My experience during the construction process was very good.

We had a great experience with Del Webb from purchase through design, construction and closing. Scott was very helpful with lot selection and the home purchase. We enjoyed our appointment at the design center. Steven was fantastic throughout the construction process! He remained in close contact with us, and he took care to ensure that our home was a top quality build. Steven attended to all of the small details during our final walk-through. Our home was completed ahead of schedule in 4.5 months. We were even able to join the club and utilize the amenities during construction. That allowed us to meet many of our wonderful neighbors before we moved into our home. Overall an ok building and buying experience. Make sure you do your research and know what homes and options are available to you as the sales people don’t know themselves or want to spend too much time with you. The initial build was great and solid. But the self inflicted damage weekly by workers was hard to believe. One tradesman finishes their work and someone else come along and damages it. The paint job was very thin on exterior and interior fit and finish is questionable. . Protective materials are removed way to soon and paint overspray is expected. The purchase process that my wife and I experienced was excellent and has continued since we moved in to our new Sun City Peachtree home. All the members of the Pulte sales, builders, financial and legal team were exceptionally well informed professionals providing timely communication and support. My wife and I have purchased and sold a number of homes across the US. We both feel that our selection and purchase of a Del Webb Passport home designs is absolutely the best decision we could have made. My only regret is that we did not do this 10 years earlier. The Pulte group is very difficult to work with. It does not matter what you, the customer, wants. The closing date that they gave us was not good for us but they refused to accommodate us. Everything is dictated to you and whether or not that works for you does not matter to them. They are not custom builders and the fact that they would not allow us to change the cable in the bedroom to the flex room made me think our house must be built by robots. That would not have been hard to do. When we did our preview walk through the house was filthy. Really? That is the first impression of our home and it was horrible. The smoke detector beeped the entire 3 hours. He told us he would replace the batteries. When we moved in it wasn't much better. I spent 4 days cleaning to get it "move-in-ready". The smoke detector was still beeping so we called and was told by the builder that the beeping had stopped so he didn't replace the batteries. Yet, he told me he would feel better if I replaced all of them; not just the one beeping. I'm sorry, wasn't that the builder's responsibility? There is a spec home near us and that house is spotless. Ours should have been treated the same. When we met with the builder and the warranty representative, we were told more of what isn't covered than what is covered. Everything is very negative. Most of the employees we talked to were very disgruntled and they seem to have a high turnover. When we started meeting our neighbors, we realized almost everyone had some type of issue. I have yet to meet someone who is satisfied with their building experience. I hope that it will all be worth it in the end. My best advice to someone who is going to build with Pult is this - Don't expect anything to be easy, customer focused, or quality products. That way you won't be disappointed. ... More

Very responsive to questions or issues raised. Very expeditious in response resolutions.

Overall I am very happy with my new home. My sales person, Mark did a fine job as did Tim, the builder. The only reason that prevented a great rating was my horrible experience with your sub contractor, Phoenix Systems. I had upgrades of about $10,000 in my home including surround sound. They were to prewire the house and finish after I moved in. After moving in, they came for the installation and quickly realized that the entire pre wiring was done incorrectly. The installer stated it looked like they took someone off of the street to prewire the house. They had to take down all the speakers and reset them, resulting in insulation all over my home. They then had to reschedule and come back for what I was told would be a "quick fix". The quick fix took another 5 hours as the house had to be re wired correctly. This all should have been done in the construction period. The original installer also added a meaningless wall plate that serves no purpose and is an eyesore. I contacted Phoenix systems and wanted them to fix the eyesore they left, but I never heard back. I'd love to send you the email's I sent them including pictures showing what they had done. The customer experience with Phoenix systems was horrible and they never even apologized let alone replied to my complaint. Phoenix Systems prevented Del Webb from getting a great review. ... More

Everything went well . Happy with our new home

The process for design and layout went very smooth. Robert was terrific to work with in sales center. Mary was also a jewel in helping with design decisions. Our first builder Tim was very knowledgeable and easy to work with. Shane our 2nd builder was new to the job, but did his best. There needed to be more attention to finishes, painting, sanding, cleaning, concrete and concrete work .

I loved my sales person Robert. During building process, communication was inconsistent. After closing, response has been poor. I've put a request in 3 times for the same issue. 8 weeks in, still not resolved.

