Very frustrating. Living with errors in upgrades, thinking I could adjust to those mistakes, but must say there is no adjusting to looking at wrong upgrades and having to live with mistakes. Spent too much money for upgrades and then living with design errors is too depressing.

Don’t fall for all the marketing hype and sales pitches…your overall construction process will be an adventure! The Construction Managers (CM’s) are overwhelmed (i.e., assigned more homes than they can properly supervise) with a number of subcontractors that lack quality workmanship & supervision. Construction rules (e.g., debris pick-up, eating within homes, etc.) are completely ignored and are not enforced. Various projects within a home will be started and not finished with no common sense nor explanation. It is not uncommon for several of these projects to sit for several weeks ...

Too many after build issues

Have been experiencing issues with tankless water heater not working. Found repaired holes in the garage the plumber had to fix because of shoddy previous work. Lawn maintenance not spectacular and it’s being blamed on the weather. Construction sites are trashed with plastic bottles, scrap wood, broken concrete, empty caulking tubes, cardboard, plastic sheeting and other discarded items. I’ve even found trash buried under the sod. The construction supervisor has and continues to be responsive, diligent, understanding and helpful when issues arise. If not for him we would be at a loss.

Responsiveness great before closing, but some issues that were supposed to be resolved were not. Many issues found after closing. Initially, responsiveness was fine, but it has deteriorated considerably. Some repairs are taking months and follow up inquiries get no response. Very disappointing.

Buying process through Pulte was clunky. They must of called or emailed over 10 times needing extra items for closing. Workmanship in house house isn’t great, cabinets are cheap and not sturdy, the floor are not level and square so I can see lots of caulk between trim and floors and some light switch plates also aren’t flush to the wall or tile. Landscaping is terrible, grass is always overgrown and weeds throughout the yard. It’s confusing because the grounds near the sales center look great, hmmm… it sure what my HOA fees cover. Learning that we are not alone in our home buying experience, helps us face the absolute myriad of problems encountered after spending 3/4 of a million dollars on a 300k home. Faulty workmanship, major electrical issues, cheap materials, single pane vinyl storm windows are installed. Double paned storm windows were supposed to be installed. I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.

the service after closing was less than acceptable. more time and explanation of the technical device working and setup is very lacking. Work force is very haphazard. it takes many requests to correct problems.

First and foremost, the sub-contractors are/were sloppy with their work ethics with NO pride in their work skills. The upper management never had a pulse on what actually was going on with the project. We are very hesitant to pursue another venture with this developer. Now we will see if their follow-up will rise to the occasion, as they promised, to fix what the contractors did not complete the first time.

Sub-par workmanship and lack of attention to detail in multiple phases of the build process. They're building too many, too fast, given the amount of supervision they have and with their (obviously) limited access to workers who are skilled.

My how things have changed for the worse. A Del Webb home is no different from any of their other divisions or their competitors. The overall quality of our home is borderline atrocious. Mounding isn’t properly cut and fitted, tile work is slightly better. Wall texture is totally inconsistent. No amount of caulking, which is improperly used everywhere helps. Landscaping is as poor of quantity as one can get away with. Everyone who works for this builder has a lane, and in it they stay. Nothing with this build happened on time. We have numerous items that remain unresolved from our walk through and punch list. Several are significant. We have not heard back on any of them. We closed June 22. Over a month ago. We have also submitted other issues through the warranty process and none of them have been resolved. No communication. Nothing fixed.

Buying experience was pretty good. Closing was a joke. Del Webb/Pulte employees stood over us encouraging us to give everyone a 10. The trades who worked on our home were awful and extremely sloppy. Pulte said the windows in homes were hurricane proof, double pain with vinyl frames. We got hurricane proof only. Neighbors are filing a class action suit against Pulte.

Paid Pulte well over one million dollars for a brand new home in Del Webb Viera. They use day laborers to construct the homes that are plagued with issues. Lesson learned. Never close on a home until it’s right and Pulte is a big mass market “big box” builder of terrible build quality. Extremely disappointing

It has been approximately one month since I moved into the new home. I currently have 10 open requests in for repairs. So far. I have had 7 contractor appointments to repair the refrigerator, cabinets, caulking, painting, etc. I anticipate over 10 more contractor appointments to address open issues. Due to serious insect issues, I was required to scrub, power wash (entire house) and paint areas of the house to clean and cover up insect residue. Buying the paint and paying for power wash was over $500.

They promise a lot but that’s not cutting it. Prior new home build with a different builder was a superior build in workmanship. They do respond to issues but what a disappointment the problems happen in the first place. Thats my take away. Viera however is a great place to live.
