Terrible HOA total dictatorship can’t do anything in your private backyard without their blessing

We are very satisfied with the quality of the home and the materials used to build it.

Our home buying experience with the Del Webb Oasis team members was exceptional, specifically the services received from Nate, Jonathan, Pablo & Jason. This is the 3rd new home we bought and Del Webb/Pulte is by far the best!!

My husband is a realtor with 24 years experience. I worked with him until I retired helping with walk throughs for out of town buyers, colour choices and general help with customer needs. He still runs a very successful rental business as well. This is our seventh new home so we are very familiar with new home sales. Overall we are pleased with our home. Price for upgrade were very expensive and not as good quantity as we thought. The standard and quality on paint is the worst we have every experienced. When you rub a little mark off you remove paint and orange peel! We have nail heads on the baseboards that haven’t been filled, lots of overspray on the floor tiles and I believe certainly there is only one coat of paint overall. Doors have been sprayed but both ends of the doors have had no extra paint put on. Jon who built the home was very nice also Jason is doing his best to complete our punch out list. Very disappointed with the quality control person who walked through our home after Jon handed it over. Lighting under the upper kitchen cabinets is disgusting! They are nothing like the model home on which we based our decision on to spend $1,300 on the upgrade. Also a particular overpriced ungraded was the outside wall lights either side of the garage door. We paid $400 for them! Certainly we would not spend that sort of money on upgrades if we had known the quality. The garden looked ok before we moved in but by closing lots of mulch was washed away, sprinkler head broken, weeds and what looks like a dead tree in strip of grass between the sidewalk and road. The house has plenty of space, great illumination, and a modern style.

The building process was very quick. Mortgage processing a little bit difficult. Closing agent a little bit difficult and not friendly. Sales person and building supervisor are extremely nice and help. I am giving 4 stars.

Kyle was very good about getting back to us. He always sent us updates on Fridays. He is very hard working. He always was willing to go the extra mile for things To this date he stops by and asks how things are going.

My first home and I have to say it was a great home buying experience, even though it was remote! Now I'm fully retired in Florida in a beautiful community near my family (and Disney). Can't wait for the club house to be complete as I'm looking forward to taking full advantage of all the amenities!

Our long distance building process was very good. Our construction manager and sales associate answered our questions and updated us on progress throughout. They were quick to address any issues and responsive to our concerns. We are happy with our build experience and the quality of materials used.

So many problems. Closing set then postponed indefinitely without informing us. Appliances not hooked up. Final walkthrough never done. Promised cleanup never done. Garage door has been worked on but still awaiting part to complete repair. Sprinklers set incorrectly resulting in a $900+ water bill for a two week period. Driveway crumbling. At least the roof doesn’t leak. Yet.

The buying experience from out of state was rough.I feel the date of sale should not be set until the building manager feels the home is ready for sale . I was brought down from out of state to approve a home that did not have floors in it yet. A waste of a flight and week off work. The home turned out great Jake and Kialey went the extra mile for me

My Construction Manager was exceptional communicating every week! He fueled our enthusiasm with his sent photos. He phoned with questions and was exceptional assisting us with the little things that made our build wonderful

The people I delt with were all professional and responsive. The sales incentives were clear as mud and could have been easily made simple if sales wanted it that way. The quality (finishes/features/craftmanship etc.) of my 500K house is NOT what I would espect for 500K. It looks more like a 200K house.

