Should not have closed on house til all things were done. Still waiting for glass in master shower. Two months, carpet installed improperly in master closet, kitchen hood still not finished. Woodwork and doors, door frames dings, dents, paint runs.

Love the community, amenities are very nice the people within the community are awesome! People are friendly & very helpful. The quality of the houses are not so great! They put up so many at one time that they are sacrificing the quality as they build each house and cut corners. Very expensive for the quality.

There were numerous things wrong with this home prior to closing. We brought it to the attention of the on site people in charge and they assured us that the item would be repaired BEFORE our closing date. This did not happen. We still signed with a list of things that needed to be done and were told 2 weeks - it would be all done. Over a month late and very little has been done. The warranty person is now involved and working for us BUT why would it be warranty when it was wrong prior to closing. Empty promises! Tradesmans work quality is lacking. Materials used are low end with top dollar pricing. Repairs usually require a second call back to get it done correctly.

Ian was our GC, he honestly tried to meet all our needs but his hands were tied on alot of issues. We felt Pulte was not flexible at all.

All we can say is make sure all your needs are met before closing. If they are not do not close. You will find Pulte is not a custom builder but a track builder, which is a big difference.

Get everything done that is not up to your Standards before you close, Because there will be a lot of confusion and unorganized Problems! You will have a difficult time getting them to fix things RIGHT !

Beware of all aspects of your construction. The workers do not know how to use a level. They state, “ if it is within a 1/4 inch it meets our standards”. Nice if I want a barn. The so called upgraded cabinets to level 4 are still particle board frames. If you are not there every day during construction, you may have some issues later on that may not be correctable.

Much of what you say goes in one ear of the Field Manager and out the other. They focus solely on saying yes and then nothing is done on simple things. No cohesiveness amongst their team at this time. One says one thing and another does opposite. They do not value comments or REALLY listen to what the person is saying. Field Managers lack follow-up/communication skills. This is not a car dealership.

There are six outstanding issue..no 7 that are still outstanding and not addressed. Flood lights I paid extra for. Can’t turn off at switch..problem electrical. Hardwood floor in entry hall a board lifted and hasn’t been repaired. Counter in guest bathroom miscue where it meets the faucet leaving large gap. Bolts and instructions for hurricane shutters not provided. Broken glass for turntable in microwave..received a replacement that was incorrect size. Still waiting for yet another replacement. Poorest Quality of Construction- EVER!

One week before moving into my home I did a walk thru to identify a few items that are typical. I discovered 19/21 interior doors were cracked. In the process to correct the problem and keep my close date, as my rental expired, movers, utilities, etc. all arranged, they tried to fix the problem. Stay on top of the build process, the subs are very sloppy and appear to not care about other work completed, many tasks have to be redone because they are not done correctly the first time, ensure all problems are rectified prior to closing or it takes a long time to get them resolved.

Finish work of trim, doors and tile

Have been very disappointed in quality & customer service. This is the fifth new home experience we’ve had and definitely the most disappointing. It’s been a fight on every issue from having a toilet moved that was off center at a shower, kitchen island top seam that was ragged & filled with the wrong color material, corian master shower wall cap that was rough cut and uneven (never was made right) to the poor housekeeping & cleanup on delivery. Great experience at first. Then my rep became standoffish, sarcastic and then condescending until I put a stop to it. After that it was one broken promise after another. I put my foot down, raised my voice and finally got most of the work done. There is still a lot more to do. The quality of workmanship is a thing of the past. You have to stay on top of these people in order to get the work done correctly.

Very bitter process

We had to fight to get the house in acceptable shape before the closing, due to numerous defects of reckless and poor workmanship. We were forced to do the closing in spite of many unacceptable items to be corrected. The building manager assigned to our house kept making promises that did not fulfill in an expeditious manner. A new manager assigned 1 month after the closing seems to be more responsive.

Had warranty issues from day 1 from appliances to electric to plumbing. Little response from warranty department with no urgency until we escalated to supervisors in charge. Very disappointed in our experience to date.

the actual trades that were subcontractors were the Achilles heel in this project. Some basic carpentry/plumbing skills (90 degree base molding vs 45 degree, water supply lines hanging out off wall and not attached, wall texture on all switch plate covers and wire shelving in closets, etc.) were just not present in many areas. Too many items had to be corrected which slowed process and allowed for a distrust/questioning of competence mind set to evolve. CM was continuously aggravated at poor workmanship. He got most errors fixed, but his time could have been much better spent.

Poor experience and overall craftsmanship

Extremely disappointed in the poor craftsmanship of the home, the field manager and his supervisors did a poor job in monitoring overall quality during the construction phase. The majority of the trades employed by Del Webb lacked professional pride in their workmanship. We had to point out a good number of times poor workmanship and in some cases informing the field manager that items were installed incorrectly and needed to be redone. Due to poor project management and lack of quality checks, our home was delayed unnecessarily by at least 45 days!

Overcharge for poor workmanship and quality

Building a new home is supposed to be a great experience, especially at the rate this places charges there should be attention to detail and much better quality materials and workmanship. We started right out with our home being built wrong with the lanai and garage on wrong ends which was huge and done for best view of the $75k pond lot we purchased, our home was also supposed to be completed in May and we finally got it Sept 12th! Overall poor build quality. Unable to resolve issues. Nothing but promises. You are better off fixing things yourself. Contractors don't care and Pulte Homes is fine with this attitude. They have a broken quality control system.

Once you close and our issues aren’t important now that they are getting our money!

After closing we had issues with toilets flushing, gutter leaking like a water fall at entry way, kitchen cabinet door handles off, sliding glass door gadgets in all three panels messed up and scratched glass and tracks full of stucco and paint that we can’t get off, large scratches in nest kitchen sink, odor from under sink, grass dying, we just uncovers 20+ sprinkler head and trimmed around them so they would work, grass is dying and two different kinds of sod laid and different colors our quartz island has very sharp edges all around, entry way walls had to be re sanded and textured ...
