Our builder was excellent. He got things done as we requested. The things of concern were not the builder it was with the quality that’s put in your homes which is NOT the builders fault. Paint is poor quality, flooring poor quality. Fixtures poor quality and guest bath looks cheap. Looks like bath fitters grade. When you pay 400,000, 00 for a home it should look that way. Garage comes unfinished, which is ridiculous! Insulation over the garage wasn’t included, the garage door when opens sounds like a bomb went off. Several problems with quality of workmanship, such as garage door not installed properly and falling off. Doors put in wrong place and opening wrong direction. Need to watch closely to make sure the home is built properly and as you requested per the plans as approved. Our insurance company did not initially want to insure the home for the price paid. Paying for more than just the home, such as the amenities. I’m disappointed with Pulte

Pulte is proud of what is behind the walls. Unfortunately, their ability to deliver quality finishes simply isn’t there. Their subcontractors are sub-par, and with the number of houses they are throwing up… think of a little bit less than minimum, and that’s what you get.

The quality of materials is not acceptable for price of home. I purchased a Spec Home, so no upgrades, but thought the basic level would be good quality. The Pulte sales agent was confused at times and did not have answers. The mortgage process with Pulte seemed to have communication issues between hand-offs/departments. The initial experience was pleasant however things quickly deteriorated right before closing. Issues with Pulte Mortgage, items not fixed that was noted during final walkthrough. We had an issue with the electrical outlets not working in the island and it took many follow up and escalated calls to get it resolved. Broken promises made by Pulte customer service manager and sales manager was no where to be found. No one wanted to take ownership and resolve the issue. As a customer, I shouldn’t have to be the one chasing. Several neighbors provided similar experiences.

Builder Seemed More Intent on Getting Good Survey Than Giving Good Quality Home

Builder intently wanted to close on time, promised a concession on a damaged garage floor, gave an estimate for reimbursement of repair and promised repair the next week. Promised repair to "make invisible" damaged quartz countertop. Over a month later, still waiting on garage floor concession and the amount has magically dropped. Builder cannot repair countertop satisfactorily and refuses to replace it. This is all our fault because we trusted them.

Very slow to follow up on deficiencies. Still waiting on plumber to fix toilet placement in that doesn’t meet code. Been behind house is full of weeds and HOA nor builder has solved the issue.

Really enjoyed our sales person. She was responsive and educated on the homes and neighborhood. Was extremely disappointed in the final product on so many levels - too many to write out here. Main issues - craftsmanship just so shoddy I would be embarrassed to present this to an owner as clean and new.

I loved the model home with all the beautiful lighting, and upgrades, however, none of the upgrades shown are even remotely available to the buyer! The upgrades offered are not what you'd find in a home in this price range. I realize Pulte is a big company wanting to put up homes as fast as possible and buyers having to much input and changes would slow down their process. However, I haven't spoken to one new homeowner yet that hasn't said the same thing. There is QUALITY CONTROL in place during the building process. Builders are rude and do not explain nor justify delays in the construction process. Homeowners have the right to ask questions and not being reprimanded by the builders. It’s necessary to get a Quality Control System in place that homeowners can use or talk to instead of mean and disrespectful builders. I would love a do-over. The sales rep did us a disservice by pushing us to not get things done during the build and didn’t offer a lot of things I wish I had gotten. Having only an hour or so to pick what you want in the house with no opportunity to change your mind on non- structural things is insane. You need at least a day to look at the selections and change your mind especially when you aren’t being told about everything. Frustrating and disappointing

The original “field manager” did not know anything about construction or scheduling. Our project (the 7th home that we have built) was a mess. Once he was replaced things went more smoothly. The finished product is satisfactory but not great. Late in the construction process my flat back yard was bulldozed and carved into a drainage ditch. At no time had we been told that this would be necessary for “engineering.” When we have heavy rains the water from up the hill gushes through my back yard washing away pieces of sod and dirt. I have asked that they come out and fix this to no avail!

Poor Quality Material and Workmanship

Been here 1 month. We understand now why we were unable to use a flashlight during walkthrough closing, we would have seen & been able to identify ALL the poor craftmanship on the walls. The walls panels are not smooth notices inconsistencies such as small circle and lines. The floors make noises/air pockets, unlevel. The kitchen cabinets have dents.

Surprised at how poor Sheetrock job was and disappointed that they would allow workers who can’t even mount a toilet paper holder on the wall straight or without it wobbling and loose in the wall.

I am really surprised after watching a Pulte video saying how much quality goes into building these homes. The reality is that a lot of real shotty work goes on. A home that costs this much should not have so many issues. I realize that they do try to fix things that are addressed but it is a real shame that the work is not done right the first time!

Communication is the Key

LACK OF COMMUNICATION! The guy who sold my house quit or got fired. I was not informed. Builder manager told me closing would be Halloween 2023 but closing didn’t happen until December 13th and it shouldn’t happened that day. The house was not completed even though I was told during the walk through the week before that it would be. I moved over 800 miles and already had the movers arranged. And guess what it is still stuff that needs to be done. If I could have gotten a complete refund, I would have.

Quality is mediocre at best. Shoddy workmanship and cleanliness. If the construction supervisor had not been changed, the finished home would never have been acceptable. Painting is bad. There is still paint on the kitchen door window and poor coverage on the exterior. Somehow, despite not yet occupying the house, the first water bill showed 14,000 gallons usage. I hope to check for leaks tomorrow. My normal usage is 3100 gallons per month. The drywall work in the garage sucks. I Just had it painted and had to do quite a bit of repair. The windows are dirty.
