We were so excited to have this house built and our move from South Naples to Ave Maria. Our sales person was over the top helpful from start to finish. But after closing, the number of functional issues we have run into, that should have been discovered prior to closing, is very frustrating and disappointing. Too many electrical issues (one dangerous), windows that did not open, and....... We have spent over a month (and still going) of constantly having contractors over handling issues. I do have to give Del Webb/Pulte a good grade for taking care of the issues on the back end but so ...

Bill was very good at keeping us informed during the building process. Dean did an excellent job during the home tour and was very responsive to any issues. Seeing things now where Workmanship could have been better.

Workmanship lacks in many areas of the house. In some cases, the cosmetic quality is unacceptable to and standard house. The refrigerator is noisy, the drawer won't close completely, two shelves in the freezer are missing. The model home has a side-by-side refrigerator with a pull-out lower freezer that fills most of the provided space from the cabinets design, this one doesn't. Thats just some things to discuss, there other areas to that also could be discussed.

Great communication until closing. Pre-close walkthrough was rushed due to hurricane Ian and house wasn’t ready. 2 weeks after close we had rodents due to improper seal of garage door. Outstanding items are still not corrected. Very disappointed.

Quality of construction not what I’m used to House extremely noisy no sound insulation. Paint job is horrible repainting interior of house.

The Pulte name was supposed to be higher quality than most but they are no different than the rest. Many of the sub contractors hired do very poor work and the lack of quality clearly shows. They would rather clean up the mess after settlement than doing it right the first time. Our home has been a constant parade of contractors to fix many issues that has delayed full use and enjoyment of the property. In addition the greed of the builder to squeeze in as many homes as possible and thus leaving only 10-12 ft between homes is disapointing to say the least. If you expect privacy and ...

For 30 years I have worked as a salesperson in real estate. Building with Pulte was the epitome of "no service to the buyer". All communication and scheduling and procedures are there for the convenience of the seller. I liken it to a procedure on how to screw in a light bulb, and have 14 different people involved in the event and have none of them communicate or assist one another. "That is not my responsibility and I cannot comment or help you in that concern" is prominent attitude of all the people in the process. Only exception was Eric the supervisor. He was awesome. Several workmanship issues with the home. Service requests for repairs sometimes go unanswered or the repair person that arrives performs sloppy work that has to come out a second time to repair the original request again. For example, when I moved in there were and still are paint drippings on the floors throughout the home. It's as if the painters never bothered to tape up the area to paint or did not use a cover for the area to be painted.

Great community planning

- Del Web and Ave Maria is as very well thought out with great community planning and outstanding landscaping and amentias. Pre sales and post sales support from local sales office was outstanding!!! -Building process and communications could be better. Overbooked and trades getting sloppy with their workmanship, I suspect because of time crunch. - Quality of workmanship could be better, especially for the cost.

Lack of craftsmanship, don’t buy production homes

So this is my third attempt to get the word out. Buyers beware!!! Bought a new house and I feel like I bought a fix me upper!!! Here’s just a sample of their quality: Broken shower handle that leaked for days at our expense ( until we demanded attention) buckets of water Chips in the tile flooring that was just laid down with no regard, lack of grout, oh can’t forget about the extra dirt or bugs in the grout Some kind of stain all throughout the house on the tile flooring Front door with rusty hinges and gaps big enough for bugs to get in ( had to put towel in to stop them) Secondary ...

I was pre approved for financing and 5 days before closing was told that Pulte mortgage would not finance the remaining 68,000 needed on my $520,000 home. I am also very upset with the drywall in my house. The texture applied is so inconsistent it looks like it’s been patched.

Pulte/Del Webb over promises and under delivers on home

I would never recommend Pulte/Del Webb to my worst enemy. They over promised (model homes looked great) and under delivered (so many things were wrong and we are being told that it's cosmetic and not their problem). At the beginning, we had issues with Dolly the sales manager. Very poor managerial skills and can't listen or write anything down. The design folks are very pushy and don't pay attention and when things were done wrong, the response was: 'Sorry, it's not going to be changed and it was human error'. Broken and chipped tile materials used by Pulte, split wood boards, electrical problems, sewer line crushed, doors dinted and dinged, pavers damaged, overall rushed and low quality construction, very dissatisfied homeowner. Builder not responsive to fixing problems, keep getting the run around. I regret buying a home built by Pulte.
