Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. After many delays in our closing date, almost 5 months, we have closed. Some of the issues we noticed at closing still haven't been addressed and many other small things have been noticed, which were not easily seen. Like shoddy finishing on the spakling, cabinet installation, screens too small to fit windows etc.

Building a home while living out of state was not a good experience. We felt we weren’t kept apprised of things until we had to repeatedly ask about progress. Pulte was not responsive to any changes that could have been easily done during construction. Now that we’re in our home, we are having a difficult time getting some issues we’re having corrected.

The home is decent, and we do not regret the purchase. However, the customer care manager has been abysmal. The house does have issues that warrant addressing; paying 400k for a new house and the dishwasher break, large cracks in cabinets, and sinks not working within the first month is not pleasant -- but the lack of care from the customer care manager is truly disappointing. There is a clear feeling that they do not want to deal with us now that the money has been paid. This is disappointing, to say the least. Would like more care with finishing touches on outside of home. Trim missing. Caulking very rough and sloppy. Extra globs of cement left to harden on sidewalk and garage floor.

We were able to select from a variety of homes, sites, and floor plans. However the completion/closing was delayed 3 weeks and the bldg, supervisor told us 1 hour before closing appt he would "personally" stay to complete the 6 minor items still outstanding on the walk through, It is now 45 days later, he has emailed 5 times that be would be over to finish up and has never shown up. This has been a big spoiler to our experience with Pulte, and having checked with many new neighbors this has been their experience as well.

Worked with several construction managers over the course of the build. Most times the concerns and issues that I brought to the attention of the Pulte construction people were ignored. Sometimes I would not have any communications for many weeks. When I did receive some form of communications, there was no follow through on what I was told would be done. I am still trying to resolve construction issues. Other issues I took care of myself, and I am still resolving the issues myself.

My experience has not been great. I realize the supply chain issues couldn't be avoided, my issue is with the quality of the the finish work. It left a lot to be desired. Too many issue that now need to be redone, is not how I expected my move into my NEW HOME to be. My opinion is there are too many new builds going on at once, and the trades are rushing through doing a sub standard job. Now I have work orders to be completed to correct the issues. Why wasn't it done right the first time?!

I was very disappointed in the quality of the construction of my first new home ever. Lots of little things visible and a few that were just totally ridiculous to have even been presented to me as the buyer. And there is a huge push for you to say you are satisfied within a few days after closing when it takes a little time to find things that need to be corrected.

They sell you a home, tell you the name of your project manager who is supposed to watch over your home, but no one communicates. Sub contractors have no authority over what they are given to work with. Whatever wood they are given they put it up even if it is not good wood. 31 studs had to be replaced. Painters paint over muddying errors. Project managers order things for your home build and other managers steal them. To me this is not good work ethics. Salesman charming to get the sale; unresponsive post signing contract. Field managers come and go: incredible delays in construction. Be sure to have own private inspection pre close to find construction flaws I.e. roof, biological growth, furnace & plumbing issues. Post closing, no one is responsive in a timely manner to the issue listed at walk through just before closing. Be willing to hold firm and hold company ro accountability, make no assumptions.

Took almost two months to fix broken tile on fireplace, our whirlpool refrigerator had no ice and water and seal leaks on right hand door , still not fixed with Pulte the builder and bottom line , took 10 months to build the home , four months late from original closing promised

The building experience was ok. Communication has always been an issue. I closed on my home nearly 2 months ago and STILL don’t have the things completed that were on my list from the pre closing walk through. Now, my site manager is gone and I am not getting any response from Dan or Steve. I am very frustrated and disappointed.

While I believe the Del Webb social aspects of the community will be a positive if I can ever get beyond trying to fix all the issues with the house, the building process with Pulte has been extremely stressful, challenging and disappointing for the cost of the build. Multiple issues of sloppiness in the concrete pours, brick caulking, wide open spaces of daylight through doorframes, build design flaws, inability to get warm (not even hot) water in some sinks in anything less than 1 minute and 20 seconds, toilets so off center you actually are knocking into the wall as you sit, shower doors ...

It has not been a good experience! I closed on my home March 29,2022 and I am still waiting on the outside to be painted. Other uninhabited homes have been painted so Pulte can’t continue to blame supply chain issues or lack of workers. Our home also lacks landscaping and sod. Once you close on a home you are of no account to Pulte.
