The home buying experience was great . However there are some issues after closing that were reported to customer care and it has been over a month and no one has shown up to take care of it.

On August 29 I sent Pulte a repair request on 11 issues. No response. I submitted a lanai screen request to HOA on August 10. Still no response. It should not take this long for a simple matter.

This is the second home we built. Once we got past a few misunderstandings in the beginning of the sales process things went smoothly. The build process was awesome. Now that we are in the home the warranty people are NOTY GOOD. Things are taking forever to get fixed. The vendors are unreliable. They don't show up, and when they do they are unprepared to complete the job.

Overall the experience was good, but homeowners should be prepared for at least two months of workman coming back to fix thinks like paint, stucco, appliances, tile, etc.

Their contractors do not keep a clean or tidy work space. Debris was left everywhere inside and out during the buildout. Their finishing work was no better than an inexperienced DIY person. Carpentry was horrible. We purchased cabinet in the entry way from garage that I could have built better with the limited tools I have. Each shelf was at different spacing. The painting was horrible and had to be done a second time.

Rush to get house done originally told would completed end of August closed 6-05-24 Not happy with workmanship of sub contractors seems they do quantity work instead of quality work, poor supervision during construction now have to stay home for subcontractors to come cack & make things right

DEL WEBB Sunbridge is a great neighborhood with fantastic neighbors and great home plans. However the closing and build process were very disappointing. Very inexperienced construction manager who promised much and delivered little. Poor attention to details in finishing and then a very frustrating warranty process to get the trim and final fixes capped by an incompetent warranty manager. Only through escalation to the warranty managers supervisor were final trim details addressed. End result is a great house but a bitter taste from the poor attention to detail in the finishing prior to closing. Del Webb Homes RE: Our new Del Webb home I thought that I would write to you about my recent experience in purchasing a new Del Webb home in the Sunbridge Community, Orlando, Fl. The first encounter with Sunbridge was meeting Chris B.. He was friendly, personable and knowledgeable about the home buying process. He showed us many models, and we settled on the Renown. My wife Joyce and I feel that Chris is a star, and hopefully he will continue to guide people thru the process. The next portion of the home buying process was the Design Center. We feel that this is a weak point of the process. Although the choices are available to preview online, they are not good pictures, and some choices are not available. The process was confusing. We felt rushed and that the 3 hour allotment was simply not enough time to make the number of choices we had to make. We were told that we had to make all of our choices then and that they could not be changed. It was very stressful to say the least. Unfortunately we were not allowed to make some simple changes that we thought would be helpful. i.e. moving a garage sink, moving a garage electric outlet. Buyers should be asked if they want electric outlets in the middle of a wall to allow for hanging TVs. The door to the pantry doesn’t make sense, as it opens into the pantry, cutting off space. Also, it would have been great to be able to flip the house layout. Currently our lanai faces the neighbor’s lanai. Very small space between houses. Our next step was meeting with our construction manager, Ashton T.. Ours was her first house to manage, so we were both on a learning curve. To say that she was outstanding would be an understatement. She is personable, knowledgeable, and simply a joy to work with. Her communication with us was always prompt. Her knowledge of construction was very helpful throughout the process. We never worried as we knew that Ashton would take care of anything that came up. She is another star in your company. My wife and I have built several homes, and have had many mortgages throughout the years. We must say the Pulte mortgage left a lot to be desired in a mortgage company. Not only was there poor communication, we felt that they were not listening to our concerns. We would be asked the same question over and over, as if they did not hear our answers. They asked for so many items concerning our finances, some seeming rather trivial. We received many phone calls concerning our existing home for sale,. We felt it was not appropriate for them to continue to call with the questions. We went with Pulte mortgage because of the incentive offered, but we would be hesitant to use them again. The property insurance through Pulte was another concern. We thought there should be better communication between Pulte mortgage and Pulte Insurance, but there was none. It would be desirable for a house costing more than $600 to have a water softener already included, and to choose built-in cabinets with higher quality than metal shelving. But most importantly, the doors would be completely sanded, so that all corners and edges feel smooth. When prices go up, you shouldn't simultaneously feel like the quality is going down. It would also be good to accompany the buyer through the administrative procedures (electricity, water, gas, and also with the HOA or the Castle Group) during the handover, because that doesn't always work out so well. I don't think my experience is any different from most buyers of semi custom, mass build communities. Terrific customer service from sales office and construction manager. Some parts of the home are done high grade, some done cheap. Pulte warranty is prompt to correct problems. Beware of Pulte Mortgage. They are the worst, and should be avoided if possible.

