Jakob was an excellent construction manager and did his best to please us.

For the very beginning Lori and I knew that delwell would be right for us. Absolutely awesome pool and amenity center. Excellent restaurant. The build process was smooth without absolutely the best construction manager with Max Thompson. He got us through the entire process. Very responsive to our needs. Highly recommended. He made sure everything was done on time and with high quality. Home selection was exactly what we were looking for. Location of Del Webb was ideal.

Such shoddy workmanship and little concern for making things right. Great community but if I had to do it again, I would not buy from Pulte.

We intended to pay cash for our new home; however, because we had not yet sold our existing home we were required to apply for a mortgage to purchase the Del Webb home. The loan application process was horrible. The loan processors required us to provide information that was not ultimately needed and difficult for us to obtain in a format suitable to them.. Although we did eventually get approval for the loan, we did not need it because our home sold as expected.

Over-all the experience went well. Our concerns arose after we closed middle June. As with any new home, there will be items that need to be reviewed/repaired. These have been. The largest item we encountered was the back yard was not done well, at all. The slope was going into our back side of home. The water during rains (and even during the sprinkler watering) was not funneled well. We have major flooding. Multiple service requests have not been responded to except for email feedback. We've been in the house for 1.5 months still no action. I spoke with our neighbors who have same issues. We're getting quite concerned with inactivity regarding this? Pulte customer service is 110%!!! Pulte sub contractors and quality of workmanship is 75%. I feel like they hire the cheapest subcontractors which include people who have zero experience and no supervision so therefore some things are built extremely well and others are not. Have already had issues with our AC, hot water and major issues with landscape company that pulte hired. Overall I like the home itself and amazing customer service thru the buying process but Pultes above average reputation is no where near what it was 30 years ago. I'm disappointed by that because I went with a "name brand" builder and paid $100k more for a Pulte home over other cheaper options in the same area. ... More

Max was the absolute best at what he does. He kept us informed with calls, emails, and pictures. In looking back, it would have been helpful to have had a check off sheet with dates, time frames, and contact people to answer any questions. Maybe a customer service person prior to completion.

There are a good amount of activities to join and a good variety. With 900 homes many opportunities should be offered multiple times so that no offering gets filled up making many people not able to participate.

Issue that arose in March not taken care of before closing in May. 3 months since closing still not taken care! Paid $$$ for this upgrade. Lots of similar horror stories throughout the community. We went with Pulte because we thought we would get a quality build and responsive experience. They are not that company anymore!

Project Manager communication was great. Superintendent & quality control did bot meet up to the tasks at hand, Oven frame not installed left in oven. Oven warranty not with oven package, Had to put your head inside the oven upside down and take a picture on cell phone to complete the warranty information. Quality of microwave, wall oven, bathroom hardware accessories below quality. Laundry room facet cheap. House was dirty, workman sloppy trash left inside home on visit before final walkthrough. HVAC did not have a filter in the A/C unit. Closing process to meet new home buyer with HOA is non existent . Welcome package was picked up at sales office. HOA or sales should meet with new homebuyer and review information for the community. Facebook, community links, tour of the facilities. Very disappointed . Email is efficient but not personable. ... This home building process is a well oiled machine. Sequences are in place to efficiently move things along. I wish they would provide the option of patios and screen cages to be included in a new build. Now you have to wait until after closing to start the project when you do not have local contacts. They planted a tree where my patio will go even though all personnel in sales, design center and construction mgr all knew of my planed enlarged patio and cage. They would not remove or relocate the tree.

I bought a yard of dead sod at closing. I was reassured the sod would be replaced by Pulte Hones. This has not happened and is unacceptable.

The quality of a Pulte home is higher than other Florida homebuilders. Even though my home wasn't "perfect" on move-in, the quick responsiveness of both my construction manager, Ben, and the warranty representative, Jodi, has been amazing. I'm loving it here at Del Webb!

Very satisfied with our new home. Working with the Bayview staff was pleasant.

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No outlets in the master closet or pantry. Only wire shelving is offered. Some of ours had nail bolts that popped out of the wall when 8 oz of weight was set on the shelf. The shelves were not all level. Entry level appliances - dishwasher, range and microwave. Not what you would expect in a quality home that is priced over half a million dollars. Sadly from my experience- Lennar is now offering a better quality home than Pulte and it hurts me to say that. Pulte is making money. Just check their recent stock prices.. but sadly their reputation is going to suffer. The amenities, street lighting and sidewalks are great. There is plenty of open space and most of the homes to back up to ponds and or green space. The community seems to be laid out well. ... More

Built 4 new retirement homes in past 9 years. Three with Del Webb. One with Taylor Morrison - a mistake. Del Webb has retirement homes and communities down to a science. Go with the proven leader. They are the best!

Del Webb certainly makes it easy and enjoyable to build a new home. The process was actually fun. Of course the choices you're offered are limited, but that keeps the stress to a minimum. Our sales person , Jill, was amazing, guiding us through picking a lot and dream building our top 2 models so we could see the actual cost with all our choices. Once we chose our model, our Construction Manager, Ben took over and kept us informed of the progress on a weekly basis. Ben was also top notch, answering all our questions and fulfilling all our small requests along the way. We rented a home within the community, so we were able to watch the home as it was being built. Best move ever. Del Webb allows you to hire your own inspector for both a pre drywall inspection & a final inspection. We recommend this as, of course, no home is perfect. We are very happy with our decision and our new home! The community amenities are awesome and the people here are friendly and welcoming as well. The homes are great, the value is there, and the neighborhood is really beautiful. The homes are close side by side, but Pulte and Del Webb designed them to not have many windows on the sides. The neighbors are not close in the front and most people are on a preserve or water in the back offering privacy. Very happy.

Entire process from Sales, Inspections to Closing was very smooth and pretty painless. Home was ready to move into on date promised which didn’t happen with a previous builder we had.

Moving to Del Webb has been Fantastic for us !!! The sales process thru the buildout of our home went as smoothly as anyone could have hoped for. Our sales person was so very personable and so very helpful!! The design team helped create a beautiful home. Our Project Manager was in constant communication with us about our progress. We closed exactly when they said we would and were in and enjoying our new home in no time!!! The amenities speak for themselves!!! I would highly recommend anyone looking to build their forever home to visit a Del Webb Community !!

House is OK. Not what I really wanted, but it will do.

Our new home is what we ordered in most respects. Some flaws are still being attended to as we approach our third month. All of our neighbors are great and have made us feel at home. We love the feeling of community and the variety of activities offered.

The finishing touches and the products used are of high quality.

Valen was a great sales person who assisted us through the buying process. So far we have not had many issues and the minor ones we had were fixed in a timely manner. Selecting options was probably the only part of the process that we did not like. Not many options and answers to nearly all of our questions was a no.

Everything was fine. No significant issues.
