Settlement date was not negotiable even though the house was not completed. A certificate of occupancy was issued but should not have been. The inspection process seems to be shoddy. Construction supervisor, foreman, crews are unresponsive to fix deficiencies noted. Very unprofessional. Would not recommend this builder (Pulte) to anyone. They do not stand behind their product or process.

There were several (5) issues missed during inspection (breakers, electrical, A/C, insulation, and missing items). Very difficult to contact Pulte Warranty group to resolve issues and they were not responsive (didn't return calls, took days to address issues with vendors, etc.) during the process. Eventually my Warranty contact left Pulte and I was not notified. I've been living in my home for over a month and the issues have still not been completely addressed. Additionally, quality of build and components used has not been great in relation to price of the home.

I am disappointed in the quality of responsiveness from the construction manager, and that many of the defects that were noted before closing in the walk through were left uncorrected despite assurances that they would be. To-date they still remain un-rectified. The warranty service has been practically non-existent.

We had to fight to get the house in acceptable shape before the closing, due to numerous defects of reckless and poor workmanship. We were forced to do the closing in spite of many unacceptable items to be corrected. The building manager assigned to our house kept making promises that did not fulfill in an expeditious manner. A new manager assigned 1 month after the closing seems to be more responsive.

There are six outstanding issue..no 7 that are still outstanding and not addressed. Flood lights I paid extra for. Can’t turn off at switch..problem electrical. Hardwood floor in entry hall a board lifted and hasn’t been repaired. Counter in guest bathroom miscue where it meets the faucet leaving large gap. Bolts and instructions for hurricane shutters not provided. Broken glass for turntable in microwave..received a replacement that was incorrect size. Still waiting for yet another replacement. Still waiting for shower rod that was never provided. Spent quite a bit of money for this and disappointed. ... More

This house is not quality built, there is so many things wrong it’s not even funny. Inside and out needs things fixed, things are very poorly done.

Well built home--finishing work leaves a lot to be desired. Followups on things to be fixed have been slow.

We have had a honest and trustworthy experience from beginning to end.

I love my house! The floor plan is great. The design process was rushed and I was disappointed in the quality of the finishes supplied with a $500,000+ home. There have been issues that have been resolved and done issues still rock on 6 weeks post closing. Don't get me wrong, the neighborhood is great. I just think the houses are overpriced even in this market.

Love the community, amenities are very nice the people within the community are awesome! People are friendly & very helpful. The quality of the houses are not so great! They put up so many at one time that they are sacrificing the quality as they build each house and cut corners. Very expensive for the quality.

So far we had only a few issues. They have been either resolved or scheduled to be resolved. Overall the quality of houses build these days has declined no matter who the builder is. If you have a good field manager that does at least some quality control you are in luck (our field manager was great to work with). Towards the end it was obvious that things got rushed. We caught a few mistakes that were made and they got corrected immediately. Unfortunately, our house was finished well before the houses around us. We live now in a construction zone which is not always fun. The worst part is the trash flying around everywhere. Everyone is putting food related trash in the containers and the birds come and take it out and now you have it flying all over the place. The worst is the dust. It is everywhere, and keeping the house clean is nearly impossible. This could have been scheduled a bit differently. Of course, this has no effect on the overall quality of the house. I know a lot of folks in our neighborhood have a lot of issues and hearing about it can be discouraging. We stay positive and work with the Warranty department if we have an issue. There were numerous things wrong with this home prior to closing. We brought it to the attention of the on site people in charge and they assured us that the item would be repaired BEFORE our closing date. This did not happen. We still signed with a list of things that needed to be done and were told 2 weeks - it would be all done. Over a month late and very little has been done. The warranty person is now involved and working for us BUT why would it be warranty when it was wrong prior to closing. Empty promises! Also - there are things that we were told that our home would have that after it is all said and done - did not come with the final product. We chalked it up to maybe we misunderstood however - too many things and other employees of the builder/seller telling us this has happened before with other sales expectations. Disappointed with the time it took from contract signing to closing.

Overall we love our new home. Steve the construction manager was exemplary! He contacted us weekly, or more, about the building process. Change errors and omissions occured in another department but he addressed them quickly. After the closing things on the punch list are being addressed.

Obtaining a mortgage from Pulte was like having a financial colonoscopy . Not fun. I moved in at Thanksgiving, still waiting for builder's junk to be removed from my garage.

We like our new home but the finishing work is really disappointing. Painting, caulking, baseboards all are sloppy. They should have waited 2 more weeks before setting the closing date. Our final walkthrough took 5 hours because there were so many small problems. And of course we didn't get them all. Getting things repaired is a hassle cause to fix something it takes 3 different contractors on different days repair person, drywall person and painter - even for the smallest issues. Inefficient. The staff is helpful but our person who schedules repairs is often pulled away to another site to work so they are understaffed. ... More

Renee, our salesperson was exceptional throughout the process. That's the good. The rest is average. The trades people who built the house really didn't care. There were issues with the structure, electric, drywall, HVAC, cabinets, appliances, doors and paint that needed to be rectified both during construction and after closing. Two months after moving in we are still finding issues. My advice to anyone buying here, GET A HOME INSPECTOR AND HAVE MULTIPLE INSPECTIONS DONE. Lastly, when I need to submit a home repair claim, our representative is responsive.

I did not feel that the Construction Manager (CM) was not responsive in a timely manner to issues I noted in during my walk thru's during the during the construction process. Examples are circuit breaker showing a service light, incorrectly installed front door, loose cabinet molding. The last two items still need to be addressed five weeks past close. Additionally, the lanai deck has not been re-coated even thought CM's manager brought it to his attention during the pre-close walk through.

Sales experience was very good. Lots of things wrong with house. Talking to others same problems. Head of HOA not aware of home model and put screen enclosure on hold. Crazy.

Extremely disappointed in the poor craftsmanship of the home, the field manager and his supervisors did a poor job in monitoring overall quality during the construction phase. The majority of the trades employed by Del Webb lacked professional pride in their workmanship. We had to point out a good number of times poor workmanship and in some cases informing the field manager that items were installed incorrectly and needed to be redone. Due to poor project management and lack of quality checks, our home was delayed unnecessarily by at least 45 days!