We have been disappointed with several items in our new home and have turned in several warranty requested. Our pocket door entry into our master bath was rubbing the paint off the door. It was fixed after we submitted a service request. We had to submit a request to fix our third bedroom sliding closet door that had 2 right handle doors as opposed to our 2 bedroom which had the correct right and left handles. In addition I just turned in a service request for my lawn surface which it is uneven enough to be a concern for a twisted ankle or knee walking on it. Also the technology entry point at the street culminating at our house is a mess. I just turned in a service request for these items. Also following Milton we discovered a leak in our family room from the corner of our tray ceiling. Is that an anomaly or is it something we need to be concerned about? ... More

Overall we had a good and reasonably easy process. I am however still not satisfied with the painters quality. Lots of paint speckles left on the tile floor. We are also not satisfied with the trim calking throughout the house and in the master bath. Many gaps and also spots where the floor meets the wall that there is either too much or not enough calk. All of this said, the process itself had a very good flow and our salesperson was very helpful.

Overall the whole process of buying and building the house was as to be expected. Alex in the sales center was more than helpful, she returned calls and answered any questions almost immediately. In the design center we were a little disappointed that some of the options we wanted were discontinued. Overall Elana in the design center made the experience very enjoyable. The switching of building managers in the middle of the build threw us off a bit. Ultimately Ryan did an excellent job picking up where someone else left off. He was key to finishing up the house just the way we wanted it. All of my concerns were addressed, and he left no stone unturned. He should be sainted. Well the house is done and it looks great. When we open the front door and stepped into that empty house for the first time we were in awe. It had come out exactly the way we planned. Was a great help and always very responsive to any issue we had and a great asset to the organization.

My issues where addressed promptly and resolved. Trevor was responsive to my questions and concerns.

The sales staff at Del Webb Oasis were completely professional but very personable with my wife and I, as we were going through the purchase of our new home. In addition, the Del Webb Oasis - Pulte construction manager continues to go out of his way to ensure our home readiness and move-in was a seamless as possible. No new home is perfect but the construction manager strived for perfection, as he listened and noted our observed deficiencies in the new home and came up with viable and mutually-agreeable solutions to make things right with my wife and me. The CM Kyle and his manager Patrick were very responsive and responsible to get issues corrected prior to closing.

The sales-rep (Alex), Construction Manager(Ryan) and warrantee manager(Jason) have all been exceptional. All get top marks. It's odd that Del Webb keeps saying "Congratulations" when they should be saying "Thank you". The purchase process is almost deliberately confusing and is not client-focused. I asked the online team one question and the response was non-sensical so I did not communicate with them again.

The building process was very quick. Mortgage processing a little bit difficult. Closing agent a little bit difficult and not friendly. Sales person and building supervisor are extremely nice and help. I am giving 4 stars.

Material quality used by DelWebb is very good. Even the standard options are great brands. Workmanship was sporadic. Many of the contractors were incompetent, while some were excellent. This made for a diverse experience when a top-quality component was installed by an incompetent worker. I was satisfied with the companies response to fixing issues, most of the people were responsive. I was a nuisance to have workers continually coming the the house to repair things that should have been done correctly in the first place. However, all issues were addressed in a reasonable time. Overall, the community and house construction is excellent. The variability in working skill level was the major reason for build flaws. Although frustrating, the issue of finding skilled labor is just a fact of life. ... More

Many promised dates and times were missed when it came to closing and fixing items found during the inspection. Not all items identified for repair were addressed before close and they still have not been fixed, there has been no follow-up by the builder. The day we closed the moved the construction manager to another new-build community and we appear to have been forgotten. I love the community,

Danny, our Construction Project Manager was a true professional. He was on top of every phase of the construction of our villa and was inconstant communication on the status of the construction. We met with him in person several times during the construction phase and remotely when it not possible to meet in person. He delivered on every commitment made to us and when "over and above" to make sure our needs were met. Started out very shaky, but in the end I was somewhat happy although I end up spending $30k more than originally quoted due to time delays. Maybe it was the joy of seeing the end of the project.

Seemless buying experience. Builder was under a lot of pressure from home owners given the material and personnel shortgages. Overall given the circumstances, quality home with long term value.
