Painful to get repairs after closing / sloppy painting

Once I closed on my home, repair requests go through the Warrenty program. I have taken time off work just to have vendors not show up or require multiple visits to finish a repair. There is poor communication and almost no follow up unless I escalate. Good luck with the Warrenty work. As for workmanship, the painters and cleaning crew are sloppy. I repeatedly asked for light switch and sockets covers to NOT be painted to the wall. They are.

Working with Alex was a great experience. She was very knowledgeable and kept me updated on all the progress. As far as the building experience, having just built another home 2 years ago I noticed a big difference. I am not happy with how the home was finished. It involves a lot of laziness on the part of the trades. I would recommend that there should be someone who goes through the house after the build. For example, cupboards that are damaged handles that are not straight, the wrong color grout, bad painting, outdoor stones that are damaged, sloppy finishing all the way around. My ...

People all all great and fairly responsive. The problem is we had to deal with 10-12 different people. Del Webb should have 1 or 2 point people that customers can deal with.

People are all great and fairly responsive. The problem is we had to deal with 10-12 different people. Del Webb should have 1 or 2 point people that customers can deal with. Also, HOA restrictions not disclosed until AFTER closing. Should ask for rules ahead of closing. Some of the subcontractors did not do a good job, bowed walls poor painting, dented appliances, etc. The Quality Control team did not disclose any of there or fix them.

We all know now that buying new construction in the middle of a supply shortage is difficult and nerve racking. With that said we are happy with finally being in our home but not at all happy with the amount of time it’s taken Pulte to address issues of repairs and warranty requests. We’ve been dealing with non working appliances, incorrect windows and patio door screens just to name a few. 30 days into living in the home we found some work to be below standards and feel they were simply overlooked to get us to close on the home.

For the closing date there were many things for correction in drywall, paint, change toilet top, pavers, cleaning of lanai with water pressure machine, landscaping pending for trees, etc. The construction manager Brian told me to finish all the list in the next days, but I am still waiting since may 12.. He didn’t answer the phone calls and messages left. I travel back to PR during June, I’ll be back in July.

We are one of the very first homes to complete in this community. As such we are dealing with some issues as the bugs are worked out of the build process. While Pulte/Del Webb build 100's of homes a year, and this community is experiencing great sales, it was disappointing that processes in place have not been followed to merit higher ratings. If you are a smart shopper, you'll pay only to upgrade items in the design center that are too expensive to remove and replace after moving in. Good process but the finish good falls short of expectations. Would score higher if your quality manager was better trained in fixing issues before new homeowners move in. Must cost you a lot in rework and fixing after sale.

20 years ago I bought a 3000 sq. ft. Pulte Home in Las Vegas. I was in New York at the time and had the construction manager send pictures of the progress. That house was built and when I moved in I was extremely impressed and was happy to see there were very little touch up and repairs. Now 20 years later I bought a 2000 sq. ft. Pulte home in Florida. There were many surprises in the process. Overall, I am surprised by the craftmanship and the lack of efficiency. The costs of the inefficiency must be mind blowing. Lights and air left on with doors open; sprinkler head breaks so they turn off the water killing grass and plants instead of fixing $5.00 item. But Jason in warranty has been a lifesaver. Jason has made everything right. He needs to be recognized.

Overall the buying experience was ok. Very disappointed in the craftsmanship of the home. The design is great but the quality of the work was very sloppy. Our Field Manager has been wonderful in responding to our concerns but there are so many issues that have not been addressed and are out of his control.

Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Don’t close escrow until all things in your home are up to standard. Once you close, they seem to forget about you. They keep building new houses, but don’t come correct/fix things in homes already completed.

The buying experience, mortgage application, and closing went smoothly . However, at the preliminary walk through there were several things that were supposed to be resolved that were promised would be done at the final walk through that were not. Here it is 6 weeks since closing and only 2 items have been resolved and we are finding more including electrical issues. I feel as if Pulte was sold "factory seconds". Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.
