Tried to keep everything on track with suppliers and workers

Needs better design in some areas.

We were impressed with our sales representative, Darren McGuinness. He is very knowledgeable, patient, and willing to help even when it is not his job. We also were very satisfied with our construction manager, Jacob. He kept us up to date, answered all our questions. Did a good inspection of the finished house prior to closing.

Pulte plans had a lot to be desired, I would like to see they give choice to buyers without requiring them to pay for a package when they only wanted to pay extra for one item. This is not good customer service

They did a good job on my house. The only thing I really didn't like was the landscaping. I wish they'd had a way to upgrade the landscaping from the get go, but instead you have to go after market and make due with plants you probably don't want. There are a few other little things that were inconvenient, but they are not a custom home builder, so you gotta go with the flow. The good part is, they don't charge like a custom home builder either so ...

We are still waiting for the refrigerator that was part of a package. It was promised to be delivered by February 22nd, or by the end of February at the latest. We are still waiting and have had no updates for several weeks. Our rear door to the lanai is again showing gaps after at least two attempts to simply adjust it. It appears the door frame is warped and simple fixes aren't working. Other than these issues other punch list items were addressed. General workmanship appears good for homes built on a fairly fast timeline. The community is very nice and we're looking forward to being able to get involved in many of the activities once things open up more. ... More

Must realize builder putting up homes pretty fast.Some sub contractors not real experienced.Warranty however helps resolve issues. I was not happy with Pulte financing initially however it was resolved. Person i worked with not knowledgeable not explained all aspects of financing. I found out on my own. Field manager/warranty manager great.Had contact and able to see it being constructed.

We like our new home. Communication was good during the construction process since we were living out of town. Couple of minor issues but they were addressed quickly.

My overall experience with Del Webb was smooth. Darren from Sales was helpful, courteous, responsive and professional. Delivery of my home was on schedule as projected. Closing process was smooth though my closing statement needed adjustment for a missed down payment. Minor defect was spot on my quartz island countertop at pre closing inspection. The whole countertop was replaced in the morning on the closing day. A number of carpentry items (such as nails punching out from side) have to go through the warranty process. We would hope better quality control can be done by Del Webb instead of having customers to find out at inspection or after move in. ... More

I was lucky enough to have the best building manager you can hope for. Heather is truly the gold standard!! Fortunate again to have a very hard working, sales agent, Allen, that cares and will always follow through.

Design center did very nice job adding about $30K in upgrades. No comfort height toilets a big miss, it’s a retirement community, costs almost nothing to add them. Space and storage in this house is bell designed.

There are some things the developer does that are exceptional and others that make me shake my head and wonder if the designer was sleeping or on drugs. For example, the kitchen pantry door cannot open when the dishwasher is open. How do I put stuff away? Pocket doors are not an option; they are included where they are available. Why they did not include them in the master closet is a mystery. 3' of space is lost because of the swing door. There would have been no problem moving the electric on that wall... It is just something else that is not planned well. Oh, the pendant light junction boxes for the kitchen island, literally go to within inches of the end of the island. Lighting should be approximately 65% of the width of the table/counter top. Was the designer on drugs? If you order LVP from them, they use quarter round. This is tacky. This should be done properly with the baseboards installed after the flooring, so it would rest on the floor. There are other things that make no sense, like the placement of some light switches (to turn the living room light on, you have to go through the dark room to the end of the house. Slow response to correct defenses in the home

I feel I have a Wonderful new home, BUT, I also feel there's a bit that could be better. Several things are really rather "cheap" like the "pot" lights everywhere. I also would of liked a bit more flexability in choosing my "design" choices. Like leaving out the pot lights. But, I still overall am very happy and soon this new house will feel like home.

There’s not enough options to pick from. The yard there was no option Had most of our home tidied and didn’t receive the right color of tile Been easier to put in the back patio before moving in. We didn’t get our garage doors painted

Let me start by saying that we love our new home, our community and the environment where we are now living. Del Webb has put all of the basics in place for an outstanding place to retire either full time or seasonally. It is important to know that you are buying a production home, not a custom home. They have some lovely customizations, that we got (many were priced very competitively), but it is still a production home. Pros - The layout of the home, well thought out and planned. - The high ceilings and doors really make a difference. - Simple things, like the number of outlets, really helps! - The "bones" of the house are good (the foundation, CBS walls, etc.). - The organization to help you close and move in to the neighborhood was excellent. Cons - Promises were made on communication that never happened. I learned more about the status of our build from he county building inspector online than from the project manager. Communications is just mediocre and needs improving. - They have so many subs that the individual subs only care about their project. If they break something that is another area, it remains broken until someone who cares fixes it. We had a broken (truly broken) kitchen cabinet 3 weeks before close, we are now 6+ weeks post close and still not fixed. - If you move into an area where they are still building, be ready for CONSTANT trash in your yard (not just dirt or construction debris, but empty cans, bottles, etc.). ... Awesome community, does have some limitations related to options on houses

Thank you for a lovely house. It is strange that you supply us with paperwork urging us to use a ph neutral cleaner on our grout and floors BUT then we find that your final clean-up crew does not use these type of cleaners. Being on the same page would make sense ( at least to us ). AND the carelessness of your painters would have also helped. We eventually had to do the "final" floor cleaning ourselves ( with the proper cleaner ). We have nothing in writing BUT we were told that "eventually" we would have our window screens. It would be nice to air out the house, so I hope this is true ( eventually ).The absence of product brochures is annoying and more care should be given to make sure these are supplied. for every product supplied, We do feel that the overall quality of the home is apparent and we are happy with our purchase. ... This was my first experience in new build. It took 10 months. The final “aha” walking in the door to see the end result was surreal. Looking forward to living in a new community.

My wife and I are very happy to have moved into our beautiful new home. We love the community and amenities. The sales team did a great job walking us through the purchase and interior customization process. We had a number of delays with construction but the team did a good job keeping us up to date on status and our home was completed quicker than friends having new construction with other builders. The main place I would urge caution is with resolution of issues. Looking back, I would have had a professional home inspection performed to document issues. Three months after closing we still have open issues that were identified prior to our close. Nothing major, just frustrating and no sense of urgency. ... More

Our loan process was a disaster to say the least. Follow up issues were on track however they are starting to slip. Broken window, dead tree and missing lights. Overall, other then the loan issues it has been a great experience.

The builder builds a quality home, however their crews are terrible in cleaning up after themselves! My lawn was left with large chunks of concrete and other building materials

Need workers to take more care with finishes such as doors , painting and landscaping.
