DO NOT use Pulte Mortgage. They were very difficult to deal with!

You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

We were kept informed the entire time. Final walk through did feel a bit rushed and found numerous items after move in that will have to address at 1 year. Being remote it was still great to see progress being made and delivery was right about what we expected. Couple of items on the electrical/low voltage were ok’d but not documented so when it was time the company did not deliver, but our mistake for not documenting it.

We were pleased with the entire process from the beginning to the end.

Our overall experience was very stress free. Helder, our builder was extremely helpful. Jim, our Sales representative, was knowledgeable and professional. Christine, part of our Pulte team was also very professional

Overall, experience was very good

Our first sales rep was absolutely wonderful, but she left and we were assigned someone else. I sent him 3 emails with questions and he never responded so I was pretty upset. Our building supervisor was wonderful and made sure we did get our questioned answered. Besides the one sales staff, everyone else was great!

I was impressed when I first visited the Del Webb Lakewood Ranch. The community is well-planned and maintained, quiet yet full of amenities for active adult residents. The sales representative is very friendly and professional. The construction manager is very responsive to dress issues arose during the construction. Now I finally moved into my dream home!

Inexperienced construction manager assigned. We are in this home almost 3 months and have already logged more than 80 punch list items. Construction issues identified throughout the build would have gone uncorrected if I did not insist on fixes while walls were open. Plumbing issues - no hot water in master shower - tile had to be broken to access ports; waterproof seals not installed on shower valves; toilet knockout plugs allowed to drop into pipes causing blockages that had to be manually removed; bath tub not placed on hard undersurface, side of tub is cracked. Electrical issues - no power at fan outlet in guest bedroom - switch not connected; floor outlet not secured to box; exterior outlets connected to interior light circuit; exterior pole light not connected to day/night switch. Carpentry issues - windows and doors are not plumb and not rectangles; front door howles when wind hits it; sliding doors scrape on Schluters - tile extends to far into the door path; one door was cut to allow movement voiding the door warranty. Shower doors obstructed by towel racks; Roof vents crushed by roofers; roofing material thrown from roof penetrated lanai screen and scarred cross member. Screens missing from windows. Stucco not removed from hvac covers, pool equipment, lanai members. Interior walls not smooth finish to hide construction errors. Contractors do not show up on dates assigned to fix problems. Warranty dept is understaffed, overwhelmed with issues and complaints they have to deal with. My patience is wearing thin as these repairs have to be rescheduled and we have to be home when they come. ... More

There are so many issues with our “new” house that it’s way too many to mention. Cracking paint on the ceiling, poor drywall finishing, defective windows, defective shower door, poor quality cabinets that were a $10,000 upgrade, 2 large holes in the walls that Pulte didn’t notice, poor trim finishing work. The list goes on and on. It’s so discouraging and upsetting. We gave the warranty rep pages of our problems. She didn’t say anything wasn’t legitimate. She is trying her hardest to help us but it’s not her fault Pulte has such poor workmanship to begin with. Most of these issues could have and should have been resolved before we closed if Pulte had proper field supervision. Very, very poor quality control. So frustrating senior citizens have to deal with the result after closing and live in a construction zone in a brand new house while the builder’s mistakes get fixed. What a nightmare! Apparently Pulte doesn’t care about their customers because after speaking with neighbors we aren’t the only people with issues in our brand new house. Do not purchase a Pulte Del Webb Bayview home. The service is awful and they are dishonest.

The end to end home buying process with Del Webb was a positive experience for my wife and I. The Del Webb Sale Manager (Michelle) was courteous and extremely helpful in selecting our property and driving through the bidding process. The builders we had (Brian and Sam) were both meticulous and diligent throughout the process, keeping us updated on a weekly basis and ultimately delivering a high quality home with only minor adjustments to be made prior to and after closing which is to be expected. Overall great experience and I would recommend Del Webb to any prospective buyers.

We love our new home. That being said the workmanship and finish quality did not meet our full expectations. The trim work and paint quality were disappointing.

No Pulte people were present and issues could no be addressed at that time.

The bidding process for this property was very usual, never had to bid for a home before and possibly placed an over bid not needed. Prefer the land plot already be included in sell of home not separate. Construction took a little longer than anticipated but that is not unusual. Pulte Mortgage communication was not great at all, signed the paperwork at very beginning then basically did not hear from them until a few weeks before closing (after several attempts to reach them). Overall construction was not complete at walk-thru or closing. There were still items that required to be fixed and still working to get some of those items fixed today (extremely slow process). Very disappointed in the workmanship and lack of care taken to follow through. We have a garage that looks like we've lived here for several years. Paint splatters, gouges, etc. We had to hire someone to come in to clean our floors because of the left over residue from grout. At first we not pleased with responsiveness to issues but Brittnay has really stepped up and is taking care of us. Our house is beautiful but because of all the work we have had to do, it's still not a home.

Overall good experience, did not like factors that the market drove more than the builder (bidding on lots, high interest rates, lack of materials), but overall a good quality home. Some extra attention to detail would help and better quality materials (cabinets mainly) as well as cleanliness during the build would have been greatly appreciated and made us feel the home was really worth the cost.

Pulte was clear that changes could not be made after our selections were made. Beyond that, they did a great job in providing construction updates and meeting their commitments. After the closing they have continued to provide excellent service, including addressing punch list items.

We cannot believe how bad the quality of the work is in our house. (Kitchen has 3 lights over our island, not centered over island and no electricity) tile floors has bubbles in them. Our customer service person ( Brittney) has all this information and when I reach out about when we can expect someone to fix these problems I get no answer to my email and when I call3 times) get voice mail and no returned call. I can’t believe Del Webb has their name connected to this kind of quality in our home. And all our neighbors have the same problem .

Do not try to get a loan through Pulte mortgage. They are not friendly or helpful. Beware that it may take months to correct problems. Our feeling is they get the house finished and worry about fixing items later.

Shortly after the contract was signed the issues began. Once we finally got a return call from our project manager Colin, we were told our home was going to be significantly later than we were promised even though we’d purchased a quick move in home. This continued for months with culminating with Colin texting me with a slanderous vulgar text. Pulte replaced Colin with a new project manager, Trent, who finally got our house on track.He and Scott from the warranty department have been the only positives in this process. Once we finally closed three months later than promised, we received a special assessment notice from our association that had never been disclosed to us prior to or at closing. We’ve contacted Pulte numerous times with no response. While we wait to hear from Pulte, we’re considering going to other social media sites to share our unpleasant experiences.
