Warranty department is not really helping me with some issues.

We have lived in other Dell Webb communities before and this house in Stone Creek seems to be better constructed. Issues with the home are taken care of much quicker before the purchase than after.

Read the purchase agreement thoroughly. Make sure you understand what is included and what is not. Ask about additional expenses such as lawn care, lawn pest control, home pest control, and termite control. Understand what type of sod you are receiving. Do a complete inspection at walk through and make sure every issue is documented. Do not sign off on any issue before it is corrected. If you do your due diligence, then it will be a smoother and less stressful experience. Overall we are pleased with the process.

I've built four new homes in my life, and this is the worst quality, and highest priced of them all. We continue to complain about things that need to be replaced or fixed with no one giving us the service we've been promised. If I thought I could get my money back, I'd be out of here in a heartbeat.

Go through your house with a fine tooth comb during the pre closing inspection, because the quality of the fine finishes is not very good at all!

Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

Horrible all the way around. If you would like to know specifics...we will be happy to share. Before signing our paperwork we ask for a guarantee the water issue in the back would be guaranteed. It was and in writing. BUT...nothing has been done except to regrade 3 times and made it worse and now we have a gulley (small river). We now have all houses beside and behind us flowing in our yard. We are told each week that next week it will be done. To date...no plan, no nothing and we cannot do anything or have any privacy in the back due to their lack of ensuring their guarantee was followed through. If we had known...we would not have signed off. Not only the major water in the back, but poor workmanship inside. All the doors are not working, we have a leak in our slider doors, the front door sounds like a tornado coming through each time the wind blows. We can't close our garage interior door. The exterior garage door holds water when it rains and when opened floods our garage floor. The dishwasher is still out of line and has a 4 inch gap on each side that was supposed to be fixed. The shower door is not level and leaks at the bottom. The door is very light and feels like it will fall off at any time. We were told we would have the larger shower but then we found out it wasn't. Our salesperson said, sorry his bad. Another person had purchased the home before us and the specs were built on her choices. We were told they are not sure they can repair some of these areas. Nothing...you can't get anyone back once you sign. I would not purchase another Del Web home due to the poor communications, poor workmanship, no follow-up and hollow promises. They only buy time by keep telling you next week, next week and those weeks come and go. There are more examples we can provide if you care to listen and do something to eliminate our disappointment in purchasing a Del Web home. When asked how to go up the ladder to get someone to help us...we were told that Pulte will only push it back down the ladder...in other words no one cares. It's a nightmare. We purchased our home to enjoy ...to date we cannot. We also were told we had a premium lot and paid for it...but...you figure out the rest of the sentence. ... More

Our home closing date was almost a month late. In discussing with our construction manager we were told closings were being moved around by his manager. Smaller homes were being moved to the earlier closing dates. We also had the closing coordinator try to move out our closing date due to their capacity, we pushed back on this and the held to the date. BUT this is really not ok, all teams should be aware of delays and address so the same house does not keep getting pushed out. We had to pay an additional month of storage on our house hold items. Our home was a mess on closing date, the cleaning was unacceptable. We have a lot of tile floors, when I raised concerns about the poor cleaning of the floors as they were filthy, our construction manager told us the cleaning crew used up 5 mop heads and was unwilling to clean any better. Why would anyone think this response was ok? We had to spend over 8 hours scrubbing our floors before we could even move in. We have built 6 homes, I have never been disappointed with my prior homes on closing date. We built a home with Pulte in 2014 and it was very good quality, the home is clearly not. The quality of trim / finish carpentry is very poor, and they way they are trying to correct this is consistently making it worse with every attempt as the person they are sending clearly has received no training on how to fix these issues. Some things can not be fixed with with sanding, corners should be crisp not rounded, split and cracked molding can not be caulked to repair, and rather than trying to fix items should be replaced. Everything doing the buying and building process was great, however as soon as we closed on the property we got radio silence, No response back from simple questions and the warranty dept does not exist (being ignored, no return email or call). Our stars would have so much higher, if the post close had been the same as doing the building process

Generally OK. Moving in over Christmas seems to have gotten some of our small issues with “partners” lost in the shuffle. Took a month to get sprinkler system working. Still haven’t heard from security system people (6 weeks and counting). Still have a cracked concrete issue.

I purchased a quick move-in home. The process went smoothly and every square inch of the property was inspected.

