Look at everything in your house. From the placement of the light switches to the water pressure in your shower. Don't assume that smudges on your floor can be easily wiped up. Do not close on the house until all of your issues have been addressed. It is a very difficult and lengthy process to get problems fixed once you have closed.

Be involved in the building process.

The process of purchasing the home is quite simple. There is limited accommodation for scheduling with the design center and for the walk throughs with the Field Manager. I would recommend hiring an outside building inspector to oversee the entire process. We have 3 walls that are not square (2 of which are in a very visible location). The out of square walls could have been avoided if the Field Manager carried a level and held the subcontractors accountable for poor workmanship. The quality of workmanship is terrible. There are 100's of paint blemishes on the walls,Paint splatters on my hardwood floors that still have not beeen cleaned up by Pulte. Every window sill needs to be rechaulked. The floor moulding where installed crooked and there is exposed wood. The hall bathroon tile is off center and has gaps in the chaulking. Where the walls and ceilings meet there are paint lines.My hurricane shutters that were hung and approved by the county, some dont fit properly and I was missing hardware. Very personable. Multiple issues after closing revealed lack of attention to detail and obvious lack of inspection of plumber's work, appliance functioning, and several other areas. Messy workmanship.

Hire your own private, licensed, inspector to monitor every phase of building. Do not close until all issues - cosmetic and otherwise - have been completed. All issues are addressed by customer care, but not in a timely manner. I am 2 months after closing & work is not completed yet. The master shower is still unusable and revealed a cover-up by multiple services (tile & plumbing) of defective workmanship & Moen products. This is the 3rd house I have had built & the 1st with any (& many) problems. This is a wonderful community to live in, but the build quality is poor.

Closing process was delayed three times. Problems on walk through were numerous and were not fixed/completed at closing. Now I will have to deal with the issues through the warranty process. I don't expect that experience to be any better.

The low voltage vendor Securepro miss labeled the codes for wiring tv hook ups. Can't be corrected since Pulte's lack of consistent plans allowed plumber to run pipes where the backing was to go. The rush to complete and lack of thorough inspection missed several item that had to be corrected after purchase. PM didn't provide shower rood for second bathroom told us to buy our own, he probably took it for himself. There is little oversiight of vendors Pulte uses. Homeowners in this community are EXTREMELY nice which is a HUGE plus.

One year of disappointment

Our building experience with Pulte was one delay after another. There were so many mistakes made along the way. Luckily we were here to have them corrected. The workmanship in so many areas embarrassing. They are coming back to fix some of the issues, but some we know will never be taken care of. The ONE SHINING LIGHT in our buying and building process is our sales person JEN. She is an amazing sales person and overall wonderful lady. Thank you Jen.

Issue that arose in March not taken care of before closing in May. 3 months since closing still not taken care! Paid $$$ for this upgrade. Lots of similar horror stories throughout the community. We went with Pulte because we thought we would get a quality build and responsive experience. They are not that company anymore!

Shortly after the contract was signed the issues began. Once we finally got a return call from our project manager Colin, we were told our home was going to be significantly later than we were promised even though we’d purchased a quick move in home. I would not recommend Del Webb Bayview due to bad experiences with head of sales, field manager and lack of response to fix warranty items. While I know there are somethings out of control such as availability of supplies, but the lack of response and lack of accountability to complete tasks is infuriating. All the members of this community are frustrated. I wouldn't recommend building in this community. They are not organized and highly unresponsive.

Construction issues identified throughout the build would have gone uncorrected if I did not insist on fixes while walls were open. Poor quality of contractors and workers, Homes sites were not kept clean as well as the interior of the homes were filthy. There was no respect for the buyers home and options put in the house. Home was drywalled before they stuccoed resulting in water damage and multiple replacement of dry wall. Mold on roof trusses. Pulte would have left the house with wet dry wall and mold if we hadn't been in Florida to watch the build. There was no “ wow” factor in this new house. The builder forced us to close earlier than we were originally scheduled for and we wound up having to complete many projects that the builder did not finish. Our trees and bushes were dead or dying, a/c system inoperable, doors with no locks, no access to cable television, shoddy electrical work, and many more issues we’re still dealing with. It boggles our minds why they couldn’t wait two more weeks and present us with a finished product.

There is little to inadequate supervision of the contractors during the build and if you are not here watching them or don't know construction you are at a huge disadvantage. Contractors are not held to any reasonable standard because they are inadequately supervised and poor or substandard workmanship is the standard they are held to. Do not expect to receive what you order. Pulte changes colors in major areas, in my case, the color of my roof. While most of the trades I have dealt with were eager to please and respectful, their tiling company is the worst in their industry. In my kitchen, they used 2 different dye lots. The tiles in the guest bathroom wall were not lined up and jutted out in some corners. They sent a man who was verbally abusive, aggressive and a bully. I had to tell him to leave and mot come back.

The quality of the homes that Pulte builds is very disappointing. The construction managers assigned to the homes are worthless and the contractors do the minimum just to get paid. Very poor warranty response also. Overall, very disappointing!

I would not wish anyone to have to go through a home buying experience in an over 55 community like we just have! The whole process was poor but like a lot of people we were caught up in the boom market which builders have capitalized on. Eventually we moved into our new home 7 months after our scheduled time. Overall the design is very poor and lacking basic understanding of the age and stage of who they are building for!

Pulte is ruining the Del Webb experience...and the brand

I did not buy a Del Webb home, I bought a Pulte home in a Del Webb community. Also, I do not own a "scenic 40", I own a "distinctive 50". It should be noted that Pulte now owns the Del Webb brand. Living in a Del Web community has been an incredible experience full of fun and new friends for many years. Having to suffer through the Pulte home building experience and dealing with what I call "Pulte quality" makes it hard to say it is worth it anymore. There is no customer service at Pulte. I cannot recommend anyone buy a Pulte home.
