The buying experience, mortgage application, and closing went smoothly . However, at the preliminary walk through there were several things that were supposed to be resolved that were promised would be done at the final walk through that were not. Here it is 6 weeks since closing and only 2 items have been resolved and we are finding more including electrical issues. I feel as if Pulte was sold "factory seconds". Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

The overall quality and craftsmanship is not there for the value that we paid. Terrible responsiveness to issues throughout the build and after we moved in. Still have not been reached out to regarding numerous warranty issues that I sent in and we closed on Jan. 26, 2024.

DelWebb is a great community. Unfortunately we had a horrible experience with the build. There were so many major issues found after closing 1 month in and not complete. We've been told they are minor. (Not acceptable when we have dust and debris in our home.)Pulte dropped the ball when hiring sub par contractors or whoever they hire. Lesson learned.

I like many found that the home was not complete on closing. I struggled to even get sombody to respond. I was promissed all would be fixed. Nothing was fixed, infact after I moved in I found many more major faults. Master bedroom had no electrics for a week. They found dangerous wiring fault. No hot water, infact no water came out of hot faucet. No internet, they forgot to order it to be connected and then found out no underground conduit was installed to wire the system in. The building experience was great, they constructed on time and kept us well informed at every stage. We've had 4 houses built in the past and this was by far the best build quality. However, post closing, the Pulte selected HOA management "Castle Group" has been a disappointment. They don't always respond to emails or voicemails and are generally disinterested in helping resolve issues. We're hoping that service quality improves as no escalation path has been provided for us. If we had a better HOA management team, our overall experience would be excellent.

Overall, we like our new home. However, there are still some issues unresolved over a month after closing. We moved into our home, expecting several issues to be repaired/resolved. Thankfully, many of those issues have been repaired/resolved quickly, but there are a few major issues still remaining and without a defined plan for completion or our satisfaction. If these are resolved over the next few weeks, I will raise my review. For now, we are not yet satisfied customers.

The sales experience wasn’t the best. My original sales person was transferred to another community and I was assigned another person to oversee the details after I had signed my contract. There was a lot that slipped through the cracks. As a former design center consultant for another builder, I thought the Design Center prices were on the high side with little flexibility to change things on my spec home that I KNEW could be changed. Supplies were hard to come by during the pandemic and when they did arrive the building was rushed and corners cut. I’m still getting warranty work done after being here a month. Nobody knows what anybody else is doing and it is hard to get answers. Huge need to be more organized and on top of helping residents. Del Webb is only interested in selling as fast as possible. Yes my home is lovely and I’m glad to be here. Expect more issues than you imagined you would have.

I was very excited to own a quality built Pulte home,but Pulte did not deliver. I would recommend getting an independent inspector before closing. The quality control was poor. The list of issues was given to the project manager one week before closing but did not get completed before closing. They have assured me they will fix all the problems when I return to Florida in the fall. I would like this to end up being a great experience.

Our home was a Contour model. We were scheduled to move in on late September but due to someone in the Pulte Land group we were delayed six weeks and had to stay in three separate Airbnb's at our expense. No one in Pulte would take any responsibility and offer us an compensation. When we finally moved in we noticed that there were large numbers of paint drips throughout the home that had to be scraped off the floor. Plus the base boards needed paint touch ups in every room. Buying this home is as stressful. You have to make lifetime decisions quickly without the ability to make any changes to your home after you sign. Once you go to the design center some things make more sense. Your sales consultant doesn’t know everything. Nor does the design team know what you are an actually buying as well.
