Material quality used by DelWebb is very good. Even the standard options are great brands. Workmanship was sporadic. Many of the contractors were incompetent, while some were excellent. This made for a diverse experience when a top-quality component was installed by an incompetent worker. I was satisfied with the companies response to fixing issues, most of the people were responsive. We moved in two days before Hurricane Ian. Construction was great! No issues as a result of the storm. Attention to detail was lacking. They knew we were not moving in until 30 days after closing. We had requested - at least a month before closing - that the wire shelving in the master closet and the pantry be taken down in order to allow California Closets (CC) to do the installs. This was two weeks before move-in. I arrived the day before CC installs and the shelving was still in place. The shelving were finally removed the morning of the CC installs. Allowed to review work of trades prior to drywall to verify the solid joints of plumbing, electrical, vent, so if ever needed , you knew what’s behind the walls was good and firm and would not loosen up

Good quality condo. No grab bars in showers even though this is a senior (55+) community. With over $ 28,000 in options, kitchen stove exhaust does not ventilate outside. HOA monthly charge of $ 423 only provides landscaping and internet for home owner, rest is for community development. Not too happy about it. Other than those items, it is a good home, nice area.

We have been disappointed with several items in our new home and have turned in several warranty requested. Our pocket door entry into our master bath was rubbing the paint off the door. It was fixed after we submitted a service request. We had to submit a request to fix our third bedroom sliding closet door that had 2 right handle doors as opposed to our 2 bedroom which had the correct right and left handles. In addition I just turned in a service request for my lawn surface which it is uneven enough to be a concern for a twisted ankle or knee walking on it. Also the technology entry point ...

Many promised dates and times were missed when it came to closing and fixing items found during the inspection. Not all items identified for repair were addressed before close and they still have not been fixed, there has been no follow-up by the builder. The day we closed the moved the construction manager to another new-build community and we appear to have been forgotten. I love the community,

I have a mixed review. First of all the Sales person was outstanding and they were very professional and met our every need. The Construction Manager was also very professional and was great with the entire building process and has continued to work with me to finish the list of things still to be done with the house. Where I have issues is with the final condition of the home at closing. It was not finished - Pulte had issues with their contractors not showing up or not having workers available to finish my home. In general we are good with our home purchase. Several construction issues after closing have been solved in a relatively quickly manner. One important topic that drives our opinion's was the fact that one month after closing, the other homes in the community started to being discounted by the seller. This gave us an impression that the price was inflated before and the house does not have a strong value for the future.

When we selected our house, everything had been selected/upgraded by the builder, color of cabinets, flooring, appliances etc. The price of the upgrades were high for what we got. We are still waiting to have some issues resolved.

However, after moving in, one quickly realizes that Pulte does not give the same level of craftmanship to the buyers' homes. The foundation, structure, and layout of their homes is wonderful. But, they are lacking with the finishing touches. The paint is awful; you can see white through it in many areas. If you try to wipe off a mark, you instantly expose the sheetrock. Additionally, the paint job (along with the grout and caulk) is sloppy. There are drips, runs, and missed areas throughout the home. Detailing on the house could be better. For instance, painting only has one thin coat on the walls and doors. If you wipe the wall or doors to clean a mark the paint starts to come off. Stucco needs repair in patio wall corner. All reported but slow response.

Painful to get repairs after closing / sloppy painting

Once I closed on my home, repair requests go through the Warrenty program. I have taken time off work just to have vendors not show up or require multiple visits to finish a repair. There is poor communication and almost no follow up unless I escalate. Good luck with the Warrenty work. As for workmanship, the painters and cleaning crew are sloppy. I repeatedly asked for light switch and sockets covers to NOT be painted to the wall. They are.
