Good thru closing but quickly fell apart after closing. Very difficult to get help with problem areas after closing!!!

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. I realize covid and reduced manpower have caused some of this problem but to be honest Bryan our construction manager probably was our main problem. He promised things to be done at a certain time and probably missed the timeline in over 50% of the time. We were never told we would have to pay for a reclaimed water on our utility bill for irrigation when we signed our contract or when we closed. The HOA fee went up $60 a month just as we closed but we still have to pay for this reclaimed water irrigation bill every month. This is the first HOA I have ever been charged for irrigation. Simply ridiculous ! To some it up I would recommend DelWebb and Pulte but suggest you ask a lot of questions and make sure your construction manager has a good resume. The people at Pulte have far too many homes to handle per each manager. I am sure this review will never be shown to the general public but if it is please be VERY careful when deciding about not only the developer but more importantly the builder. ... More

We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. The materials and included extras were also far less optimal than Lennar. If this home was not in the community that it is, and was here in Colorado where our Lennar home is, we probably would not have purchased it. ... More

I looked about a year and there were so many communities to choose from in this area but, in the end I thought Del Webb Pulte would be the best option. I really was disappointed in the overall quality of the materials used to build and the workmanship building the home. I am looking forward to making friends and enjoying the community so hopefully things will work out.

Plan on the home build taking longer than you think. Communication with your personal contractor is key( we had issues with ours) I would t go through the process again.

Even though this builder seems to have a good reputation, they sub-contract the work out to a workforce that have substandard quality of work. Many examples from poorly installed tile work, cracked tile, damaged appliances, missing lighting fixtures, mission bathroom fixtures, damage to drywall, etc. etc. The landscape company is unresponsive. They have the sprinklers turned on so much that the back and side yards are unusable due to the saturated ground. All defects left to be addressed after settlement under the warranty process. The warranty process is slow and broke. The builder seems to have way too few employees (only 2 I believe in Del Webb Bayview) that handle the warranty work for the new homeowners. There are just way too many workmanship quality defects in the building process for two people to effectively manage. As a result, homeowners do not get responsive attention to addressing the many flaws. The upfront sales representative was great. The construction manager during the construction process was great. I was promised alot when I bought this home in the area of "White glove" service. I never got anything close to that. Although the positive is I confident I have a very well built home, I was treating more like I was lucky to have it rather than Del Webb was lucky to have me buy it. My construction manager only called me once, and I am 3 months in and have yet to have anyone get back to me for 30 day inspection.

Very anxious to sell property but have been over selling and unable to address issues in a timely manner. Feel they are using many unqualified people for labor. House was dirty at closing.

This is our 2nd Pulte home in Del Webb. The 1st one closed 11/20. This one code 5/22. Quality has declined significantly! We have almost 100 items on our punch list. 2 months after closing there are still over 50 open items. Also, Pulte title people were extremely difficult to deal with!

This is not a custom builder and they are very rigid in what they can do. Resolving construction issues is painfully slow.

Pool construction was a disaster. Crushed underground pipes found. Sub had not properly tested. Multiple delays in addressing punch list and warranty issues. How long does it take Pulte to change a light bulb (actually fix a light post) that has never worked in the two months since closing? Don't know, because still not fixed.

They were still working on our home the day of closing. Numerous items where not completed correctly. Flooring had two colors of grout thru out the house as though they ran out and just picked a close enough color to finish the job. The flooring was not cleaned, there was sticky stuff all on the floor along with paint and silicon. Tile in bathroom doesn't even flow with the wall where they connect. Out door patio pavers are covered in paint and the screen patio was installed incorrectly with holes in the screening and support beams not leveled. Even the house number is on the house at an angle and not painted where you can see where they try to remove it and redo the installation of the numbers. We have plumbing, paint, electrical and flooring issues since we purchased this home. I will give them a high mark for responsiveness before we purchased. Trent F. Nice home, attentive initially—— but then attention waned

I have had 4 out of 6 appliances worked on already, and even though we paid top of the line price, they aren’t top of the line. I have had 4 warranty visits where I was sitting and waiting and no one showed up. The house isn’t wired for a separate switch for the fan in rooms set up for a ceiling fan and light - you have to use the pull chain. You can’t choose to put in extra outlets or say where you would like them on a wall. They planted a Live Oak within 6 feet of our swimming pool, and now we’re going to have to go through the struggle of getting permission to change it out for something suitable. Floors aren’t level. The house has a passive return air system, resulting in stuffy rooms when guests close their bedroom doors. ... More

I bought a yard of dead sod at closing. I was reassured the sod would be replaced by Pulte Hones. This has not happened and is unacceptable.

House is OK. Not what I really wanted, but it will do.

Not the same quality as the Pulte Home I bought back in 2010. Shame that profit comes before quality and pride

House quality seems good but the craftsmanship quality of finishes is poor

I’ve read many comments where residents are calling Dell Webb “Paradise”, and in many ways it is. But when it comes to the actual house, it is disappointing. My kitchen countertops do not reflect the color granite that I chose. The countertop in the third bathroom is not what I chose at all. The faucet installed in the kitchen is rusty. Finish work around the master bathtub is very sloppy. Some things they may get around to fixing, but the granite/quartz countertops are permanent, unfortunately. Seems it’s just my tough luck.

after the great sales pitch DW/Pulte was the greatest and would provide an error free package all inclusive, not quite. Sales was great, financing was rough but it took 5 people to get it in order for closing. Project management was lacking in maturity and experience. Punch list items still not done as well as warranty items now, of CV19 is the cause. Action was late on my punch list items and many left at closing I trusted would be done but were not. Many simple things I asked for they refused to do or used the permit as a reason not to do, not good buyer relations. I told them at start I was a retired engineer/construction manager but that didn't seem to phase them. They blamed things on subs which is a age old excuse I heard 35 years ago, I guess no realizing they are still responsible. A complete package it was not, I am still coordinating with cable provider to get service that should have been done during construction, this experience was not fun. ... More

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No outlets in the master closet or pantry. Only wire shelving is offered. Some of ours had nail bolts that popped out of the wall when 8 oz of weight was set on the shelf. The shelves were not all level. Entry level appliances - dishwasher, range and microwave. Not what you would expect in a quality home that is priced over half a million dollars. Sadly from my experience- Lennar is now offering a better quality home than Pulte and it hurts me to say that. Pulte is making money. Just check their recent stock prices.. but sadly their reputation is going to suffer. The amenities, street lighting and sidewalks are great. There is plenty of open space and most of the homes to back up to ponds and or green space. The community seems to be laid out well. ... More

Stay away from Pulte developments

You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

While the home seems to be well built, its has many things that need to be finished. Once the house is closed on, any outstanding issues the builder will take months to fix if they do. Seems as if they are hoping you forget about the items. I would not do this again.

BEWARE. Pulte did not have our house completed and to our satisfaction at closing. They asked us to give them a good rating in spite of their inability to complete the house as contracted. They in fact asked us to state the house was completed even when it was not. The many, many items left undone are too many to name here. We’re now moved in and in a fight to get the simplest of things completed. Again BUYER BEWARE.
