The sales staff and our construction manager were very nice. Unfortunately Pulte understaffs their construction managers and warranty staff which makes their response time very slow or not at all. The quality of materials and the quality of workmanship of our house is the absolute WORST out of the 4 new construction houses we have had built over the last 40 years. Crooked walls, poor paint quality, cheap quality fixtures.......the list goes on and on.

The process was beyond frustrating. The walkthrough was scheduled before the property was even remotely ready to be shown. Many items were identified that needed to be addressed. To date all items have not been corrected. The home was dirty - foot prints on counters, windows not washed, floors not swept or washed… it is unbelievable the way the property was turned over. Buyer beware. Rushed into closing before house was ready. Taking forever to get issues addressed. Construction pushes off issues to warranty. Warranty team overloaded and unresponsive to certain problems.

We had 3 field managers in a span of 6 weeks. We did a walk through a week before closing and when we closed nothing had been done and the place was filthy. Also, after nearly two months since closing we are waiting for the any items from our punch list to be addressed.

So many issues with this build it was a total overall terrible experience. Construction quality was way below our expectations for a Del web product. Familiar with Del Web construction in the northeast. No comparison. Their was problems with every aspect of the home from windows, cabinetry, flooring, counter tops, appliances, framing, the list goes on and on. Project management was terrible. This was supposed to be our forever home that we built from a distance. Huge mistake. The workmanship is shoddy and Del Webb only cares about throwing up houses as fast as possible. We have built homes with other builders and none ever came near to the disappointment and headache that is a Del Webb home.

If the construction team worked as hard at insuring a quality build as they did in pumping up their evaluation survey things would be much better. We are here over a month and still do not have the ability to utilize the entire home, garage is full of items that are pending move in as well as storage here in Orlando and south Florida. Neighboring construction seems to be disastrous with work being done second and third times and no signs of construction managers. House was not properly cleaned before closing. Closing was postponed several times and we were not able to move in until about two weeks after closing. Painting required a lot of touch and redoing. Calking quality in bathrooms and other areas was poor and had to be redone. Trim was missing and front door would not propery close. Rear patio was below ground level and flooded. Our original sales lady, the construction manager and warranty manager have been helpful in getting most of the required work finished but there are still outstanding items and issues.

Your phone service is the worst. God forbid I need medical help because there is no service here if I need to send a message or talk to a client I need to get in my car and drive. Failed calls are the norm. While you might say it nothing you can do then you should advertise the fact that this is at this time off the grid living with no cable as well. Worst experience ever

From the beginning it has been nothing but issues and the issues continue. The only helpful person is Isaac the construction project manager who continues to help us because otherwise nothing gets done. The subcontractors are definitely the lowest bidders. Poor tile work, windows that don't work properly, garage door that keeps getting stuck, appliances that don't work properly. Every house has issues, nothing's perfect, but getting them to actually fix them has been horrible. Unresponsive and unreliable.

First we were told we could have a tray ceiling and signed contract as such then told later it could not be done in our model. After foundation was poured we noticed the garage looked small. Learned it was almost 5 feet less wide in the 2 car garage side! That is significant! The paper documents with floorplans had the larger measurements as did the floor plans online! Buying a Pulte home, more than three-quarters of a million dollars, was and continues to be the worst experience we have had in purchasing a new home. That the only priority is turnover and not quality. I had an original and initial 52 item punch list that needed attention. It has been 6 weeks since I closed on this new home and there are still issues requiring correction before I move in. Vets beware.

This was the most exhausting and draining experience I have ever had buying a new home. The initial purchase process went very smooth with the sales person, the design center, the qualifying for the VA e loan and insurance process. The lack of communication, the workmanship, the turmoil with the field & construction managers was inexcusable. We could not get firm answers on anything all the way til the closing. We had to hire our own home inspector because there were so many issues. Our inspector confirmed and found multiple discrepancies. A full report was submitted to the field & Construction Manager by our inspector.
