I asked them not to replace the dead tree in the front until I moved in and could take the care it needs to thrive. I closed on the house but lived out of town and could not move in until three weeks later. They went ahead and planted it and it is in bad shape. I don't know if I can revive it. Getting noncommittal responses and they told me it isn't under warranty. Seems a shame that they don't seem to care. Having to replace it will be a huge expense for me. I guess it left a bad taste in my mouth of how new buyers are treated.

While this was one of our fastest home building completions, there were still some issues and challenges with the builder (Pulte). First, the consultant at the Design Center rushed us through the process, and she did not fully explain our options, or the full electric layout. If she had, we would have selected additional features and outlets. Not sure if the subcontractors are licensed and insured as most are “no name companies”. The builder never gives you any names of them, except for the Plumber, and maybe HVAC. The house was the messiest and most dirty place all the way up to a few days before closing! And, even after closing, the windows were still very dirty. And there was construction dirt and dust still from floors to ceiling! We’ve been here for 3 months and are just now starting to get the floors clean. And, don’t get me started on the doors, trim, and the stairs to the attic that l clogged up my shop vac like 10 times trying to vacuum them! Plus, they pulled a fast one on us by using what they called a “suitable substitute” tile throughout the house without first checking with us if it would be acceptable! If you know anything about tile, you’ll quickly learn that they used a cheaper tile. And since we’ve been here, we’re seeing more and more lack of quality workmanship in every corner of the house. Things like putting clear sealant around showers and toilets right over dirt and construction debris! This is our 2nd Pulte home, but they can and should do better! Don’t know if their construction managers are overloaded or what, but they should be more hawkish about staying on top of the above issues! And Pulte in Georgia can and should do better by their customers in all areas from Design to the final product! In Florida, Pulte hired real local contractors with real names and addresses! But not in Georgia! They all come from somewhere else in their unmarked white vans, and at least 95 percent of them are not local! ... More

Our experience with Del Webb from the sales center to the closing was seamless. We enjoyed working with Nikki & Garrett, both were very knowledgeable & professional.

After a relatively short (1-2 hour) final walk through, our Pulte Contractor noted the items we found, and those items were fixed prior to closing. He promised that the process of repairs would not end with our closing and he would provide prompt service if anything else was found. That was NOT the case. We moved into the house on the afternoon of the closing (no furniture was brought into the house for another month), on 11/21/2025 and almost immediately discovered over 100 scrapes, scratches and small punctures in the new floor, mostly around the island, and unfinished drywall work around where the drain for the pedestal sink in the half bath met the drywall. We took pictures, sent them to the contractor. He came by and took his own set of pictures, while promising quick action on the repairs. The contractor was re-assigned months later with no follow up on our repairs and turned our issues over the Warranty specialist who came by, took pictures, and had a flooring representative come by. The flooring representative took pictures as well. It became immediately clear that all the damaged flooring was not going to be replaced. His only suggestion was that I go to Home Depot, purchase a Wood Finish Stain Marker and attempt to cover all the gouges, scratches and punctures in my new floor. I was certainly not pleased with this response but did as he instructed. The flooring rep. came by on 2/14/26 and the drywall was finally repaired and painted this week (the end of March). The immediate response to addressing these repairs I was promised, as one can see, took over 4 months to resolve. Great experience and this is a second home so we were 500 miles away while it was being built

Daniel was the most honest and responsive! Helpful, and determined to do his best for us. We miss him tremendously as he was transferred to another location

Daniel was great and went above and beyond. He gave us great confidence with him watching over the building of our new home. He is extremely curteous and responsive.

We were very impressed with the overall experience, our home is well built and the crew was very nice to work with, Daniel was very helpful and responsive to our needs and concerns.

It’s a medium quality home. Our electric bill is huge, which probably means that insulation is not that great.

From the initial contact with the sales center to the final walkthrough and closing, working with Pulte was a good experience. All Pulte employees we worked with were professional and followed up on questions, requests and concerns in a timely manner. We would recommend Pulte to anyone looking to build or buy a home!

From my first visit to the sales office right through the building, and closing EVERY part of my experience was great! I had a few life changing experiences that required DelWebb personnel to be flexible and they were 100%!! I would definitely refer others to DelWebb!!! Thank you!!!

