Overall it was a great experience through closing. Unfortunately, we are getting almost no response to post closing issues needing to be addressed. I honestly don't have any huge issues, but the builder isn't addressing them which is turning an outstanding experience into a mediocre experience.

We were long distance buyers. We came out three different times to inspect the build. I personally found things that were off and told Jared about them and he said he’d take care of them. He did some, but not most. They affected the proper alignments of cabinetry and countertops later. The front door was installed crooked. That has since been handled by needing to take off the lower threshold and reinstall correctly. I had asked Jared to please make sure the drains were not clogged as MANY reports had come to light of debris being stuffed and causing blockage.He assured me he took care of it. We had total blockage within 1 1/2 weeks. I asked Jared to make sure the floors were level before installation and that leveling compound was used. I was assured of that. Decided to put different flooring in and now see instead of leveling, he grounded a great deal of the floor, removing the natural seal concrete makes when poured. He created even more problems doing that. Schematics of the plans for this house were NOT followed. The master shower was not correctly installed as per the floor plans that I have a copy of. Because of the inconsistencies, the shower is NOT safe as it is right now. I’ve just realized the sliding doors to our back porch area was put in backwards. Does Pulte not make provisions for houses where they flip the floor plans? When installing the air conditioning. Heating unit, do you not install the needed filter? Ours wasn’t, and we had wired wiring done. Not safe on many different levels. There are many different items that need to be addressed to make this house properly built so we can make this our home. Warranty has been both good and extremely bad with communication and follow through. I was told by Valen to “ Trust the process”. It is difficult to do this because so many times we’ve been misdirected or out and out lied to. Safety issue like the plumbing, drainage, and that shower need to be addressed IMMEDIATELY. Instead, we are ridiculed, pushed off, or ignored. The exception to that was Michelle in warranty . She was great on the plumbing issues (2). We think our house will become a beautiful home as we work on it, but Pulte has allowed poor workmanship, poor quality merchandise, and poor supervision to permeate this building process. These homes are, in my opinion, not built as safely as they should be. We are cash buyers. We came into this with honest intentions, and expected the same from Pulte. , Pulte needs to have their president from Tampa come out and look at all the corners that are being cut in the build and rectify that for all the future homeowners. Disappointed with the quality of workmanship. Workers didn’t tape when painting and sprayed all wires which makes it harder to install ceiling fans. Water lines were backwards for cold and hot. Garage door didn’t work properly.

Overall the experience was pretty good. There was no communication of the hand off of outstanding items from the Project Manager to the Customer Care Center resulting in a 3 week period where nothing was done. Once I learned the Customer Care Center was the point of contact and found out who my contact person was, everything was completed quickly (Thanks Jodi). The Customer Care Center has been excellent to work with and get things done.

The sales team, the design team, and the construction team were all outstanding. We love it here at Del Webb Bayview in Parrish Florida. We highly recommend living here!

Nice people but probably all too busy. Takes far too long to get promised things done that should have been done before closing date. I hope I get my refrigerator parts this week.....after 7 weeks. People on the ground are really good people but maybe stretched too thin.

Stay away from Pulte developments

Great salesperson up front. Overall quality of work and materials including appliances after that have been disappointing..

Covid was not your friend if you were building a house. The 18 month process was indeed long and at times frustrating, not to mention the historic price increase in such as short period of time. However, our Del Webb sales person and construction manager kept in touch with us on a regular basis with updates on progress and provided pictures. Material and worker availability affected the entire country, so we understood. After finally moving in, we love the house and found very few minor issues that were handled immediately. Not the same quality as the Pulte Home I bought back in 2010. Shame that profit comes before quality and pride

Trent was very easy to work with and answered all questions and got things done. He went above and beyond in accommodating us with meeting times since we were from out of state. Unfortunately the quality of some of the work done was not up to our expectations due to the limited workforce they are working with. Ryan, sales representative was great to work with throughout the process. He provided a lot of additional information on area and referrals for additional work to be done after closing. A little disappointed that after closing, we did not receive any type congratulations or "thank you" from him once we closed. Pulte Mortgage - this process was very cumbersome...there were too many people that we had to deal with - and we had to provide all of the same information multiple times. I felt that the tradesmen were very responsive. My salesman was very responsive and helpful. Overall, my experience was very positive!

Be sure to be actively involved in the building process to identify any problems immediately.

Sam did everything he could to make things right.

Lots of issues due to poor craftsmanship. Now I must spend time waiting for repair men to to come and go for things that should have been addressed prior to closing.

From our Realtor Gil, Title Debbie, and builder Jakob, it was a wonderful experience! The property is beautiful, and the development is like a resort! Very happy!!

The process was very well organized. Sometimes I felt under pressure to do things and make decisions more quickly than I would have liked. I hope we made the right decisions. Selection of options / extras / style / colors was an especially stressful process. On the other hand I understand that Del Webb had to nail down the specs to build.

The house was build well but not great. Little details and finish left a lot to be desired. The process relies on and leaves too much of finishing touches to warranty which is a challenge for timely fixes AND an imposition on our time. We were firm with our punchless but numerous things still fell through the crack ... be persistent BEFORE closing to get things fixed.

They were welcoming during the building cycle and very responsive to questions and/or concerns.

Good thru closing but quickly fell apart after closing. Very difficult to get help with problem areas after closing!!!

Initially, we had two not so pleasant experiences with one project manager who was reassigned to another community after just 2 months and his replacement who was a rookie and did not know how to proceed in getting inspections and caused us to detour our return from Christmas in CA with my son and family to do a pre-drywall walk-thru prematurely. Work was subsequently delayed 6 weeks until we finally talked to a Pulte VP of Building who re-assigned us to Hector, who was outstanding. He got the needed inspections done and completion our home as he promised in mid June. And I attended a walk thru with him just before closing the next day and everything on the 3rd party inspector’s listed was corrected by Hector + some additional items. I am very pleased with my new home by Del Webb. From our Sales Person, Valen, to our Construction Manager, Sam, we have felt that we had very good support in the building process and in the post closing experience. I would highly recommend this development for the life style and amenities that is offered.

My experience has been mixed because I love the neighborhood and the people I do not focus as much on the fact that it is built to minimum code standards. It is annoying in the delay in resolving the legitimate issues I have with cabinets and appliances. I find that very frustrating.

Trent was excellent. I’m disappointed because I don’t feel that we received the proper quartz countertops. I don’t believe the width was correct and I feel like I received a lot of double talk to confuse me. I’m very disappointed. The brick pavers for the side walk and front porch were slanted towards the front door causing floods in the den and hallway. The pavers had to be redone twice.Now the replaced the pavers that hold down the storm shutters are in the wrong order. I will have to file another request for that to be fixed.
