Love everything except being forced to have Spectrum installed. The Spectrum technician told me that cable was installed instead of fiber optic, meaning the system is slower. Their equipment is installed INSIDE A WALL which their own tech support webpage says *****S THE SIGNAL. After days of calls for help we still cannot get over half of the streaming apps Spectrum SAYS are included. So we live with crap because we can't switch to a decent company with fiber optic.

Better quality, more selection choices, construction manager was great, sale person was not. Have a survey strictly for sales personnel. More detail up front that was only presented after the fact. Flexibility in closing date - ie closing date the day after a holiday when one lives out of town and must then travel on the holiday. Awful situation to be in.

Overall, I had a great experience with the building process, and my building manager was absolutely outstanding. The only downside was dealing with Pulte Mortgage, as I felt they were overly picky throughout the financing process.

Great sales experience with Kurt. Kyle project manager was very responsive with any questions we had during the building process. Our biggest disappointment was some of the trim work completed in the home. Also, the paint used in these homes do not hold up well, mostly on the trim. We do love the design of our home and overall, very happy. We are enjoying the neighborhood and all the activities offered.

Overall, the process is pretty rigid and moves along at a set schedule that deviates only because of bad weather. Our construction manager was excellent. Downside was dealing with Pulte Mortgage, terrible experience, find something else if you need a mortgage. After we were in our house, it took 9 weeks to get our lawn sodded. Terrible lawn service. Left me feeling ambivalent about the move. May change once clubhouse opens.

Great difficulty getting design flaws corrected.

Panel for internet service was moved to the same closet where the water-softener was intended to be installed. However, once the softener was installed, it would have been impossible to open the panel door because the panel was too low on the wall. Pulte would not acknowledge this to be a problem nearly resulting in a refusal to sign the final possession contract. It was finally corrected, but not without much effort. Pleased with experience overall. Pulte runs a very well integrated and assertive marketing machine. They pushed Pulte Mortgage aggressively. I ended up going with them due to most competitive rate, but there were aspects about working with them that were difficult. False sense of urgency for certain documents and info pre-closing, etc. Pulte also uses approved vendors such as window treatment companies etc who were overzealous in soliciting business. I had a Pulte home built 20 years ago. This is a much different company and product than we experienced the first time. The focus now is on speed and profit. The craftsmanship and attention to detail is completely lost in their desire to make money. Our home is essentially a tract home sold at custom prices because demand in the area is high. There were times during the process when getting an answer to a question was more problematic than we thought it should have been. Overall my experience was smooth compared to other building experiences I have had. It was challenging as I was doing this long distance and it seemed like it was assumed I was local even though I told everyone up front I was not in town. It was also assumed I was available 9-5 Monday through Friday but I still work full time too. Those were the only two things that could be challenging with this group.

You must first understand that these are total production homes. they build several at at a time so much is going on and I dont think there is enough supervision to ensure the best quality at all times. I was excited to learn that Del Webb included two zone HVAC systems with loft purchase. Ability to control temperatures between floors was key to my decision to purchase a loft. Had I known the two-zone control did not work or at best was ineffective in controlling temperatures between main floor and loft, I would not have invested in the loft. Thermostat in loft is always set to 68 degrees, yet temperature reaches 80 degrees, generally 6-7 degrees higher than main floor thermostat. Communication was less than ideal. They told me I would be in my house no earlier than December but ended up having to close in November with no time to secure mortgage and had to get a high interest bridge loan personnel at Del Web were very pleasant and easy to deal with. Still have a kitchen cabinet issue worker came in without talking to me and replace the wrong door. I have had the door for two weeks, but for some reason, I can’t get it installed. Landscaping ends up in driveway when it rains. Snow removal removed a large section of land turf. Garage door does not always close ...

Onsight Builder Supervisor and Follow-up Punch List

The is the first time we had a home built and due to proximity were not able to oversee it. Our Build Supervisor did an excellent job at keeping us posted as to the progress, etc. Once we closed, Del Webb is following up in a timely manner with the typical punch list items to be fixed in a new home. Our construction manager, Mitch, listened to our wants, needs, and must haves and succeeded in making our building experience a positive one. Kurt, our salesman, helped us through the buying process and continues to interact with us when we see him on the property or at the sales office. The closing process with Pulte Mortgage was a bit stressful but we caused a bit of that by not being decisive about whether to take a mortgage or pay cash at closing. Encountered many problems because of unskilled workers. The supervisors of the construction managers should know more about the building of a home. They aren't willing to listen to a homeowner. The construction managers have to spend too much time babysitting subs because of the bad work performed. Thus, making costs go up and frustrating to see this through the whole process. Was Not a Good Experience.