We bought a model home that we LOVE! I am happy with the workmanship and layout of the home. The neighborhood is beautiful. We feel Ike we live in a Disney resort.

Danny the construction manager provided weekly updates, some times with pictures. He was very responsive during the final walk through. General questions were answered promptly by the sales team.

Definitely disappointed and would never want to go thru this again. You asked, I am being honest.

WhileI am excited to be apart of this community, the overall finish work on the house is sloppy and disappointing. Their standards are quite low.

We purchased the higher end model in the community, the Pinnacle Collection Sonoma Cove. We upgraded to the gourmet kitchen, the luxury master bath, an upgraded elevation, etc. Our surprises started at the design center, where it seemed anything you might expect in this price range, were "options." Simple things like bath hardware, window sills, tile selections, flooring selections... nearly anything above Simple builder grade, as an additional charge "option." One example, the bath hardware was a $610 option, but didn't include more than 1 towel bar in the "luxury bath," and none in the guest bath, which we weren't told at design. To add to the insult, the items installed were cheap plastic that all told might sell for less than $60 at Home Depot, and we were charged 10 times that amount. Then two days following move in we learned that the drain lines from our master bath were damaged in two places, both under the slab and in the front yard. While the team was responsive we still had to deal with not being able to use our master bath for about a week. The repairs to the slab area are not correct and will need to be redone, and I am still waiting for sod replacement. As we finish setting up we're finding scratches on glass panes in our office door, poor grouting, poor painting workmanship on trim and ceiling, and still finding things out. To top it all off, a big deal was made about the Nest thermostat and Doorbell, though I've yet to have s representative help to set either up other than basic instruction from the construction supervisor who has been responsive Essentially, my expectations of quality in a Del Webb home have not been realized, and my worst fears of lack thereof in a Pulte Home have been, giving me memories of my first new home in 1983 Katy TX, where I purchased my only Pulte home and it was a disaster. We are however happy with the neighborhood and our homes layout, but not happy with the overall purchase experience and quality. ... More

Pulte followed their timeline for building and delivered the home within the time frame they originally told us. The process from breaking ground to closing was great! Our construction manager contacted us weekly with updates during the process and sent photos. Pulte mortgage could have been more competitive with their rates as they are in other areas of the country. The sales team changed over during our build so we needed to follow up on some things ourselves. Currently we are preparing our home to move in and are looking forward to living in our new home.

Door bell has never worked. Door to bathroom doesn’t close. They were supposed to come yesterday to fix it but didn’t show

I was not able to be present during construction, but Daniel true to his word kept me informed weekly through pictures. He unfailingly was polite and always addressed my questions.

This is our second Pulte (Del Webb) home, overall quality home construction with very few issues and a very good build team. There were no surprises during construction and after living in the home for a month the only problem we have is a drainage issue on one side of the house.

I’ve been in my Sonoma Cove plan built at Del Webb Lake Oconee for about two months now and love it more everyday. It’s very energy efficient and the quality of the customizations are highlighted in such an open plan. Compared to other places, Del Webb Lake Oconee has a great value for the cost. It is really a slice of heaven. You get the beauty & experience (and access) of a lake in a rural setting while having all the convenience of a suburban area. It’s a great place to buy even before you retire since it’s like a vacation resort. Nikki was a very helpful sales agent & Daniel was patient throughout my many requests (I’m very detail-oriented). I compared retirement communities all over the US and so glad I found my dream community at Del Webb Lake Oconee. The residents are wonderful & helpful. There are lots of activities so you can be involved as much or as little as you want. I am now trying to get friends and relatives to move to Del Webb Lake Oconee so they can also have a slice of heaven and have a paradise of their own. ... More

We love our new home. We have encountered very few issues and each problem has been immediately addressed.

The layout of the home is nice! The paint choices were undesirable and very limited. I had the inside completely redone after closing. The trim work is very poorly done. My heat did not work first day inside. The system had to be rewired. The price is much too high for the quality of the design choices, some look so cheaply done.

So far, I have enjoyed my new home. Seems to be of good quality and the neighborhood has many amenities. The HOA is taking some getting used to although they were very responsive on my first request. First home I've owned in 43 years where I do not have control over what I can do from a landscape and decoration standpoint. But I knew that going in.
