Warranty issues need to be addressed with some urgency. Toilets were cheap and seats should be self closing. This is a low cost feature. Sales need to offer more options and time to consider.

Sales staff, site construction manager and clubhouse staff - the experience was unique and well orchestrated. Construction materials and build by Pulte is excellent as well as the follow-on services support they provide.

Poor workmanship of interior trim, door installations, shower and second bath tile work/grouting. Above rating is a reflection of this. We were relatively happy until this stage of the project.

Del Webb is a reputable construction company maintaining excellent quality. But the after-sales service cannot cooperate. Details were missing in many construction works and remedial arrangements were not perfected in time. For example, the central air-conditioning system in our house is missing a filter. The response when we made a complaint was: go buy one yourself. Ha ha. . . . . .

We love our Pulte home in DWB. There were minor issues along the way but our sales rep and construction manager both corrected them very promptly. Would def buy another Pulte Home.

House was not cleaned. I have had cleaners redo tiles and flooring all around. A lot of glue stuck to floor. I have paid to have it taken care of. I was told I could not have items installed before moving in but have discovered many new owners were allowed plus had fans/ lights installed. This put my moving in at a later date. Did not like that within 23 hours of closing that Del Webb wanted to push it out because they did not take care of their hiccup. I closed and waited for 2 weeks to get my problems taken care of. After going to the orientation at Del Webb Bexley I am sure there are items I need and am not aware of. Love my home but as with everything. You make a sale and then move on. How sad. Josh was a great construction manager.

We build a few houses and this was by far the worst.

Renee and Josh were enjoyable part of the experience. Follow up on issues has room for improvement. Quality of workmanship I would rate as average and suffered from project manager being stretched too thin.

We have had an overall excellent experience during the construction process. We were not able to visit the site during the build, but William kept us up to date, sent photos regularly and answered all of our concerns expeditiously. Since moving in, William has been very attentive to the issues addressed by our inspector and the issues we had during walk through. The warranty team has been very responsive to issues that have arisen.

DEL Webb seems to offer some Saks Fifth Avenue features in their homes, with a touch of Dollar General thrown in.. Some of the design features make absolutely no sense, and there is no flexibility to address these issues. Some subcontractors are excellent, others not so much. I would like to give a shout out to my PM, Steve, who did his best to make sure the work was done correctly. His communication and professionalism were very much appreciated. The entire staff at Del Webb Bexley was very accommodating and helpful. From the sales office to the building management group, the acquisition of our new home was stress-free. Kudos to all those involved at Del Webb.

Our superintendent Josh was great and stayed on top of everything, including getting subs back to correct mistakes (plumbers, drywallers, roofers, electricians, framers and tile crew) during the construction phase. Rate Josh 5* Sales and Design staff were great also. Home was completed a month early - woohoo!! Not a custom home, have learned to live with the flaws. Biggest issue we have is the unresponsiveness of the Warranty Department: failure to respond in a timely manner, don't show up for scheduled appointments and overall, lack of communication. After closing we had issues with toilets flushing, gutter leaking like a water fall at entry way, kitchen cabinet door handles off, sliding glass door gadgets in all three panels messed up and scratched glass and tracks full of stucco and paint that we can’t get off, large scratches in nest kitchen sink, odor from under sink, grass dying, we just uncovers 20+ sprinkler head and trimmed around them so they would work, grass is dying and two different kinds of sod laid and different colors our quartz island has very sharp edges all around, entry way walls had to be re sanded and textured properly and waiting for someone to come back and paint, the slinging glass door looks used, the ceilings look waves, poor workmanship, and I can go on. So disappointed in all this and the responses we get are, you have to remember the work was done by humans and things can’t be perfect. We’ll the amount of money spent and knowing this is A Del Web community we are very disappointed in what was supposed to be our dream home! ... More

I have built 3 homes and Pulte did many things very well. While my home is the smallest of the 3 I built, it may have the least attention to detail. But the most disappointing aspect has been the follow up to address quality issues is pathetic. After moving in, I was unable to flush the master bedroom toilet for a month. My lanai sliding door is installed improperly and allows insects to enter at will. The service request to fix was a joke almost as bad as the multiple plumbers it took to fix the toilet. Daylight shines through my garage door, energy efficiency blows. My first water bill was 6 dollars for potable water and 50 for 1x per week irrigation. Did I really need 42,000 gallons of reclaimed water to get my sod stabilized? If my neighbor wants to borrow a cup of sugar, we can just open the window and pass it over. Does a micro-lot require 42 thousand gallons of water to grow? Overall I am just OK with my home quality but I can fix Pulte's errors as they seem unable to do so effectively. ... More

The buying process is good. The quality is average. Workers aren’t the best craftsmanship. There are things they should have done for the cost. For example sealing the grout, top coat on epoxy garage floor we paid extra for. They don’t do the clear coat. Major issues were fixed with no questions asked.

There were a lot of initial problems when we first moved into our new home. Thanks to the persistence and dedication of our site manager, Josh, most were taken care of in a reasonable time frame. Working with the warranty people for follow up since then has been good.

Great experience at first. Then my rep became standoffish, sarcastic and then condescending until I put a stop to it. After that it was one broken promise after another. I put my foot down, raised my voice and finally got most of the work done. There is still a lot more to do. The quality of workmanship is a thing of the past. You have to stay on top of these people in order to get the work done correctly.

Poor quality from tile, walls, outside drainage, sprinklers, electrical. Vendors do poor work and nothing is corrected until the last week & they want you to close & promise what's not fixed will be taken care of,then when you find issues they say that wasn't there during the walk through.

During build DW (Pulte) was responsive, we had several 3rd party inspections, all issues were addressed. At closing many items which could have been dismissed, were corrected. Everything great through closing. After closing a few unidentified issues arose, the response is not as great. The build manager did a few things, but warranty department simply does not reply. So be as detailed and vigilant as possibly before closing.

In any place in the home you will find something not level, damaged or missing. The lack of oversight and quality ensurance can be seen everywhere. When something is addressed to be fixed, don't expect it to be done right the next time but instead expect multiple attempts before something is completed to one's satisfaction. Expect to find many issues with the home after closing. Things like scratches on cabinets that were hidden because they were not identifiable because the home is so filthy. Scratches discovered won't be addressed by warranty because the discovery happened after closing. It is the buyers fault afterall for not having x-ray vision to see damage through smudges and dirt on everything. ... More

I appreciated the effort the sales representative made in my home-buying experience. I initially placed a contract on a home that I could not purchase due to the high-interest rate. Christopher was great in helping to find another home in DWB that met my needs and suited my budget. After I closed, I was frustrated with addressing issues with my home. The repairs are perhaps minor, but I'm disappointed that these things were overlooked before closing. I share some responsibility as my walk-thru revealed some issues, but others weren't as readily noticeable. I found Pulte to be unresponsive, does not care about the customer, and not trustworthy. Was told the total process to complete home from purchase and sales to closing will be 8-12 months. We didn't close until after 15 months. My home sat framed untouched for 5 months. Trusses were placed incorrectly and needed to be reworked. The fix was first proposed to cut a hole in the roof to cut out the part of the trusses that were placed incorrectly and then replace the hole with the piece of the roof that was cut off. I say first as that was not an acceptable fix to me. The experience with Pulte Mortgage was not any better. In terms of Del Webb, they appear to be very focused on the homeowner and ensuring an enjoyable experience living in one of their communities. ... More
