The sales person, Jen, was awesome as well as the design team. They were most helpful in helping me make decisions about various items. My main problem with the entire process was the quality control of various vendors who worked on my home. Clearly, there was limited overseer of the build. If you are going to build here, live close to monitor it. I lived out of state so was not able to do so.

The rush to close out by year’s end caused a lot of sub par workmanship. With so many homes currently under construction, quality control could be an issue. The company’s personnel are first rate but can’t keep up with the required fix up work and are at the mercy of their subcontractors. The subs are difficult to coordinate, not timely, come unannounced and most don’t speak English. There doesn’t seem to be any oversight of their work. The work is getting done but it has been a stressful experience.

I was told my new home would be as perfect as the model homes. I have not found that to be true. Toilets' run randomly, dirt in the water lines continues to run into the bathroom sink. One of my shower drains, is slow to drain the water...not normal or near perfect.

First, only the good stuff. The community is beautiful. The pool and clubhouse is magnificent. The people we have met are friendly and helpful. Now, for the not so good stuff. If you think you are coming to this community for no maintenance, please know that issues with landscaping (weed control, irrigation changes for pools, etc.) are not being tended to as many homeowners here expected. We’ve only been here a few months, but this has been an issue. Workmanship is standard and responsiveness to warranty issues is standard except for the landscaping issues; hence the two stars.

Problems after move in

Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. We are away right now and will have to call when we get back home. Called many times to have front eve painted to no avail. Still needs to be done

I was disappointed when we closed that I could not keep Money back because we paid cash and the house was not complete at closing. Many things were not done from the walkthrough the week prior even though they tell you it will be. So you have no recourse except to be a squeaky wheel. Our kitchen backsplash and bathroom tile jobs had to be redone. Such a pain to move in and then have to work amongst the mess when they knew at least a few months prior that it was subpar and unacceptable. Trent was very easy to work with and answered all questions and got things done. He went above and beyond in accommodating us with meeting times since we were from out of state. Unfortunately the quality of some of the work done was not up to our expectations due to the limited workforce they are working with. Small Square Footage, LOTS of Issues, LOTS of Money

Small home with LOTS of pre- & post-closing issues. Substitutions made without my input. Almost no response from field manager during build. I've turned in 15 issues with home builder & 2 with field manager. As usual, no response from field manager. Builder is coming this week to look at the others. Sales consultant was AWESOME! My saving grace was having a realtor in my corner!

Pulte uses high quality material, but unfortunately does not use workers that care. There was a lot of sloppy workmanship that I am left cleaning up after moving in...things like paint and grout "splatter" and streaky paint jobs. Very unfortunate for the price paid.

We've only been in our house for now 45 days. We love the overall set up for the house but there have been issues. To Del Webb's credit it seems they are trying to resolve the remaining items we have as respects construction errors. However, we seem to find more errors or stuff not working each week. These are not major items (a faulty electrical plug and an obstruction in the wall for flat screen) but they are annoying and makes you wonder what else is hiding behind a wall. I'm sure they will ultimately get corrected but your fast track process and quality control could be better. ...

We should have been more insistent on items being finished prior to closing. We’re in the house two months and the communication on the items that need repair has been non-existent. I’ve instigated each email and call besides my sales person who just wrote back to me. Tile person was to start repairs twice and we set the schedule both times and the person never showed. Cabinets don’t have trim, pool bath door doesn’t open correctly, damage to windows and cabinets and many more.

Trent was excellent. I’m disappointed because I don’t feel that we received the proper quartz countertops. I don’t believe the width was correct and I feel like I received a lot of double talk to confuse me. I’m very disappointed. The brick pavers for the side walk and front porch were slanted towards the front door causing floods in the den and hallway. The pavers had to be redone twice.Now the replaced the pavers that hold down the storm shutters are in the wrong order. I will have to file another request for that to be fixed. Workmanship...not impressed, Closing should have been easy (cash deal) however it was anything but, Many small issues such as wallboarding over ceiling light sockets during construction, initially installing cabinet and door hardware in the wrong finish etc.

Overall, I'm satisfied with the home I bought. My biggest issue was the cleanliness of the home, after closing on the house and entering it for the first time. I was expecting a WOW factor, but instead, I came into a not so clean house!!! I won't get into all of the issues, but there were a few other issues with the house, that is taking a lot longer than expected! I think the overall workmanship of the house is fine, but it's the cosmetics of the house that is frustrating. Hopefully they'll get things taken care of soon, finish up other properties around me, and get the community center up ...

Getting any punch list items completed are nearly impossible after closing.. Response back to address lawn issues have been over a month to get even a response.. A lot of passing the buck going on between builder, HOA, and landscaper. Seems like its all new to everyone but I find that hard to believe since Pulte has been around for a long time and know how to operate.

Building During COVID Times

Let me preface this review by saying Pulte builds a good home, but the timing to build is of utmost importance. The real estate market was hot, building material prices soared, and the COVID pandemic delayed/shut down many manufacturers. Some say it was the perfect storm. Those of us in the building process found frustration at every turn. The ratings above reflect these times.

This has been the most stressful event in our almost 46 years together other than deaths in the family and personal medical issues. We visited the build site almost every evening after the workers had left and, on almost a daily basis, were disappointed to observe incorrect installation, shoddy workmanship, damage done and food wrappers, cigarette butts, empty soda and beer cans laying around.
