Overall, the whole process from visiting the model homes to actual moving in to our home was a very rewarding experience. We chose alot of upgrades to the house. The quality of the workmanship, details were excellent. The entire building team, inspectors were thorough at their job. We received weekly updates on our house throughout the entire process. There were minimal issues or problems and whatever issues there were , they were fixed efficiently. Our recommendations are : need to include niches in all showers. We have built seven new homes over the past 20 years and Pulte is one of the best builders! On time, great quality and excellent follow through on warranty items, large and small. The Dell Web community and club house are spectacular. A special acknowledgment of Shelby in the Pulte Customer Care Department for excellence!

Take notes about every detail of your plan and design because of unexpected and unexplained changes, I.e. shower heads in the master bathroom. Inspect carefully details of floors ( we found lots of paint left and poor details around toilets, walls, windows, and toilets. Garage, cabinets, and countertops needed additional touches and cleaning of construction materials and gaps. Ask questions and document appliances you choose. Our refrigerator was a little disappointing - not what we thought we chose. Check the garage openers, and “smart home” features. Good luck.

Hire a property manager if you don’t live in town.

The house has high ceilings and feels bigger than it is because of that.The quality of appliances included with the house is excellent. I love the color of the floor and that the rooms don’t have carpet.The house isolation system is good because I don’t hear the outside sounds. The closing process was very good and we were attended by professionals. I feel very safe in this community and absolutely recommend Del Web and their houses.

“Make sure they hire a home inspector as the quality of the workmanship was unprofessional.. I would ask to see the certifications of the trades. No supervision of the trades, poor workmanship and total lack of caring and work ethic. There is a sign that says a clean work site is a safe work site. The homesite constantly had trash all over, including pee bottles. If they had done what our inspector said during the 4 pre drywall inspections they would not have had to remove the flooring and level the floor for the final inspection. For as much money as we paid for the house one would have thought that quality would have been a priority. It was not. Getting the house done was the priority no matter the condition of the house. After 6 inspections the home owner had to point out to the contract manager and senior manager of overall home blemishes and corrections that needed to be done. This no way matches our build experience in Alaska. The whole thing seemed like a bait and switch scheme. The model homes did not have the same quality issues as our house. Most everyone we speak to in the neighborhood has the same quality issues and concerns, some of them have more issues than we had. ... More

Del Webb Homes RE: Our new Del Webb home I thought that I would write to you about my recent experience in purchasing a new Del Webb home in the Sunbridge Community, Orlando, Fl. The first encounter with Sunbridge was meeting Chris B.. He was friendly, personable and knowledgeable about the home buying process. He showed us many models, and we settled on the Renown. My wife Joyce and I feel that Chris is a star, and hopefully he will continue to guide people thru the process. The next portion of the home buying process was the Design Center. We feel that this is a weak point of the process. Although the choices are available to preview online, they are not good pictures, and some choices are not available. The process was confusing. We felt rushed and that the 3 hour allotment was simply not enough time to make the number of choices we had to make. We were told that we had to make all of our choices then and that they could not be changed. It was very stressful to say the least. Unfortunately we were not allowed to make some simple changes that we thought would be helpful. i.e. moving a garage sink, moving a garage electric outlet. Buyers should be asked if they want electric outlets in the middle of a wall to allow for hanging TVs. The door to the pantry doesn’t make sense, as it opens into the pantry, cutting off space. Also, it would have been great to be able to flip the house layout. Currently our lanai faces the neighbor’s lanai. Very small space between houses. Our next step was meeting with our construction manager, Ashton T.. Ours was her first house to manage, so we were both on a learning curve. To say that she was outstanding would be an understatement. She is personable, knowledgeable, and simply a joy to work with. Her communication with us was always prompt. Her knowledge of construction was very helpful throughout the process. We never worried as we knew that Ashton would take care of anything that came up. She is another star in your company. My wife and I have built several homes, and have had many mortgages throughout the years. We must say the Pulte mortgage left a lot to be desired in a mortgage company. Not only was there poor communication, we felt that they were not listening to our concerns. We would be asked the same question over and over, as if they did not hear our answers. They asked for so many items concerning our finances, some seeming rather trivial. We received many phone calls concerning our existing home for sale,. We felt it was not appropriate for them to continue to call with the questions. We went with Pulte mortgage because of the incentive offered, but we would be hesitant to use them again. The property insurance through Pulte was another concern. We thought there should be better communication between Pulte mortgage and Pulte Insurance, but there was none. Del Webb sunbridge is a very special community to call home. From the initial visit the our sales consultant Racheal was fantastic. She guided us through the process and worked to ensure we were informed and happy each step of the way. Our superintendent Heath, was always available. Communicated well on the build process and weekly schedule. The finished house is a credit to his leadership and comstruction knowledge. This experience with Del Webb has by far been the easiest and most efficient process we’ve ever had. We loved that we were kept up to date with the process, every step of the way.

The home building process was made easy for the buyer with the help of the Del Webb team. Any questions and/or issues were immediately addressed and remedied. Once the permitting process was complete, the construction and completion of the home was relatively quick and without delays. We are satisfied customers.

we bought a mystique we added the extra room and bathroom. we love it they said it would take about 150 days we got our home in 132 days. there where some issues but they took care of them immediately. I did the lanai and outdoor kitchen on my own I did it for half the price. but overall our construction manager josh was great he would send us pics every week showing us the progress. we had been looking for a home for two years. and as far as builders go I think pulte is one of the best builders out there

We are extremely disappointed either way our home . We have letters with statements from sales team and when we found out that the letter wasn’t true at all and explained to managers they refused to understand . Also many issues in the home need repair . We r working diligently to get warranty people out here

The house and the construction people are solid. Minor issues have been resolved within a reasonable timeframe.

Pulte mortgage was very difficult to deal with. Our oven was not installed properly, resulting in the wires burnt creating a fire hazard. Any issues we had were addressed in a timely manner.

We had an excellent overall home buying experience in Del Webb Minneola. The standouts were our sales representative and construction manager. Our sales rep was friendly, informative and helpful throughout the process. She clearly explained all the options and pricing for our home model and was never pushy. She was a great help in getting the lot we wanted. The Del Webb portal is a great tool for reviewing structural and design options. We spent a lot of time going through it before signing our contract and preparing for the design selection appointment. Our construction manager did a great job communicating progress during the home build. We appreciated his regular updates and photos. More importantly, he took the initiative to correct workmanship issues without prompting and addressed the minor items I identified during walk-throughs without any hassle.