Very disappointed in the quality of work, and lack of attention to detail! From numerous defects in the baseboards, door frames, unlevel pedestal sink, unlevel window frame in dining area, unlevel towel bar, toilet not centered on wall NX as a result the toilet paper holder is too close to toilet, seam in the island counter top scratches on the cabinets, front door and garage entry door doesn’t seal, threshold from garage to hallway dented, sliding glass door doesn’t seal allowing insects and other pests entry into the home, scratches and glue showing through on hardwood flooring, uneven refrigerator doors, corner of granite black spark in bathroom corner chipped off, sliding door very difficult to open and close, caulk missing around toilet and floor in 3 of 4 toilets missing, texture overspray from walls on door frames! And this is only a partial list of items that need attention. Sparse landscaping with dead grass in abundance. For an 800k plus house, I would expect a better appearance overall! Pulte’s reputation versus what has been delivered has been beyond disappointing, and our expectations have not been met nor has Pulte delivered a quality product. Overall, this was a very easy and pleasant experience - from viewing available properties, negotiating the contract, working with the construction manager, closing, and working with the customer care manager. The sales rep, Kialey B. went above and beyond our expectations and really set a high standard for others to follow - DWS should name a road or something after her. We purchased a property that was already complete and there were some issues we wanted addressed/corrected before closing. Although not everything was complete, enough was done for us to close on time. Kyle B., the construction manager, and Oliver D., the customer care manager, have stood by their word to complete everything to our expectations and are doing a great job. We look forward to settling into the community and trust the DWS staff will continue to be professional, reliable, and friendly. ... More

Beautiful neighborhood and clubhouse, but build quality of homes is sub par. I still have hopes that the more significant issues will be resolved (eventually), but responsiveness has been poor and follow-through even poorer. Everything from painting to flooring to electrical to carpentry looks like it was done by amateurs with little concern for the quality of their work. You might overlook that if this was an inexpensive home purchased as a fixer-upper, but for a new home at this price it is simply inexcusable. Word to future buyers - make sure you are happy with your home BEFORE you close. Delay the closing until you are satisfied - don't depend on promises to get everything fixed quickly once you close, because it won't happen. ... More

Material quality used by DelWebb is very good. Even the standard options are great brands. Workmanship was sporadic. Many of the contractors were incompetent, while some were excellent. This made for a diverse experience when a top-quality component was installed by an incompetent worker. I was satisfied with the companies response to fixing issues, most of the people were responsive. I was a nuisance to have workers continually coming the the house to repair things that should have been done correctly in the first place. However, all issues were addressed in a reasonable time. Overall, the community and house construction is excellent. The variability in working skill level was the major reason for build flaws. Although frustrating, the issue of finding skilled labor is just a fact of life. ... More

DEL WEBB Sunbridge is a great neighborhood with fantastic neighbors and great home plans. However the closing and build process were very disappointing. Very inexperienced construction manager who promised much and delivered little. Poor attention to details in finishing and then a very frustrating warranty process to get the trim and final fixes capped by an incompetent warranty manager. Only through escalation to the warranty managers supervisor were final trim details addressed. End result is a great house but a bitter taste from the poor attention to detail in the finishing prior to closing. Another frustration is the incredible slow response time for post closing modifications such as additional gutters etc. ... More

We have a nice house. However, there are still unresolved punch list items 7 weeks later. The process was nothing like it was communicated to us. Disregard the nice friendly sales literature. Communication was poor. The inspections never happened, the design meeting was poorly run and although we agreed to and expected certain items (and upgrades);the builder just changed some products without our consent or agreement. We should never have closed when we did. We felt pressured to give the construction site manager a good grade. We never did have a “celebration” walkthrough. As I said, we do have a very nice home and our experience so far with the warranty side has been positive. ... More

The whole experience went smoothly, received assistance in closing electronically. The builder inspector and the warranty and customer care person were very efficient in the performance of their jobs. Overall, very positive experience.

Overall, we like our new home. However, there are still some issues unresolved over a month after closing. We moved into our home, expecting several issues to be repaired/resolved. Thankfully, many of those issues have been repaired/resolved quickly, but there are a few major issues still remaining and without a defined plan for completion or our satisfaction. If these are resolved over the next few weeks, I will raise my review. For now, we are not yet satisfied customers.

Great Experience with the process from purchase to final delivery. Minor issues but really a great experience.

See above I should have Pulte Pay for the electric bill “they” left lights inn and doors open for 3 daysxNever gave me the Garage opener Today 24 May building discrepancies still not addressed Although Aaro was given credit as my sales rep, I never met him He never introduced himself to me Customer card is a JOKE Answering machine message states you called after hours Itvwas 2:00pm on Friday After 20 calls and transfers back to same message I gave up Had to wait until Monday to get Customer Service!!