My builder Garrett was the best! He would answer my phone calls on the second ring. Garrett was very attentive to my every call, thought and concern. My closing was delayed due to the sloppy painting of the inside and outside of the house. I was fortunate to have a home inspector with me on my closing for there were many issues which delayed the closing. I wasn’t present for the second inspection because I lived out of state there were minor issues that I only noticed after moving in. My suggestion to DelWeb would be to focus on quality not quantity.

The people and the process is excellent. For the price, the quality of materials and workmanship is average. Especially the paint and attention to cleaning details. Response to some after closing issues working but slow.

The whole entire experience was smooth and organized. Our Project Manager Steven went above and beyond. Highly recommend this group.

I would love a do-over. The sales rep did us a disservice by pushing us to not get things done during the build and didn’t offer a lot of things I wish I had gotten. Having only an hour or so to pick what you want in the house with no opportunity to change your mind on non- structural things is insane. You need at least a day to look at the selections and change your mind especially when you aren’t being told about everything. You don’t know what you don’t know until you see it in someone else’s home who had a different sales rep. The finishes are terrible. The quarter round is chewed up and the tray ceiling looks bad. The wood used throughout looks beat up. The painting is awful with flat paint. I wish I had come every day and watched them work. They uncovered the floor with more painting to be done. I am still picking little dots of paint off the floor. I am still doing construction spending thousands after we closed. The punch list was a joke. All those pieces of tape on the walls and other areas was only for show because they did nothing. If my husband wasn’t sick, I never would have closed. We bought one of their high end homes and the quality is poor. The master bathroom shower wall looks horrible. I am going to either tile it like this builder did at its other location or put wainscoting in that area. My neighbor got my black fireplace surround and I got her Marble. It doesn’t match my quartz countertops. Paying to remove it. The fireplace was painted without sanding it. The wood is rough, not smooth. Gonna pay to fix it. I am exhausted. The home doesn’t sell, it’s the community, the lifestyle that draws people. Go every day during the build. Make them fix things before they get to far. Be there the day they paint. They paint…they are not painters. They brush where they should have sprayed and caulking is something they cannot do properly. I would have rather they painted nothing and let my real painter paint at my expense because I am paying him now to re-paint. Love the floor plan and the community. ... More

Sales person did not clearly explain all options. Quality of workmanship & materials is not very good. Homes are built in a rush. Construction manager was transparent and good communicator.

We were extremely please with the process of building a home at Del Webb in Griffin. We had looked at other 55+ communities, and they just didn’t have the feel of community as this Del Webb. It just seemed like the perfect fit for us.

The people I worked with were very nice and understanding

Very good experience for new construction. Quality home.

The seller was poorly trained and seemed inexperienced. We feel options available we not all explained adequately to us leading to disappointment about our Pulte experience right from the beginning. We moved from a smart home in an upscale neighborhood valued at less than what we paid for this one. Frankly this one is sub-standard compared to that one. The workmanship is rushed and shoddy in comparison. Paint still spattered about, excessive glue on top of bathroom tile, leaking toilet, sod poorly laid and washed down hill with rain two days after we moved in and I could go on. David the builder did come back and had some issues addressed but said we had to go thru our Pulte contact for remaining concerns. Three weeks after contacting Pulte rep someone finally fixed the toilet which had a bolt sheared off. I did the clean up of glue, paint, etc myself and the house light apperently had to be ordered, still not replaced two months after closing. No one has even come by to look at the missing sod issue and how to slow down the rushing water every time it rains. And for a smart home based on electric the breaker box is inadequate to run much of anything beyond the basic appliances put in by Pulte. We put in an invisible fence which pulls regular house current much like a small refrigerator and plugged our gulf cart in and blew the GFI. Also we thought when Phoenix Systems was to set up our smart devices they would be here the week after closing. That who experience was a joke. Not only did no one show up, repeated calls and emails went unanswered. We set everything up ourselves except the wi-fi portals. We also thought a ring doorbell was include but apparently not. They finally came out but the portals still don’t work and no one to date has called us back. I would totally not recommend anyone buy this “lack” of “service” from Phoenix. All in all the Pulte experience has been frustrating and unsatisfying. ... More
