Such a big development executed in a relatively short timeframe by a huge company with poor corporate communication and rigid canned response to the customer resulted in chaos and did not produce a house with the same quality as the on-site sales model. Top down chain of command apparently tied the hands of the on-site construction supervisors to resolve several issus. Some subcontractors exhibited a lack of training necessary to produce quality work. We have been in our new home a little over a month now and there are still things that are not complete. I one major thing is our lawn is not in. We lawn services that need to be done , but can not until the final grade is finished to the yard. There is still trash all over the yard and it look bad.

I have been in the house for five weeks and no one has fixed the items that needed attention. The sod was finally laid down but needs to be finished. We still have kitchen doors that need adjusting. Some 0ther items need attention. I do not have the name or contact information for the person who can make this happen. This is very frustrating.

We had three different construction managers during the building process. This lead to very little supervision of the trades people working on our home. We felt like we were our own construction manager! Every item of discussion that came up felt like an argument and bullying to get us to accept substandard or damaged workmanship. There definitely was no feeling that we were the customer and the one paying for a home that should be built without defects! Sales experience was great. I’ve worked with Pulte in my previous life as a realtor in California and one thing I have noticed is the quality of sub contractors in Indiana doesn’t match what I was use to in California.

Detail work was not good. Actually in my lifetime of building 3 homes & remodeling others I have never seen poorer detail work. We have a long punch list. Cabinet had holes & nails protruding & unfilled cracks in the trim. Lots of nails sticking out in all trim work. The trim looks badly beat up in very many areas. Carpet wasn't protected was very soiled from workmens feet as well as paint spills from the painters . They tried cleaning but did not get the paint out or stains out. I was initially enthusiastic about building a new home, but as months dragged on with no progress it was obvious that my home had “fallen through the cracks.” Eventually the building supervisor was replaced and it got back on track. There were numerous little things still undone, but I was encouraged to close, assured that these would be taken care of asap. It,s been more than 2 months and I’m still waiting. Now I’m told these construction issues will be treated as warranty problems and not addressed for 10 months! It’s really taken the joy out of a beautiful new home.

I purchased and started the building process for my mom. She relocated back to Indiana this was the perfect location and home style for her. Dell Webb has a long and valued reputation with the public and with the homebuilding industry. The product keeps up with trends and the amenities are perfect for a social and active lifestyle. The team at Kimblewick were so professional. I was on-site weekly or more, it is so much fun to see all of the changes. The experience was a 10 out of 10!

Our experience was very poor. The quality of the workmanship is very poor. Numerous items had to be done more than once and we still have a long list of items that needs to be done after closing. It has been the worst experience of our lives.

Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. We are pleased with our home and the quality of the workmanship. The Project Manager has been excellent with his follow up. However, with any new home there will be issues that need to be addressed. The process with Pulte is outlined well but still overwhelming for a first-time home builder. The challenge of supply chain and sub-contractor shortages added a lot of difficultly for the builder, but our home was completed on time. We hired third party inspectors, which I would recommend even for a new build. Actually, I have had very little experience with anyone from Pulte, even after my poor review that I gave them. I was told I would get a response from a Pulte rep on anything less than a 7 and after 6 weeks I still have heard from no one.

My experience with this home buying started with the salesman. He was great, although I do think there was miscommunication on a couple of things.....there are too many homes that Pulte is throwing together and doing so in a huge hurry, which is causing for less than adequate work being done and overseen by the PM's and their subs. Poor quality of work, and no one seems to really care. No communication with my PM, just wants to get the homebuyer to closing. I do realize that the PM's are not always at fault because of the poor subs and the fact that corporate is throwing way too many houses ...
