I have been thru nine different new house built with various builders in VA but Pulte is the best IMO. The staff, from sales (Carolina) to construction (Christian and Anthony) has so much experience and patience to help me thru many steps. The quality of Pulte home construction is excellent and I very much enjoy the new house.

The building process was not what I expected. The timeline for moving in was different than what I was told and reassured it would be. The house was very dirty! Subs did not clean up and were very sloppy. Had to replace all the carpet from stains. Sub contractors lied about repairs being made on the shingles, when in fact, the repairs had not been done. I had a 3rd party inspector come 3 separate times and paid $1200.00 for this service because the same existing issues had not been fixed on multiple things! The paint sheen being flat is not acceptable in such a humid climate. The ceiling paint doesn't match the walls. The texture was sprayed diagonally across the walls in many places. It had to be sanded and fixed. The painters were sloppy and did a terrible job. The main contractor Jake was nice and helpful but the build itself and some of the subs were a nightmare. I wouldn't recommend someone building here. The bottom of the garage was dented before I moved in but because it's not in a noticeable place I didn't see it until after moving in. No one will fix it now. Very disappointed in the building process itself. I paid $25,000.00 more than what the house appraised for. When all is said and done I like the area and amenities but the sub contractors are mostly sloppy. The things that show like the texture, paint, etc. are not good. The dirt and damage on a new build was unacceptable. Also Pulte Mortgage was a nightmare! Went with a different mortgage company after a complete runaround! The new company was so easy! ... More

The experience has been good but the responsiveness to needs and requests for support have been slow

Our salesperson promised all sorts of after the sales support but then got transferred to a different development and pretty much ghosted us. Our project manager seemed pretty good at the beginning, then started neglecting more and more as we got closer to our move in date. there were still a handful of things that should have been easy enough for him to take care of shortly before or soon after our move in that just didn't get done before he stopped answering our calls or responding to our texts. We worked with Katie during the purchase of our new home. She was very helpful and made us feel that our expectations were met and she made us feel welcomed to the community. Prior to and after the purchase. Jose was extremely helpful with the walkthrough prior to and after closing on the home. We had a minor issue with one of the toilets in one of the bathrooms. We called warranty and to my surprise they sent a plumber out within a couple of days and the issue was resolved. Great service from the warranty department. We love our new home and the community.

Sad to report that we were very disappointed with our build experience with Pulte/Del Webb. There is a huge disconnect between what the sales team presents and what the construction team delivers. The quality of the home we purchased does not live up tp our expectation. We had major issues that were not resolved to our satisfaction. We were just given a bunch of excuses and nobody want to be accountable for anything. They had not even completed construction by our closing date. It was a terribly stressful situation and for what we paid the quality we expected was not delivered.

We are so happy with our new home!! Working with Nate in the sales office and Jon our construction manager was a pleasure. They were able to take care of and answer any questions we had. I never want to move again,but if I had to I would definitely choose to build another Pulte/Del Webb home.

If something could go wrong, it did go wrong with our home build. It feels like they are building too fast with no quality checks. Our project manager was friendly but dropped the ball so many times. How anyone can be a project manager and not be organized is ridiculous. We live locally and would check on the home once a week. We found issues every single time we looked. Small issues can be overlooked but we have been in the home a little over a month and we have major issues. Pool leaks (using a contractor being used by Del Webb), roof issues (may need to be redone), missing part on a furnace (that our project manager knew about and never let us know) and we've been through 2 microwaves. Building a home requires attention to details and that was absolutely not done for our home. I felt like I had to project manage it myself, which I assume most people would not be able to do. We love the neighborhood but our home build was very stressful. They told us a closing date, which we knew could never be met. We pushed back to move it out 3 weeks. Even then, we didn't close on time. Issues have been dealt with professionally and our warranty rep has been extremely helpful. It puts him in an awkward position helping us on things that should have been done prior to closing. We did have an independent inspector and he found a lot. I recommend our neighborhood but I can't give the builders a positive review. ... More

Great experience with Rachel

Our home was a Contour model. We were scheduled to move in on late September but due to someone in the Pulte Land group we were delayed six weeks and had to stay in three separate Airbnb's at our expense. No one in Pulte would take any responsibility and offer us an compensation. When we finally moved in we noticed that there were large numbers of paint drips throughout the home that had to be scraped off the floor. Plus the base boards needed paint touch ups in every room. The closets were still full of large spiders and we had to spray everywhere and sweep out the webs. There were some scratches on the shower door and mirror that we missed during final inspections. Plus we had missed a small scratch in an appliance door as well. So overall we were still happy to have finally moved in and were out of lengthy temporary housing finally but we were not impressed that the painters had made such a mess and really did not do the level of quality that they could do if they had taken their time. ... The building experience was great, they constructed on time and kept us well informed at every stage. We've had 4 houses built in the past and this was by far the best build quality. However, post closing, the Pulte selected HOA management "Castle Group" has been a disappointment. They don't always respond to emails or voicemails and are generally disinterested in helping resolve issues. We're hoping that service quality improves as no escalation path has been provided for us. If we had a better HOA management team, our overall experience would be excellent.

The home is average quality, nothing like you think you would get for the price. The warranty process after you move in is slow and antiquated for such a large company.

The process was pretty seamless

From the beginning it has been nothing but issues and the issues continue. The only helpful person is Isaac the construction project manager who continues to help us because otherwise nothing gets done. The subcontractors are definitely the lowest bidders. Poor tile work, windows that don't work properly, garage door that keeps getting stuck, appliances that don't work properly. Every house has issues, nothing's perfect, but getting them to actually fix them has been horrible. Unresponsive and unreliable.

Our sales rep Kialey and project manager Garrett were great to work with. They were helpful and responsive! They worked to make sure we were happy and understood the process before, during and even after the build!

The contractors who came just before we closed to fix items seemed to be a little careless with how they left the repaired items and footprints all over the hallway and kitchen.

We have been disappointed with several items in our new home and have turned in several warranty requested. Our pocket door entry into our master bath was rubbing the paint off the door. It was fixed after we submitted a service request. We had to submit a request to fix our third bedroom sliding closet door that had 2 right handle doors as opposed to our 2 bedroom which had the correct right and left handles. In addition I just turned in a service request for my lawn surface which it is uneven enough to be a concern for a twisted ankle or knee walking on it. Also the technology entry point at the street culminating at our house is a mess. I just turned in a service request for these items. Also following Milton we discovered a leak in our family room from the corner of our tray ceiling. Is that an anomaly or is it something we need to be concerned about? ... More

I overwhelmingly made the right decision to buy in the Del Webb community in Winter Garden, Florida. Outstanding sales team that assisted getting me into my new home. Pulte’s Loan staff are the best to work with when obtaining financing! Del Webb’s Warranty Department is quick to get issues resolved. A great overall experience in every aspect.

Good process but the finish good falls short of expectations. Would score higher if your quality manager was better trained in fixing issues before new homeowners move in. Must cost you a lot in rework and fixing after sale.
