We met with Matt and reported our warranty items, additionally we have discovered some other issues. Unfortunately Matt does not seem to want to follow up with any resolutions or even a call back. I have never experienced such disrespect from a warranty person as I have thus far.

Construction went smoothly and on time but the quality of work leaves room for improvement in consistent high quality. The doors in my home were poorly hung with large gaps that can be seen and open for critters like flies and gnats to invade, which is actually happening and we are having to deal with. Warranty Department is slow to respond and unreliable to consistently address issues expeditiously and completely as opposed to piece meal. Regarding the poorly hung doors, one was addressed but not completely fixed while others haven't been scheduled. This is my second Pulte Home in another Del Webb (previous in Ponte Vedra, FL)community but that is where the similarity ends. This is not a custom built home. I have always had a custom built home. Something you have to sacrifice to have a great community like Stone Creek. We love it here.

The tiles in our house came from different die-lots. They were placed poorly where a lot of tiles are up higher in some parts than others. The grout lines go from narrow to wide in same rows. Slivers of tiles were placed in the master bathroom. bathroom. Our lawn has been a disaster since day one. They laid the sod in different directions which should NEVER be done. The grass is so much higher in some spots than others. There are many, many holes where grass is missing. Someone could break their neck. The HOA rejected it from day one and they tried to cut tiny pieces to shove in but they all died and came out. It is a disaster. We told everyone that came out here that we will not accept this horrible lawn. The entire lawn should be ripped out, graded and good sod put down, all going in the same direction. Hard to get answers and this needs to be done ASAP !!! I could go on about the poor quality of other things but most have been reported. Some were taken care of and others we get different answers every time. We have at least 4 tiles that are defective and have needed to be changed since day one. ... More

Our salesperson was very good to work with. Very experienced and great communication. The build time took longer than expected. There were very few options to select from for cabinets, paint color, flooring options, etc. probably all due to supply disruptions. Our real dissatisfaction was with the construction manager originally assigned to our home. He was very difficult to work with, would rarely follow up with emails or phone calls. We requested a new manager to complete our build and this person was fantastic and wished we had him all along. Angela sales rep was great. Overall, quality is marginal. Tile floor has holes, defects. I have a major gopher issue ruining my yard. No window screens, scratched dishwasher, sewage backed up in my shower and tub the first week due to cleaners flushing cleaning cloths. Outdoor landscaping is minimal with huge chunks of bark mulch looks very cheap. Had screened lanai added, they put screen door directly in my view and not to the side like the model. Keep finding damage everywhere, the contractors were obviously very careless. Warranty guy has been trying to help,

The entire building process was great overall! The design center could have given more details to the kitchen cabinets.

The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. It was an Inventory Home, and we needed to move quickly, so we saw what we liked, but later found out that the house was not in a condition that needed to be. As an example, the PAINT workmanship needs a lot of improvement! Since the interior paint was already an upgrade, we had no option than to accept it. We pointed out some places that needed to be repainted, but after moving in, we found that the painters had still missed some areas, but even more concerning was that their attention to detail was terrible! Splatters of paint thru out the house, on the floors on the carpet, in the pantry/shelves, light switches painted, on the master bathroom commode and on the kitchen cabinets! Every time we do something or move something in the house, we continue to find problems with the paint job! Unfortunately, we didn't have the option of not having the paint upgrade because we would have never opted for that option! It was somewhere in the neighborhood of $2300 dollars for the upgrade (I believe) and NOT WORTH IT! Other items were also found to be in need of looking at or repair or replacement and we have contacted the appropriate personal with a list of items last week and was told via email that someone would contact us within 24-48 hours, and WE ARE STILL WAITING! I am not one to wait or have someone give me excuses for not contacting us, especially with all the forms of technology now a days to get in touch with someone, so I am also not one to continue to ask and submit issues when it was already done in the first place, so I will then start doing things myself and not be dependent on Del Webb to do what they promised to do. It might seem like some minor details to some, but you expect for the builder to at least follow up and let you know that they will eventually get back to you and take a look at your concerns! Finally, we did buy the Del Webb property because of its location! It is currently nice and peaceful and that is something we hope to enjoy for years to come! Inside workmanship not good at all

Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

I recently purchased a home in Stone Creek, Del Webb. Excited to be in a new home, I was there the week before closing to do my pre-closing walk-through. We marked up many many things that needed to be addressed and the site supervisor, Jeff, told me that I was very particular, and that I should be reminded I am buying a production home and not a custom home. I reminded him that while it is not a custom home it is my home. I went back a week later for my closing, which I had closed online prior to my final walk-through, and nothing had been addressed. Nothing that was marked up and let me tell you the house look like it had the measles because it was so many red and blue taped areas . He gave me an excuse that there was something wrong with the painters, and that they couldn’t get back there. Aside from the painting that was sheet rock spackle all over the floors and I was told that it could easily come up when I wash the floor with hot water. The list continues to go on. There is still things that have not been addressed and while I am on vacation right now, I am meeting with the warranty manager when I get back. The quality of workmanship is subpar. Moldings have been cut short and then filled with caulking where they meet the tile and moldings around doorways are jagged, and not smooth And I could continue to go on, but I would prefer that somebody call me and discuss this with me. And by the way, I also had my sliding glass door come off the track and I had to call Jeff on a weekend and that was two weeks after I purchased the home and he told me it is not a warranty item and then I should call Handyman and pay somebody to fix it. From what I understand with my new neighbors, he apparently does not have a very good reputation with the new buyers. In fact, my neighbor threw him out of the house. I own a DellWebb home in Lakewood Ranch and I want to say there is a pretty big difference in the quality of that home and this home. Granted the home in Lakewood Ranch is over $1 million and this home is only close to $500,000 which by the way it’s not a cheap trailer home by any means. I would expect the quality of some of the things I have a $200,000 home but not in a $500,000 home. ... More

I asked regularly for workmen to take their time and do things right. I was obviously not listened to-rush rush. Incomplete, wrong, crooked etc etc etc

They do an exceptional job.

So if you are Having a house built by Del Webb you need to pay attention to your building manager and ask the same questions multiple times

We have lived in other Dell Webb communities before and this house in Stone Creek seems to be better constructed. Issues with the home are taken care of much quicker before the purchase than after.

Dell Webb standards are excellent, but the quality of the workmanship is mostly subcontractor dependent. Our field manager was excellent and required many do-overs by subcontractors not meeting Pulte standards, but not everything could be identified and fixed.

Go through your house with a fine tooth comb during the pre closing inspection, because the quality of the fine finishes is not very good at all!

Our construction manager was very through. Chase B. is quite knowledgeable about the houses he oversees. His good attitude took a lot of stress out of the entire process. Thank you!

The initial drive into Stone Creek as well as the models and the staff all A+. The finished product comes in at a C for the following reasons. Attention to detail is lacking both inside and out. For example, on the interior we needed to sand and re-paint some window sills and caulk base board joints and crown molding shortly after moving in. Had issues with shutters because the windows are not even. On the exterior. By far the outside is our biggest disappointment for the following reasons. Ground is so uneven our new $600.00 lawn mower is taking a beating after just 2 uses. A very nice representative from Del Webb told us that they would have the lawn rolled in an effort to help with the unevenness. Because there are no trees, shrubs or foliage to somewhat block the the 8 homes in our direct view from our gathering room, dining room and lanai it is truly our biggest disappointment. Incredible community! Wonderful amenities, clubs and selection of homesites. Other Del Webb communities don’t compare. Sales people are accommodating and communicate well but sometimes not up to date with their pricing. Mateo, our site supervisor was fantastic through the entire process. Sadly, I believe that Pulte would do better to supervise their sub contractors rather than relying on warranty service to complete the homes. I understand that these are not custom homes but the finish work does not need to be sub standard. Wall finishes, trim carpentry, quality of cabinets, etc. all need substantial improvement. I’m confident that our 1 year review will be much better as Debbie with warranty service is doing a wonderful job. ... More

Overall going through the process with the the building manager assigned has been great. (Mateo) He was great in listening to me and responding accordingly. But now issues are surfacing. My driveway had to be completely removed due to someone driving on it before the concrete cured, But instead of putting pavers over the concrete, they completely demolished the concrete driveway severing the cable to my neighbors home and then had to reframe and repour new concrete. Completely uncalled for. Now my lawn is starting to die off, not from lack of water, but from something yet to be determined. In general we had a good building experience. Our sales person and design team did an outstanding job. Project completion was very delayed from the initial estimate. Also, we are still waiting on unresolved open issues that were noted shortly after closing.

Although our home ended up as we hoped it would. Plute is hard to deal with. Salesperson was great, project manager was great, however with the amount of builds that are taking place every owner should hire a private home inspector throughout the build. They don’t quality check on every turn of the build and they don’t have the staff to do it with. You are the quality check and rest assure unless you were in the business of home building hire an expert for your interests on quality checks. So far as we have moved in I have found their phone numbers to call not effective at all. You have to hope your project manager or salesperson will have your back and resolve issues. Biggest problem for future home buyers are quality of the build not quality of their staff or materials they just need more help. ... More

Please spend more time in your walk through so you don't have to keep calling warranty for issues.
