lisa in the sales office and Morgan the construction manager on the finishing up of our new home, the entire experience was great. No last minute problems or issues. We are really feeling happy with our purchase and the whole experience was very professional from beginning to end.

Home was incredibly dirty at walk thru and wasn’t much better the day of closing. There was mastic residue everywhere on the tile floor from the taped floor protection. We have been on our hands and knees getting it off, and it does not come off easily.

Get a good home inspector. Try and find as many issues on the walk thru as possible. The quality of the finishes is so poor there will literally be hundreds of issues. Store your possessions and find a place to live until all issues are fixed. Do not close until. After closing and you live in the home you will find many lack of quality issues. Warranty people seem very nice and attentive, however as is typical there are 2 girls trying to do the work of 4 so they can only do so much.

Work quality is lower than reflected in cost of home

Of the five homes we have built over the past 27 years, this was the most experience but certainly not the best quality build. There was a lot of 'lack of attention to detail' when it comes to many details of the home. Most of this can be attributed to sub-contractors not taking pride in their work and just getting it done, but not done with the highest level of quality as their paramount goal. The home is fine but for this cost it should have been impeccable, it was not. So far we are working on the deficiencies through warranty but that is a slow process as well.

Disappointing workmanship & quality

They promise a lot but that’s not cutting it. Prior new home build with a different builder was a superior build in workmanship. They do respond to issues but what a disappointment the problems happen in the first place. Thats my take away. Viera however is a great place to live.

After a month of having to call workers to come back and fix over 45 problems, our home is finally beginning to shape up. However, materials used are not at all up to a standard of what we paid for the home. All in all though, we are now happy with our new home. The office staff who worked to get our problems addressed and corrected were very responsive to our needs. We are very pleased with the care and concern given to our questions and problems.

Most everything in this build was not corrected like baseboards not cut to even close to a 45 degree and then just filled in with silicone to hide it instead of putty which could be sanded and painted. The builder grade paint can't be cleaned either. The front door was painted to the proper color but it still has places that are not painted at all across the top of the glass and they had to come back to paint around the door fixtures that they sloppily taped and instead of taking off the door handles first, then painted and replaced the handles. The selection process is rushed and the presentation should be in an actual home not just samples. Construction manager inexperienced, not hands on, working with incorrect blue prints and may not supervise properly due to work load or just dosen't know what he's looking at. Overall workmanship ranges from "ok" to you have to be kidding. Response to issues is yet to be seen. Several request have been made, still waiting for response. We like our house model and design selections. That's where the "like" stops. This is a seller's market. Pulte is selling houses faster than they can keep competent workers on site. Quality has suffered. Home inspectors are a must to keep from closing with issues that are not addressed after closing. Read the covenants and decided if this this the place for you. Onsite property management is inexperienced and difficult to navigate.

the service after closing was less than acceptable. more time and explanation of the technical device working and setup is very lacking. Work force is very haphazard. it takes many requests to correct problems.

Just once during the building process i would like someone to make sure I got what I paid for and did what they said they were going to do. We've been closed 3- weeks and it has yet to happen. What a battle!!!

I had high hopes for our beautiful new - and very expensive- home. Our construction mgr was the only reason we went through with the home build- Clinton was awesome. We had horrible experiences of being lied to and the quality of their product is horrible. Def not what we expected

THE QUALITY OF THE WORKMANSHIP AND MATERIALS IN SOME CASES IS VERY POOR. 1. BENT WINDOWS INSTALLED AND NOT YET REPLACED OR REPAIRED, WATER AND AIR COMING THROUGH THE BENT CORNERS. 2. OTHER WINDOWS HAVE SO MUCH MOISTURE ON THE INSIDE (WHEN IT IS COLD OUTSIDE) THAT PUDDLES FORM ON THE WINDOW SILL 3. PAINT ON CARPETS TILE AND PAVERS. 4. overall it was a good experience, the only downfall was we had many construction managers and when it was time for the final walkthrough the repairs were not done prior to closing and it was a process to get things fixed but they are addressing all of our concerns.

We should have walked into a beautiful, ready-to- move-in home but there have been so many problems. The work is sloppy and products are cheap especially for what we paid. I’m disappointed with the condition of the tile flooring, the workers didn’t take care to cover it. Yes, the whole place is lovely but that’ll be months later. I must say when, putting in for service requests, Kristi is great with handling them. Many of the issues were resolved.

The quality of my home that was turned over to me was subpar to previous Pulte Home I had purchased in the past. My home was turned over to me with major roof issues and to date have not been repaired. My patio sliding door at closing would not properly close and lock. Construction Manager assured me repairs would be done ASAP. It took 3 weeks for repair company to respond due to poor response and follow-up from my Construction Manager. Overall this home buying process was very stressful and unpleasant. I will never purchase a Pulte home again.

First and foremost, the sub-contractors are/were sloppy with their work ethics with NO pride in their work skills. The upper management never had a pulse on what actually was going on with the project. We are very hesitant to pursue another venture with this developer. Now we will see if their follow-up will rise to the occasion, as they promised, to fix what the contractors did not complete the first time.

6th home build and definitely an overall bad experience. This new community was rushed into the market with not enough managers or trade skills. As such, a majority of us first dwellers suffered and are still suffering. Too many issues to list but we do have a list and pictures. One example, the handles on the garage doors had paint fingerprints on them, were falling off and the attaching hardware was all rusted! No excuses. Just hope Del Webb takes care of all the issues then maybe my assessment with move more into the positive.

When signing the contract to purchase a home nobody disclosed that the community clubhouse would not be completed for over a year or that the temporary clubhouse would have no pool. Nor did they disclose where the construction office would be, which happens to be on the same street as the lot we picked. We had 2 Project Managers. Don't know why but can only imagine. The Second Project Manager who came on just before our walk-through is polite and professional but does not have control over when workers show up or complete projects.