I was generally pleased with the home I built but did have some surprises such as the fact that ceiling fans were not included but I will have to pay for and install them. This also goes for the lighting over the island. No lights there or over the dining table. Also there were no towel rack in either bathroom. Just what home is built without towel racks. to have a complete home built all these things should have been included. I was only told of this when I did the pre-closing review of the home or found out after moving in. it is as though the contractor cut all the corners they possibly could in order to maximize profit. Very unhappy with these items not having been included. After moving in there were a number of items that I am having problems with such as several electrical problems, having patched several places and not even attempting to cover it up by sanding effectively and then spray texturing over the patching.and particularly the fact that the sprinkler system was set to water every day for an extensive period of time. Since I did not move in for several weeks after closing and did not have the sprinkler system guy come out to provide instructions, as recommended by Pulse homes, for about a week after moving in, I am now facing a $500.00 water bill. the sprinkler system tech that came out stated that the system was dramatically overwatering and reprogramed the system to water twice a week and for a far shorter period of time than what was originally set. Very unhappy with facing the $500.00 water bill that I will have to pay. These things are things that the future homeowner should have been told about prior to signing a contract for the home. ... Lynn did a great job helping us select the features important to us. Nikki put the final touches on our design selections and they are beautiful. Richard put it all together by building our home to completion. We are so happy in our new Del Webb home.

If you look hard enough, there will always be issues with a newly constructed home. We have spent twenty years in arizona del webb communities and find the quality of build in ocala is so much better. I have found that rather than deal directly with a customer's complaints, we often hear "we've always done it that way" is a common excuse.

There are some things the developer does that are exceptional and others that make me shake my head and wonder if the designer was sleeping or on drugs. For example, the kitchen pantry door cannot open when the dishwasher is open. How do I put stuff away? Pocket doors are not an option; they are included where they are available. Why they did not include them in the master closet is a mystery. 3' of space is lost because of the swing door. There would have been no problem moving the electric on that wall... It is just something else that is not planned well. Oh, the pendant light junction boxes for the kitchen island, literally go to within inches of the end of the island. Lighting should be approximately 65% of the width of the table/counter top. Was the designer on drugs? If you order LVP from them, they use quarter round. This is tacky. This should be done properly with the baseboards installed after the flooring, so it would rest on the floor. There are other things that make no sense, like the placement of some light switches (to turn the living room light on, you have to go through the dark room to the end of the house. Our experience was excellent. Our construction manager John was the best. He took his time and went over all that we needed to know on our new home. He made a point to follow up with us to make sure all was well.

As of right now, I am a very unhappy buyer. I have an issue with the water sprinkler system getting a bill that’s way too high and I was only here for two weeks. Already got a call from the water company that can be almost impossible telling me I use 52,000 gallons of water but it seems to be no concern to anyone involved in my issues I am shutting off my sprinkler system. The sprinkler system keeps leaking so I don’t know who to get in touch with. I’ve tried so many people but nobody returning my calls or emails I had somebody say they’re looking into it I haven’t had anybody come to my house or anything to get this problem fixed so I’m gonna get my first water bill. Phil living here for over two weeks I’m gonna get maybe a 500 and something dollar bill for using 52,000 gallons of water that’s almost impossible so I need somebody to take care of this problem take charge. Let me know what I have to do because my bill is coming soon and I need my issue fixed. I do have a warranty so let’s get somebody over here to fix it and let me know what the problem might betill then, I am very unhappy and I will still write comments in the Stone Creek community paper ... Home was built within time frame promised. Punch list before close not completed so now we are dealing with the warranty people. They have to see eversum itted before they will send the trade out. Frustrating process now.

We moved into our brand new ‘Contour’ home in Bridlewood last Monday. We could not be happier in selecting this community. After visiting about 7-8 different properties over the last 5 years Stone Creek remained a front runner. We dealt with Bruce in sales- he always made himself available and was completely upfront about everything. Our last visit was in January 2023 and once we got home we decided to go for it! Bruce suggested the perfect lot and got it released for us. Building ‘long distance’ from Pittsburgh had its challenges, but everyone at Stone Creek and Pulte were super helpful. Nikki in the design center sent us all kind of samples and took pictures of combos and made great design suggestions. Building was completed WAY ahead of schedule and there were a few hiccups throughout, but they were addressed immediately. We chose to mortgage through Pulte as well. Again, great service from Jessica and Tracey. They were extremely helpful and communicated everything well. During the build we were unable to attend the walk-throughs, but neighbors stood in for us and helped by FaceTiming the process. The pre-closing walk through prior to closing was the first time we physically saw our home and property. WOW! Matteo filled in for our PM on the walk-through. To say he was thorough would be an understatement! He was pointing out and flagging things that most wouldn’t see. Only minor things needed tweaks. Our home is BEAUTIFUL! But the BEST part is the community of people and neighbors. It feels like ‘old times’ where neighbors gathered regularly, you could leave your doors unlocked and just enjoy life! We couldn’t be happier to start this new chapter of our lives at Stone Creek! ... More

It’s a great home and good design how ever I found that there are a few Cheap building materials that were used and the Landscaping is sub par and cheap

The entire sales process was simple and easy. All the people we had to interact with were knowledgeable about the product they were selling and nice to deal with. Five stars..

You need to understand going in that Pulte is not a custom home builder. With that said the overall experience was good our construction manager was the best (Jeff). We love our new home

Issues with mold and clogging areas that should be unclogged so that aircraft flow better fixing it myself because I want something better and don’t have to wait for them because I’ll be sick in bed. How are you allergic to mold I will have to do it better
