The building manager was very responsive and helpful during the building process.

Once I closed on my home, repair requests go through the Warrenty program. I have taken time off work just to have vendors not show up or require multiple visits to finish a repair. There is poor communication and almost no follow up unless I escalate. Good luck with the Warrenty work. As for workmanship, the painters and cleaning crew are sloppy. I repeatedly asked for light switch and sockets covers to NOT be painted to the wall. They are.

Phases of purchasing and construction seem rushed.

Working with Alex was a great experience. She was very knowledgeable and kept me updated on all the progress. As far as the building experience, having just built another home 2 years ago I noticed a big difference. I am not happy with how the home was finished. It involves a lot of laziness on the part of the trades. I would recommend that there should be someone who goes through the house after the build. For example, cupboards that are damaged handles that are not straight, the wrong color grout, bad painting, outdoor stones that are damaged, sloppy finishing all the way around. People are all great and fairly responsive. The problem is we had to deal with 10-12 different people. Del Webb should have 1 or 2 point people that customers can deal with. Also, HOA restrictions not disclosed until AFTER closing. Should ask for rules ahead of closing. Some of the subcontractors did not do a good job, bowed walls poor painting, dented appliances, etc. The Quality Control team did not disclose any of there or fix them.

Buying process was okay. Alot of paperwork needed to be completed before closing.

My husband is a realtor with 24 years experience. I worked with him until I retired helping with walk throughs for out of town buyers, colour choices and general help with customer needs. He still runs a very successful rental business as well. This is our seventh new home so we are very familiar with new home sales. Overall we are pleased with our home. Price for upgrade were very expensive and not as good quantity as we thought. The standard and quality on paint is the worst we have every experienced. When you rub a little mark off you remove paint and orange peel! We have nail heads on the baseboards that haven’t been filled, lots of overspray on the floor tiles and I believe certainly there is only one coat of paint overall. Doors have been sprayed but both ends of the doors have had no extra paint put on. Jon who built the home was very nice also Jason is doing his best to complete our punch out list. Very disappointed with the quality control person who walked through our home after Jon handed it over. Lighting under the upper kitchen cabinets is disgusting! They are nothing like the model home on which we based our decision on to spend $1,300 on the upgrade. Also a particular overpriced ungraded was the outside wall lights either side of the garage door. We paid $400 for them! Certainly we would not spend that sort of money on upgrades if we had known the quality. The garden looked ok before we moved in but by closing lots of mulch was washed away, sprinkler head broken, weeds and what looks like a dead tree in strip of grass between the sidewalk and road. Still waiting for repairs found immediatly after closing

We all know now that buying new construction in the middle of a supply shortage is difficult and nerve racking. With that said we are happy with finally being in our home but not at all happy with the amount of time it’s taken Pulte to address issues of repairs and warranty requests. We’ve been dealing with non working appliances, incorrect windows and patio door screens just to name a few. 30 days into living in the home we found some work to be below standards and feel they were simply overlooked to get us to close on the home.

For the closing date there were many things for correction in drywall, paint, change toilet top, pavers, cleaning of lanai with water pressure machine, landscaping pending for trees, etc. The construction manager Brian told me to finish all the list in the next days, but I am still waiting since may 12.. He didn’t answer the phone calls and messages left. I travel back to PR during June, I’ll be back in July.

They are in a little too much of a hurry to get you in your home

We are one of the very first homes to complete in this community. As such we are dealing with some issues as the bugs are worked out of the build process. While Pulte/Del Webb build 100's of homes a year, and this community is experiencing great sales, it was disappointing that processes in place have not been followed to merit higher ratings. If you are a smart shopper, you'll pay only to upgrade items in the design center that are too expensive to remove and replace after moving in. The markup on design upgrades for many finishes is insultingly high. When you can demolish brand new materials and replace them even at fairly high big box home improvement store rates than pay the upgrade fee at the design center, the mark up merits review. ... More

Good process but the finish good falls short of expectations. Would score higher if your quality manager was better trained in fixing issues before new homeowners move in. Must cost you a lot in rework and fixing after sale.

20 years ago I bought a 3000 sq. ft. Pulte Home in Las Vegas. I was in New York at the time and had the construction manager send pictures of the progress. That house was built and when I moved in I was extremely impressed and was happy to see there were very little touch up and repairs. Now 20 years later I bought a 2000 sq. ft. Pulte home in Florida. I was very disappointed with the fit and finish. It feels like they tried to get it done as fast as possible with no consideration to quality or workmanship. There were many surprises in the process. Overall, I am surprised by the craftmanship and the lack of efficiency. The costs of the inefficiency must be mind blowing. Lights and air left on with doors open; sprinkler head breaks so they turn off the water killing grass and plants instead of fixing $5.00 item. But Jason in warranty has been a lifesaver. Jason has made everything right. He needs to be recognized.

Overall the buying experience was ok. Very disappointed in the craftsmanship of the home. The design is great but the quality of the work was very sloppy. Our Field Manager has been wonderful in responding to our concerns but there are so many issues that have not been addressed and are out of his control.

Pay a home inspector just so busy hard to get things done once you close. We love the home just slow at getting things finished.

Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Quality control came over with a list of items to take care including bringing AC company to work at the house, at first i said I will be in NY on 6/7 but then I sent two texts one to Ken & one to Ryan to tell quality control that we changed the date to the June14, since I don’t know quality control name or direct phone number, as of June 14 nobody came to work on the list from quality control or anything. On 6/27/24 I emailed Haydee at HOA asking for help how to pay the HOA I need to pay via ACH since I am in NY under medical care. On 7/1/24 she replied & She included Michelle P on the email supposedly to help me as of today nothing. At this point I simply hate dealing with anyone at Pulte, they promise & promise to be back or send someone & nothing is done. ... More

How long does it take to get a toilet paper holder in my bathroom. Lived here 4 weeks and only have half of the holder!! Not to mention other issues.

Don’t close escrow until all things in your home are up to standard. Once you close, they seem to forget about you. They keep building new houses, but don’t come correct/fix things in homes already completed.

The buying experience, mortgage application, and closing went smoothly . However, at the preliminary walk through there were several things that were supposed to be resolved that were promised would be done at the final walk through that were not. Here it is 6 weeks since closing and only 2 items have been resolved and we are finding more including electrical issues. I feel as if Pulte was sold "factory seconds". I have found that the vanity cabinet was installed damaged. Two of the three mirrors are damaged. A roof vent was apparently damaged causing a leak in the range hood. (That was one of two items that have been repaired. Twelve still remain of the original.) An outdoor lantern was installed without glass. A sliding closet door does not fit and was poorly installed. These are just examples of "factory seconds". I am still trying to get adhesives off my $40,000+ tile floor that was supposedly "acid washed".Our house was supposed to be a "quick move in" for May but we didn't close until September. We understand that there were supply chain issues. We own a Pulte home in NJ that was perfect and pristine when we moved in. It was THE reason we went with Pulte. We expected even more from Del Webb. Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

The overall quality and craftsmanship is not there for the value that we paid. Terrible responsiveness to issues throughout the build and after we moved in. Still have not been reached out to regarding numerous warranty issues that I sent in and we closed on Jan. 26, 2024.

DelWebb is a great community. Unfortunately we had a horrible experience with the build. There were so many major issues found after closing 1 month in and not complete. We've been told they are minor. (Not acceptable when we have dust and debris in our home.)Pulte dropped the ball when hiring sub par contractors or whoever they hire. Lesson learned.

Unfortunately homebuying experience was the best part, downhill after that
