Pulte's team is helpful, responsive, collaborative... The vendors that they have on site are hit or miss. You sometimes get a great team who are experienced and thorough, and other times you get workers who miss the mark. The vendors' quality control is hit or miss, they aren't always concerned with excellence, but rather, get the job done. Regardless, Pulte's team hears your concerns and does all they can to make you happy in the end. I feel that the Pulte team addresses issues that you bring to their attention and pulls in the vendors to ensure that you get a quality home in the end. The building process was stressful. Hire your own independent inspector and make sure that you inspect pre-dry wall and pre-closing. Have an independent realtor who is familiar with new home construction. We learned so much through our realtor and felt as though she protected our best interests by helping us to be informed buyers. First we were told we could have a tray ceiling and signed contract as such then told later it could not be done in our model. After foundation was poured we noticed the garage looked small. Learned it was almost 5 feet less wide in the 2 car garage side! That is significant! The paper documents with floorplans had the larger measurements as did the floor plans online! All were incorrect and we learned from a neighbor, they made Del Web aware of this 2 years ago! Additionally, they put a green electrical box on our lot without our knowledge.,They tried to not irrigate the last half of our back yard and place baha(sp) grass instead of St Augustine.,On the day of our closing we did our final walk through and our garage epoxy flooring had not even begun and we learned we could not walk on it for a couple of days. There were subs in our home and the house had not been cleaned and paper was still on the floors. I did not feel we should close and consulted my attorney but upon review of the very one sided Del web contract, she advised we needed to close or Del web could fine us and sue us. We entered the home after closing and the floors were in horrible condition and we also learned we could not be on the epoxy garage floor for 10days! And we could not move stuff into the home as the floors were in such horrible condition., we had to delay delivery of appliances, adt installation and moving in. Del web said there was no reason we could not move in!! They promised they would move all the furniture and rugs to repair the floors. They promised to repair the grout, clean it and seal it, but failed to do the first two steps. They promised to remedy this by going line by line repairing, grout, chipped tiles and remaining stains and they would move the furniture and carpets to acess the entire floor.,They never went line by line, nor did the move the furniture to acess all the floors. They reneged on what they promised to do and threatened legal and/or rescinding our warranty! Seriously, we just wanted what we paid for. We negotiated compensation for the earlier items, but not in regards to the floors. We were lied to and mislead many times during this process.we are told to deal with warranty now. Del web should have never allowed our home to go to closing . Shame on them, they knew it was not ready, but they did not care. ... More

Purchasing our new home was a very smooth process. From the picking of materials to the construction phase, to the closing.

We are delighted with our new house. The only suggestion would be to provide more guidance to the owners on how to register with the new service providers (gas, electricity, water and HOA).

Rush to get house done originally told would completed end of August closed 6-05-24 Not happy with workmanship of sub contractors seems they do quantity work instead of quality work, poor supervision during construction now have to stay home for subcontractors to come cack & make things right

Check into the smallest of details and leave no door unopened. Walk slowly and review, review, and review. Then when you are satisfied, sign on the dotted line.

Nice experience. No major issues. Both sales and supervisor were on top of things. Very pleasant folks. Building time was short!

Overall we had a good and reasonably easy process. I am however still not satisfied with the painters quality. Lots of paint speckles left on the tile floor. We are also not satisfied with the trim calking throughout the house and in the master bath. Many gaps and also spots where the floor meets the wall that there is either too much or not enough calk. All of this said, the process itself had a very good flow and our salesperson was very helpful.

Thank you for the excellent home buying experience. Isaac was very helpful in buying and building my new house. It made buying a preconstruction house very easy. I would also like to add the new modeling home team where you have to pick the items you want to install in my new house was also very helpful.

How long does it take to get a toilet paper holder in my bathroom. Lived here 4 weeks and only have half of the holder!! Not to mention other issues.

Pick this builder base on my son recommendation of CEO. Second reason Disney proximity. But construction is shoddy with multiple issues wrong with dwelling. Still waiting on multiple repairs to be done. They’re backlog due to other homes needing repair so I’ve been told by warranty repair. DO IT RIGHT THE FIRST TIME!!!!!

Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Quality control came over with a list of items to take care including bringing AC company to work at the house, at first i said I will be in NY on 6/7 but then I sent two texts one to Ken & one to Ryan to tell quality control that we changed the date to the June14, since I don’t know quality control name or direct phone number, as of June 14 nobody came to work on the list from quality control or anything. On 6/27/24 I emailed Haydee at HOA asking for help how to pay the HOA I need to pay via ACH since I am in NY under medical care. On 7/1/24 she replied & She included Michelle P on the email supposedly to help me as of today nothing. At this point I simply hate dealing with anyone at Pulte, they promise & promise to be back or send someone & nothing is done. ... More

Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

This is our third new home build. This builder exceeded our expectations. We felt more involved in the process and admire the quality of the build.

We were so excited at the beginning of our journey when we discovered the future community of Del Webb Oasis a boutique community of 422 Homes in a 55 plus active adult community. We waited for phase 3. The beginning of the buying process was as expected for new construction. I was a bit shocked of how the price of the house is marketed at one starting price but that doesn't include the premium you'll pay for the lot. We were still hopeful that the location and expected quality of the house construction would be worth it to spend over a million for our new home. We loved the floorplan we chose and the options to expand the garage and gathering room. We found some of the design options very limiting but we worked around them. We felt good about our choices within the constraints. In hind site and for any future buyer limit your upgrades. I say this because you are just wasting your money and increasing the cost of your home that your property taxes will be based on. These are my regrets because of how bad the workmanship, quality and materials. Expect your new home to be dirty from the trades. I found grout everywhere it shouldn't be, paint everywhere especially on the new floors and layers of dust everywhere. Issues we pointed out on our pre drywall inspection were ignored and these issues not being resolved created more problems. The concept of do it right the first time is not the Pulte process. It is build the house as fast as you can, compromise on quality and give no consideration to workmanship. We saw trades in the dark fixing twisted, crooked framing. Electrical boxes installed crooked that once drywall was applied they are crooked today. I would say the worst is the interior painting. It's either oversprayed or not painted enough. You can tell it was done by an amateur not a professional. Not prepped properly, or masked properly. The drywall and then orange peel textured walls have no consistency. The walls are crooked and it's most obvious where the walls and ceilings meet. The wood door frames were not cut properly. The upgraded 8ft.doors were not even painted. The poor quality was covered up by any means especially on the outside stucco. Do not opt for the outside kitchen ours was and is a disaster. The only promising element or so I thought was our kitchen. The day after we closed escrow, we noticed water coming up from underneath the flooring. We had a water leak from a careless installation of the dishwasher. Because a hose was not tighten properly a slow drip of water that went unnoticed for weeks ruined our kitchen lower cabinets. The base of the cabinets wicked the water and created mold. This has been a complete nightmare. This is my third new construction home. Some touch up sure, is to be expected but not on the scale of this experience. So disappointed in Pulte Homes. If I had to do it all over again, I wouldn't. Worst experience of my life! ... More

Phases of purchasing and construction seem rushed.

Our sales associate Nate was really easy to work with "long distance" and helped us in many areas that were not his department... Ryan, our construction superintendent was so easy to work with, informing us, sending us information and pictures to keep us apprised and on schedule!

Great with sales, but the contractor and follow up was a bit difficult. Had lots of questions that were down played! Lots of cheep construction and issues that were done NOT in line with the plan, but because of laziness and really not professional Had bathroom that could not be used , had a dryer that could not be used ? Had a shower that flooded the bathroom and bedroom had a stove that was put in out of plum and original had plants placed down the middle of the yard ,, NOT a great experience

I love my new home in Del Webb Minneola. The views are great and staff has been very helpful. Been in my new home one month now, it's peaceful and relaxing to live here.

Overall the whole process of buying and building the house was as to be expected. Alex in the sales center was more than helpful, she returned calls and answered any questions almost immediately. In the design center we were a little disappointed that some of the options we wanted were discontinued. Overall Elana in the design center made the experience very enjoyable. The switching of building managers in the middle of the build threw us off a bit. Ultimately Ryan did an excellent job picking up where someone else left off. He was key to finishing up the house just the way we wanted it. All of my concerns were addressed, and he left no stone unturned. He should be sainted. Well the house is done and it looks great. When we open the front door and stepped into that empty house for the first time we were in awe. It had come out exactly the way we planned. The sales staff and our construction manager were very nice. Unfortunately Pulte understaffs their construction managers and warranty staff which makes their response time very slow or not at all. The quality of materials and the quality of workmanship of our house is the absolute WORST out of the 4 new construction houses we have had built over the last 40 years. Crooked walls, poor paint quality, cheap quality fixtures.......the list goes on and on.
