Really enjoyed our sales person. She was responsive and educated on the homes and neighborhood. Was extremely disappointed in the final product on so many levels - too many to write out here. Main issues - craftsmanship just so shoddy I would be embarrassed to present this to an owner as clean and new.

There are so many major issues from beginning to end that will never be fixed I will not waste my time to list them here only to say "caveat emptor". It is obvious Pulte values expedience over quality and I can not in good conscience recommend Pulte as a builder and I rate my overall homebuying experience with Del Webb as poor.

Surprised at how poor Sheetrock job was and disappointed that they would allow workers who can’t even mount a toilet paper holder on the wall straight or without it wobbling and loose in the wall.

I am really surprised after watching a Pulte video saying how much quality goes into building these homes. The reality is that a lot of real shotty work goes on. A home that costs this much should not have so many issues. I realize that they do try to fix things that are addressed but it is a real shame that the work is not done right the first time!

I was so excited to purchase a Dell Webb home because your organization has a reputation for quality and expertise. I have been in my new build and have had a number of issues from day one. I have been so underwhelmed. This is not my first new build and I expected so much more from a Dell Webb/Pulte build. I am so frustrated by the number of things that have had to be "patched" or dismissed in my brand-new home instead of replaced or resolved. There is QUALITY CONTROL in place during the building process. Builders are rude and do not explain nor justify delays in the construction process. Homeowners have the right to ask questions and not being reprimanded by the builders. It’s necessary to get a Quality Control System in place that homeowners can use or talk to instead of mean and disrespectful builders. LACK OF COMMUNICATION! The guy who sold my house quit or got fired. I was not informed. Builder manager told me closing would be Halloween 2023 but closing didn’t happen until December 13th and it shouldn’t happened that day. The house was not completed even though I was told during the walk through the week before that it would be. I moved over 800 miles and already had the movers arranged. And guess what it is still stuff that needs to be done. If I could have gotten a complete refund, I would have.

I would love a do-over. The sales rep did us a disservice by pushing us to not get things done during the build and didn’t offer a lot of things I wish I had gotten. Having only an hour or so to pick what you want in the house with no opportunity to change your mind on non- structural things is insane. You need at least a day to look at the selections and change your mind especially when you aren’t being told about everything. Quality is mediocre at best. Shoddy workmanship and cleanliness. If the construction supervisor had not been changed, the finished home would never have been acceptable. Painting is bad. There is still paint on the kitchen door window and poor coverage on the exterior. Somehow, despite not yet occupying the house, the first water bill showed 14,000 gallons usage. The original “field manager” did not know anything about construction or scheduling. Our project (the 7th home that we have built) was a mess. Once he was replaced things went more smoothly. The finished product is satisfactory but not great. Late in the construction process my flat back yard was bulldozed and carved into a drainage ditch. At no time had we been told that this would be necessary for “engineering.” When we have heavy rains the water from up the hill gushes through my back yard washing away pieces of sod and dirt. I have asked that they come out and fix this to no avail!

It’s a shame that the construction manager who should manage the building of your home settles for a standard called, it’s close enough. He will tell you what you want to hear so that you move along and when he doesn’t deliver, he will not answer your emails, texts or phone calls. The warranty customer service area is slow and does not keep you in the loop as to where your work order is. The overall workmanship on the home was poor. the interior had many areas that were done poorly. After we move in, we called the customer care line twice (gutter problem) and have never received a call back.

Been here 1 month. We understand now why we were unable to use a flashlight during walkthrough closing, we would have seen & been able to identify ALL the poor craftmanship on the walls. The walls panels are not smooth notices inconsistencies such as small circle and lines. The floors make noises/air pockets, unlevel. The kitchen cabinets have dents.

I would not recommend the builder or the staff of Pulte responsible for managing the process, and the product they produce is (and continues to be) seriously flawed. Specifically, they use inferior materials, the workmanship is shoddy, and getting them to fix warranty items continues to be a problem (even after three (3) months of ownership). I would not recommend them or the product they sell.

Very poor finish work, yard & lawn installation, design elements

For this price point, the finish work was poor. There was overspray and paint drips along EVERY interior wall. On the outside, there was overspray, huge drips and a large area (2' x 2') of spilled paint on the rear porch. The 6" baseboard trim has wobbles throughout the primary rooms, the 1/4" round trim isn't cut at 45 degree angles and has no attention to esthetics, light switches and trim are not square, windows shades don't hang level due to poor manufacturing, LVP flooring has a very uneven finish, there are gouges and dents all over the home in the walls and around the door trim, chips ...

Community and neighbors are very good. Highly reccomend this location and facilities. Most residents I have spoken with are happy with the community but have horror stories relating to the build quality. A little more attention to detail in the interior finishes would yield the builder a totally different review. I hope the Del Webb brand is listening and raises their standards. The Pulte group is very difficult to work with. It does not matter what you, the customer, wants. The closing date that they gave us was not good for us but they refused to accommodate us. Everything is dictated to you and whether or not that works for you does not matter to them. The craftsmanship of the work on our home was poor. No attention to detail at all. There were slow to respond to various concerns that we had during the building process, we felt a bit rushed to sign the “satisfactory agreement “ so we could close. The sales person did not disclose options there were available for our new home and we did not find out about several options until other homes in our neighborhood had them. We just expected more from Del Webb.

Do not be pressured into closing (penalty clause in contract) until a complete, diligent, and systematic inspection is done by the builder. After a complete inspection by the builder, then do your punch list review. By no means should you be the quality control inspector in place of Pulte. You are paying them to do this. They don't pay you to do this. Secondly, do not be pressured with time constraints at the Design Office. Take as long as you require. It is your money! Also, when upgrading your design options you will not get the value of the standard option reduced from the upgrade cost. ...
