First, our Field Manager was excellent. The problems we had involved substandard work by several subcontractors, some of which became difficult and frustrating to correct in a timely manner. Some significant items had to be redone and some required protracted negotiations with Pulte executives, above the Field Manager level, to reach a "settlement".

The field manager had some difficulty getting non-standard options completed. It seemed obvious he either did not read the details in the contract or he did not want to allow time for some special ADA equipment to be delivered, lest the project schedule be delayed by a week. This could have been avoided if we were given the opportunity to review the detailed plans. We would have seen these detailed items were not included. It got worked out thanks to the help of our sales associate who stepped in and got the right people involved to get things done. Other that this it was a good building experience. Overall the home buying experience was great until we did the final walkthrough and noticed many deficiencies with the tile work in both bathrooms. The response has been slow.

Limited colors and options available for all upgrade categories. No inclination or ability to customize for the buyers.

the home is beautiful, and is quality built. Just over priced

It has been almost 2 months since move in. We have 19 items on our warranty to be fixed items. One electrical issue that took 2 weeks to get a response. One security issue that took 3 weeks to fix. We were told how great the Pulte inspections were - not sure about that!

Warranty department is not really helping me with some issues.

I was generally pleased with the home I built but did have some surprises such as the fact that ceiling fans were not included but I will have to pay for and install them. This also goes for the lighting over the island. No lights there or over the dining table. Also there were no towel rack in either bathroom. Just what home is built without towel racks. to have a complete home built all these things should have been included. I was only told of this when I did the pre-closing review of the home or found out after moving in. it is as though the contractor cut all the corners they possibly could in order to maximize profit. Very unhappy with these items not having been included. After moving in there were a number of items that I am having problems with such as several electrical problems, having patched several places and not even attempting to cover it up by sanding effectively and then spray texturing over the patching.and particularly the fact that the sprinkler system was set to water every day for an extensive period of time. Since I did not move in for several weeks after closing and did not have the sprinkler system guy come out to provide instructions, as recommended by Pulse homes, for about a week after moving in, I am now facing a $500.00 water bill. the sprinkler system tech that came out stated that the system was dramatically overwatering and reprogramed the system to water twice a week and for a far shorter period of time than what was originally set. Very unhappy with facing the $500.00 water bill that I will have to pay. These things are things that the future homeowner should have been told about prior to signing a contract for the home. ... If you look hard enough, there will always be issues with a newly constructed home. We have spent twenty years in arizona del webb communities and find the quality of build in ocala is so much better. I have found that rather than deal directly with a customer's complaints, we often hear "we've always done it that way" is a common excuse.

It’s a great home and good design how ever I found that there are a few Cheap building materials that were used and the Landscaping is sub par and cheap

Good experience. Never knew though that we good have had blinds for windows included. I ended up with paying for blinds. Only bad thing I could find

Fit, finish, and cleanliness left something to be desired.

Overall, this has been an enjoyable home buying experience for us. The price was reasonable and we are happy with the house. I would like to see them improve the fit and finish of the interior, however. The drywall/texturing/paint/trim work wasn’t up to Pulte standards.

Communication when building the home was spotty at best. Love our house once it was completed.

Construction Manager Jeff was very responsive, and kept us informed of each step along the way, including photos.

I believe you get the luck of the draw when contractors are selected to build your home. Due to so many homes being built it can either be good or bad. The construction manager is then left to make repairs to any issues. Overall, we have a good home. Not happy with the slab not being anywhere close to level. Appliances and furniture wobble or sit crooked due to the slab being uneven. We also have an issue with bats outside our home in the front door foyer. Can't seem to get them to leave.

We purchased on line without ever seeing the community or a model home. There were a few minor issues when we first moved in, but they are resolving them quickly. Our construction manager was amazing. He was just assigned to us two weeks before closing, but went out of his way to accommodate our concerns.

My Project Supervisor responses quickly to punch list items, but the Sub contractors Del Webb is using are very slow to respond. I understand that Covid and supply chain issues may play a big part, but when a new home owner has the same issues and their’s get resolve before ours, it is not right.

buliders were ok at 1st they stayed in communication , but not towards the ending phase

In general, this is a well built home. Most of the problems were related to poor painting quality issues.

I was unable to make any requests that would require someone to look into an issue

We had several cosmetic issues when moving in, which the company has been pretty good to work with. We had a significant backsplash issue on the kitchen which led to it being torn out twice and re-done. On the third time, they upgraded the backsplash and got it right. The other significant issue is that the stairwell is out of square. When we reported it (prior to closing) they adjusted the kick plate at the bottom step so it appeared square compared to the flooring lines. However, walking down the stairs, it was obvious that the bottom step is 1 1/2 inches deeper on one side than the rest of the steps. Several “quick fix” attempts have been made to correct it without success. This issue includes the side plate being shorter on one side at the bottom of the stairs. When thinking about buying here one of the things was i would not know anyone here. The sales guy told me that at orientation someone be assigned like a type of ambassador. That didn't happen. The building manager was fine. He told me to wait to bring up the issues i found around the home because the warranty folks would not want to fix it more than once. When the warranty folks came by there were a couple of issues I brought up told me they would have things fixed. NEVER happened. I understand my home was probably in less than 60 days and things get over like. Now I just put painters tape by the issues and I know that it will get fixed. Besides all that I love my home. Generally OK. Moving in over Christmas seems to have gotten some of our small issues with “partners” lost in the shuffle. Took a month to get sprinkler system working. Still haven’t heard from security system people (6 weeks and counting). Still have a cracked concrete issue.

Plan on a good bit of stress throughout the process and after you move in with callbacks, lack of responses and poor follow up repairs. Not poor quality but not what you expect for what you paid.
