I closed on my house on May 20, 2022. The process has been pretty bad considering the fact that I didn’t move in until June 15, because the house had not been completed, there’s still issues with my home that I’ve not been fulfilled the house was never clean, Their still issues with screens paint on the floor, and so on. Lisa in the Sales office at the development site was very helpful - supportive and quick to respond to questions. Courtney in the Design center was great - attentive, knowledgeable, and helpful. Pulte Loan process was laborious, and information requested was far beyond anything any other builder has requested. If something could go wrong, it did go wrong with our home build. It feels like they are building too fast with no quality checks. Our project manager was friendly but dropped the ball so many times. How anyone can be a project manager and not be organized is ridiculous. We live locally and would check on the home once a week. We found issues every single time we looked. Small issues can be overlooked but we have been in the home a little over a month and we have major issues. We were so excited at the beginning of our journey when we discovered the future community of Del Webb Oasis a boutique community of 422 Homes in a 55 plus active adult community. We have experienced the negative effects of the communication gaps between the various silos within the Pulte organization, their overwhelming focus, with the expense to customer service, of ‘making the numbers’, and how their staff is incentivized. We love our home's floor plan, but the attention to detail really shows a lack of worker oversight when it comes to craftsmanship. We have lived in the home for about eight weeks and have a list of nearly forty issues. About seven of the issues have been corrected, and I corrected about half of them. Del Webb has been very slow to address issues and get them corrected. My advice would be for a new buyer to stand their ground and not to close escrow until the home is finished to their liking. Shane the Forman on our house - nice guy, doesn't demand quality workmanship. Hire a independent inspector. You cannot assume that contractor has your back. We have many warranty items. Don't close until home is perfect.

The quality of work done by the tradesmen working on the homes in the Del Webb Sunbridge community are below average. It is difficult to get repairs or missed work completed after you close. I am not confident that I have a quality built home, I thought Pulte would be different but they have proven to be like all other mid-range builders; their multi-step build process did not add to the quality of the build. The home is valued at 510k, but looks more like a 200k home, due to poor workmanship and pride in doing a good job. Things are not centered, paint and caulk are all over the tiles, parts are missing from an appliance, and level 5 shelving is not properly hung, so the shelves are not level, and the huge quartz countertop is not aligned properly. Also, the tub has a chip because a trade person was observed using a step ladder in it. Not a good experience with a builder who has built many communities! The warranty department is supposed to work with us.

The sales staff and our construction manager were very nice. Unfortunately Pulte understaffs their construction managers and warranty staff which makes their response time very slow or not at all. The quality of materials and the quality of workmanship of our house is the absolute WORST out of the 4 new construction houses we have had built over the last 40 years. Crooked walls, poor paint quality, cheap quality fixtures.......the list goes on and on.

The process was beyond frustrating. The walkthrough was scheduled before the property was even remotely ready to be shown. Many items were identified that needed to be addressed. To date all items have not been corrected. The home was dirty - foot prints on counters, windows not washed, floors not swept or washed… it is unbelievable the way the property was turned over. We had 3 field managers in a span of 6 weeks. We did a walk through a week before closing and when we closed nothing had been done and the place was filthy. Also, after nearly two months since closing we are waiting for the any items from our punch list to be addressed.

So many issues with this build it was a total overall terrible experience. Construction quality was way below our expectations for a Del web product. Familiar with Del Web construction in the northeast. No comparison. This was supposed to be our forever home that we built from a distance. Huge mistake. The workmanship is shoddy and Del Webb only cares about throwing up houses as fast as possible.
