Although the home is a quality house I believe certain areas could be improved upon. This starts at the design center which is where a lack of information and explanation to the home owner is lacking. Pulte also did not offer alternates to what they build. Such as I did not want a beverage refrigerator and in not selecting that option I lost the butlers pantry in its entirety. No dimmers for the chandeliers. switches in the wrong location, Garage parking is short hard to park one car. I feel I got more value for the money in our lasts home we had in The Villages.

The buying process was easy from start through close. Everyone was very professional and responsive throughout.

We lived close by so were able to watch the building process. We knew right from the sale that it was a "take it or leave it" process because they do not make changes outside their standard. So we knew we needed to watch and be involved in the process. We visited each week. We noted that the furring and studs were not evenly spaced so in one room where it was critical because of the load the wall would bare, we personally added some because they would not. The irregular spacing has created a couple of issues after moving in when mounting things on the walls, such as a lg TV. Our FM was communicative so he would tell us what they would / would not do. Since we moved in we have had bugs in our master bath sinks. Our QA rep has taken no responsibility on WHY we have these bugs and what they are feeding on in a brand new house. So we have had to work with a pest company going on 7 weeks. There have been other workmanship issues that I submit for repair / maintenance. Due to covid shutdowns, we are on a schedule for June. Even with these issues, we love our new home and the location. We just know that we must stay vigilant especially during this first year warranty period. ... More

From start to finish we had a great experience with Del Webb

Trust your building supervisor. He or she is in charge of scheduling each contractor involved with your build. They are controlling those contractors to the best of their ability. They will resolve any issues you may have with the build. Have Faith in their knowledge they have been doing this for quite awhile.

Overall marks are high. Warranty issues such as shower tile, leaky sliders and sticking stove knob will be taken care of. Paint splatters everywhere.

Too many options that should have been included. Many options or varilbes we’re not explained.

Their design center is outstanding, their field managers are knowledgeable, precise and professional.

Our field manager was pretty unresponsive to our questions and concerns during most of the house building process. Eventually, the site manager got involved to ensure our concerns and questions were properly addressed. Every time we identified an issue during the rough in phases, the emails, texts and verbal inputs and requests for status were essentially ignored. Pulte had to have the substandard work ripped out and redone. They wasted a lot of manpower and materials, as well as scheduling delays, correcting issues after the fact that should have been simple fixes DURING the constructions/rough-in stages. For one example, a roof truss was split and the 5' crack in the 2x4 wasn't addressed before the drywall was installed. After the ceiling was painted, the site manager investigated our concerns, took pictures of the damage and had the wood repaired to our satisfaction. As another example, the undercabinet electrical wiring was not properly installed and we repeatedly addressed the wiring issues before the tile backsplash was to be installed. Again, they installed the backsplash around the incorrect wiring location and had to rip out several tiles to allow the electrician to move the wiring to the correct location and then retile the backsplash. I could go on and on, but you get the idea of their in-work QC failures. After the upper management got involved, they ensured our field manager was highly engaged with us and immediately addressed our remaining concerns. The remaining interactions with our field manager was improved, but that didn’t make up for the first 3/4s of the construction process issues. Also, why do builders insist on using cheap FLAT PAINT for the interior walls!? They should at least offer a higher quality paint selection/upgrade option instead of their overpriced two-tone FLAT PAINT “upgrade”. Finally, our sales agent was FANTASTIC and she was highly engaged with us every week and helped elevate our previously mentioned concerns to the Pulte management team. ... More

Just some minor issues to be taken care of after settlement. Nothing major. All and All this appears to be a well built house.

Beautiful homes

Was unhappy with, how the crew forgot to install the Loop that was always in contract, so they had to compromise our main slab pour breaking it up to go back and install something that should have been install correctly. They export garage floor to cover the defect, but the expiry job was poorly done many pits in floor. Backsplash wasn’t happy with the finish. All the tiles are not level in home with some chips.

Make sure floor's are properly cleaned. Garage floor is cleaned.

Pulte personnel have been great in answering questions, providing paperwork and getting issues answered.

When choosing a Del Webb development, understand that it will be a community of active people, mostly retired and ready to enjoy the rest of their lives. The most important thing to know is, these are cookie cutter homes, the developer will not bend or change their scope of work. Once you sign on the dotted line, that is it. No changes allowed. Keep an eye on every detail of the building process. The many different subcontractors are not necessarily experienced, licensed or caring of their craft. You will care more about the end result than the individual vendor. They go thru the motions and move on to the next house. So buyer beware, ask questions, stay on top of things. Overall nice home but the craftsmanship was terrible many do overs.....multiple times on same items.....still not remedy on paint and drywall issues.....we do understand we have time to get remedy but tile concerns electrical concerns plumbing issues....would not recommend this builder though supervisors and sales people were great, selection of upgrades and explanations were not a good experience due to lack of explanations

So far my home seems very well constructed. I love it.

We visited several Del Webb Properties before buying at Bexley. Bexley is great but I’m disappointed with the entry way. Our fountain is nowhere near the others we saw. The entryway should set the “tone” for what’s inside.

A typical new construction community. Great sales people and project managers who seem to care. But you need to be around to watch construction, because short cuts are definitely made with workers. And once the house is finished, good luck with trying to get issues resolved. Great lip service, but lots of time wasting and excuses.

Contractors are running Pulte builders

Do not expect to have a custom built home.
