From contract to closing process was smooth and easy. Sales Rep was fantastic! He knows the business well. A lil more attention to detail by the different trades during construction could have eliminated a lot of warranty work that is now being completed. The cleaning crew before closing was disappointing.

Our field manager was pretty unresponsive to our questions and concerns during most of the house building process. Eventually, the site manager got involved to ensure our concerns and questions were properly addressed. Every time we identified an issue during the rough in phases, the emails, texts and verbal inputs and requests for status were essentially ignored. Pulte had to have the substandard work ripped out and redone. When choosing a Del Webb development, understand that it will be a community of active people, mostly retired and ready to enjoy the rest of their lives. The most important thing to know is, these are cookie cutter homes, the developer will not bend or change their scope of work. Once you sign on the dotted line, that is it. No changes allowed. Process of picking and buying house was very good. Post closing has some issues regarding denial of some what we thought was warranty work. Issue with thermostat unresolved as vendor skipped appointment.

Trying to get a shower door seal that does not leak water all over the floor has been very frustrating. Pulte should be able to install a strong enough seal at the bottom of the shower door to prevent leaks. I have been given the run-around in that I'm told that the kind of seal installed is all that they have. They should be able to get a better seal.

Obtaining a mortgage from Pulte was like having a financial colonoscopy . Not fun. I moved in at Thanksgiving, still waiting for builder's junk to be removed from my garage.

Sales person was very helpful, but my confidence in the team decreased as time went on. Many issues with house that showed lack of attention to detail and hurried sloppy work. Warranty team hopefully remains responsive and is on it. For the price of the home I expected frankly a better product w/o the crooked switch plates, miswired garbage disposal and dishwasher. Gas service went out for two days. Slow workmen on doing repairs. Hopefully things will improve over time but got to say it has been a source of stress and disappointment.

The builder has divisions for sales, builder, closing, and mortgage. Our experience was that none of these divisions talked to each other; one of them flatly refused to call another one!! So we would get a request from one division, call another division for the answer, and then call the first division back with the answer. A lot of frustrating work for us as buyers. Took most of the joy out of the home-buying experience. Very inefficient from a corporate point of view. Especially since one of the divisions was in a different time zone.

I paid for top quality cabinets I was aware they were not the best but were a level 4 these cabinets ESPECIALLY THE DRAWS are worse than what you would get at a low end cabinet from home depot i was never shown the huge difference in the draws Mine can not even support the weight of silverware

VERY HARD TO WORK WITH. PULTIE WILL NOT MAKE ANY CHANGES. MY HOME WAS NOT BUILT AND I WANTED TO MAKE SOME CHANGES THAT DID NOT REQUIRE PERMITS AND THEY REFUSED.VERY DISAPPOINTED WITH THEM.

There were several (5) issues missed during inspection (breakers, electrical, A/C, insulation, and missing items). Very difficult to contact Pulte Warranty group to resolve issues and they were not responsive (didn't return calls, took days to address issues with vendors, etc.) during the process. Eventually my Warranty contact left Pulte and I was not notified. I've been living in my home for over a month and the issues have still not been completely addressed. Additionally, quality of build and components used has not been great in relation to price of the home.

The "bones" -- slab, masonry & framing -- of our home are excellent. But the interior and (exterior) finish work were some of the worst I have seen in a new home. I know that skilled labor is hard to find right now, but the painting, woodwork and tile were downright sloppy -- I'm glad I can paint and do tile work. Right now, this builder using what is, in my opinion, some of the worst water cut-off valves I have ever seen under all the sinks and toilets. We recently built a home in Bexley and moved in March 2024. We love the neighborhood, HOWEVER... since moving in, we have had numerous problems. The problems started during the build phase. Our builder manager, Rafael, said the right things, but did not fulfill the promise. The worksite was filthy throughout the process, and as a result, the HVAC motor was damaged and needed to be replaced shortly after closing (it whistled loudly for 6 weeks). I love my neighborhood and my neighbors but it shouldn’t be my job and time to make sure things are done correctly. The sales people and construction managers are very nice and friendly but the quality of their trades people is poor. I am talking from the painter to the lawn people, poor quality. The required or recommended contractors (pool builder and window coverings don’t call you back to remedy problems. What should have been (per Del Webb’s) tv ads a joyous event became anything but that. Getting answers to questions, pushed to close when jot complete and then getting deficiencies corrected certainly kills the message you advertise. The residents are phenomenal, the experience just short of a nightmare. What happened to the Del Webb vision? BTW we are not in a 40 foot but a 50

While we had a wonderful experience with our sales person, our design person and our mortgage person. The houses are put up so fast that we found things that needed attention weekly. The field manager should be on top of things but wasn’t. The finishing work tile work, painting, very sloppy! Everything rushed yet still couldn’t get things together so we could close on time. Now we wait to have someone come and FIX what should have been done right the first time or done before we closed. Extremely inconvenient.
