I feel I have a Wonderful new home, BUT, I also feel there's a bit that could be better. Several things are really rather "cheap" like the "pot" lights everywhere. I also would of liked a bit more flexability in choosing my "design" choices. Like leaving out the pot lights. But, I still overall am very happy and soon this new house will feel like home.

There’s not enough options to pick from. The yard there was no option Had most of our home tidied and didn’t receive the right color of tile Been easier to put in the back patio before moving in. We didn’t get our garage doors painted

Let me start by saying that we love our new home, our community and the environment where we are now living. Del Webb has put all of the basics in place for an outstanding place to retire either full time or seasonally. It is important to know that you are buying a production home, not a custom home. They have some lovely customizations, that we got (many were priced very competitively), but it is still a production home. Pros - The layout of the home, well thought out and planned. - The high ceilings and doors really make a difference. - Simple things, like the number of outlets, really helps! - The "bones" of the house are good (the foundation, CBS walls, etc.). - The organization to help you close and move in to the neighborhood was excellent. Cons - Promises were made on communication that never happened. I learned more about the status of our build from he county building inspector online than from the project manager. Communications is just mediocre and needs improving. - They have so many subs that the individual subs only care about their project. If they break something that is another area, it remains broken until someone who cares fixes it. We had a broken (truly broken) kitchen cabinet 3 weeks before close, we are now 6+ weeks post close and still not fixed. - If you move into an area where they are still building, be ready for CONSTANT trash in your yard (not just dirt or construction debris, but empty cans, bottles, etc.). ... Thank you for a lovely house. It is strange that you supply us with paperwork urging us to use a ph neutral cleaner on our grout and floors BUT then we find that your final clean-up crew does not use these type of cleaners. Being on the same page would make sense ( at least to us ). AND the carelessness of your painters would have also helped. We eventually had to do the "final" floor cleaning ourselves ( with the proper cleaner ). We have nothing in writing BUT we were told that "eventually" we would have our window screens. It would be nice to air out the house, so I hope this is true ( eventually ).The absence of product brochures is annoying and more care should be given to make sure these are supplied. for every product supplied, We do feel that the overall quality of the home is apparent and we are happy with our purchase. ... This was my first experience in new build. It took 10 months. The final “aha” walking in the door to see the end result was surreal. Looking forward to living in a new community.

My wife and I are very happy to have moved into our beautiful new home. We love the community and amenities. The sales team did a great job walking us through the purchase and interior customization process. We had a number of delays with construction but the team did a good job keeping us up to date on status and our home was completed quicker than friends having new construction with other builders. The main place I would urge caution is with resolution of issues. Looking back, I would have had a professional home inspection performed to document issues. Three months after closing we still have open issues that were identified prior to our close. Nothing major, just frustrating and no sense of urgency. ... More

Our loan process was a disaster to say the least. Follow up issues were on track however they are starting to slip. Broken window, dead tree and missing lights. Overall, other then the loan issues it has been a great experience.

The builder builds a quality home, however their crews are terrible in cleaning up after themselves! My lawn was left with large chunks of concrete and other building materials

Need workers to take more care with finishes such as doors , painting and landscaping.

First, our Field Manager was excellent. The problems we had involved substandard work by several subcontractors, some of which became difficult and frustrating to correct in a timely manner. Some significant items had to be redone and some required protracted negotiations with Pulte executives, above the Field Manager level, to reach a "settlement".

The field manager had some difficulty getting non-standard options completed. It seemed obvious he either did not read the details in the contract or he did not want to allow time for some special ADA equipment to be delivered, lest the project schedule be delayed by a week. This could have been avoided if we were given the opportunity to review the detailed plans. We would have seen these detailed items were not included. It got worked out thanks to the help of our sales associate who stepped in and got the right people involved to get things done. Other that this it was a good building experience. Overall the home buying experience was great until we did the final walkthrough and noticed many deficiencies with the tile work in both bathrooms. The response has been slow.

Limited colors and options available for all upgrade categories. No inclination or ability to customize for the buyers.

the home is beautiful, and is quality built. Just over priced

It has been almost 2 months since move in. We have 19 items on our warranty to be fixed items. One electrical issue that took 2 weeks to get a response. One security issue that took 3 weeks to fix. We were told how great the Pulte inspections were - not sure about that!

Warranty department is not really helping me with some issues.

I was generally pleased with the home I built but did have some surprises such as the fact that ceiling fans were not included but I will have to pay for and install them. This also goes for the lighting over the island. No lights there or over the dining table. Also there were no towel rack in either bathroom. Just what home is built without towel racks. to have a complete home built all these things should have been included. I was only told of this when I did the pre-closing review of the home or found out after moving in. it is as though the contractor cut all the corners they possibly could in order to maximize profit. Very unhappy with these items not having been included. After moving in there were a number of items that I am having problems with such as several electrical problems, having patched several places and not even attempting to cover it up by sanding effectively and then spray texturing over the patching.and particularly the fact that the sprinkler system was set to water every day for an extensive period of time. Since I did not move in for several weeks after closing and did not have the sprinkler system guy come out to provide instructions, as recommended by Pulse homes, for about a week after moving in, I am now facing a $500.00 water bill. the sprinkler system tech that came out stated that the system was dramatically overwatering and reprogramed the system to water twice a week and for a far shorter period of time than what was originally set. Very unhappy with facing the $500.00 water bill that I will have to pay. These things are things that the future homeowner should have been told about prior to signing a contract for the home. ... If you look hard enough, there will always be issues with a newly constructed home. We have spent twenty years in arizona del webb communities and find the quality of build in ocala is so much better. I have found that rather than deal directly with a customer's complaints, we often hear "we've always done it that way" is a common excuse.

It’s a great home and good design how ever I found that there are a few Cheap building materials that were used and the Landscaping is sub par and cheap

Good experience. Never knew though that we good have had blinds for windows included. I ended up with paying for blinds. Only bad thing I could find

Fit, finish, and cleanliness left something to be desired.

Overall, this has been an enjoyable home buying experience for us. The price was reasonable and we are happy with the house. I would like to see them improve the fit and finish of the interior, however. The drywall/texturing/paint/trim work wasn’t up to Pulte standards.

Communication when building the home was spotty at best. Love our house once it was completed.

Construction Manager Jeff was very responsive, and kept us informed of each step along the way, including photos.
