I was told that Pulte was a quality home builder, but our experience (and that of our neighbors) has been far from positive. Pulte has cut corners, downgraded its materials, and provided poor workmanship. We have had problem after problem, and I would not have bought into Del Webb had I known what I know now.

Be Careful What You Wish For !!

This builder is not living up to their reputation as a premier home builder. Overall quality is not there and certainly not what we expected. Rush to close with promises for everything to be done and good, but once you sign all care and concern seem to be gone and disappeared. Did not meet our expectations and we are very disappointed and concerned. Ever heard of a " Pig in a Poke" ??

Disappointed in Kimblewick with Del Webb

We were VERY disappointed in our experience with Del Webb. The build process was very slow and many instances where rework was required for poor workmanship. Significant delays at various stages where our house would go weeks without any work being done. Both the interior and exterior paint jobs were bad and I am in the process of repainting every room in the house. I'm still removing paint specks and splatters off of our new flooring. Sloppy work. Most of our neighbors have had similar experiences with their homes in Kimblewick.

Never Again

There was a major difference between expectations and delivery. During construction we had 4 different Construction Managers: never even met #2 or #3. Our existing home was put on the market when promised an early May closing date. Our Del Webb closing date continued to be pushed out. The 3rd closing date was postponed because our house failed to earn the Certificate of Occupancy. The day we actually closed there were 20 items on my list of corrections that needed to be made but our Construction Manager told me he couldn’t list all of them because Pulte would not want to see so many ...

Once we close on the house, Pulte disappears.

Won't bore you with every gripe I have with them, just some highlights. Discovered a survey marker in the weeds beyond what I thought was the end of our yard. It appears that they never finished the entire lot, which not only included weeds, but a large, dead tree. They stupidly decided to sod and seed our yard BEFORE installing the irrigation system. When finally installing irrigation they tore up the new sod in the front yard and basically destroyed the seeded portions. I would not advise anyone to buy in this neighborhood or use this builder. I can only hope things will improve. I can see court action in the future. I was constantly fed misinformation. Their main excuse was supply chain difficulties, but it is obvious it is mismanagement and lack of communication. Their contract was great for them and covered everything that went wrong in their favor, I have met 20+ homeowners and I am yet to meet a happy or satisfied one.

Shoddy workmanship/craftsmanship, poor quality materials, not responsive, constantly missing promised deadlines, felt bullied into closing before house was complete, then ghosted after closing. Felt lied to. Still not completed satisfactorily. Sales person only one I would rate above 1 star at this point. We’ll see if customer care comes thru and makes up for any of this. People 55 and over should not have to go thru this kind of stress at this point in their lives. Terrible experience…one I would never go thru again.

Eleven months after first starting construction, our new home is still not finished. Getting things done has been extremely difficult. Communication is non-existent. Phone calls, texts and emails go unanswered. An extremely frustrating experience and had we known, we would have looked elsewhere.

It has not been a good experience! I closed on my home March 29,2022 and I am still waiting on the outside to be painted. Other uninhabited homes have been painted so Pulte can’t continue to blame supply chain issues or lack of workers. Our home also lacks landscaping and sod. Once you close on a home you are of no account to Pulte.

Pulte Closes on Unfinished Properties

It has been 6 weeks since I closed and I am still waiting for the issues documented at closing to be fixed. I have gaps in siding, missing trim on cabinets, but the main issue is my property/yard is a hazardous mess of construction trash. I get no response regarding landscaping schedule and clean up, despite emailing sales manager, construction manager or warranty manager. I was made promises that prompted me to close on an unfinished property and now I am being ignored. The building process was the same, no communication about delays unless I was constantly emailing for follow up.

Do not close until the house is complete and all construction issues have been corrected. I closed 45 days ago and nothing has been done to correct the sloppy issues I.e. broken window, flooring damaged by construction workers, siding not finished, incomplete trim work, incomplete interior and exterior paint, correct appliances, carpeting installation issues. These are not a complete list.

I have always lived by the quote, "If you don't have time to do it right the first time, when will you find the time to do it over?" If you build with Pulte, in Kimblewick, you better have lots of money and even more patience. This was our 4 new home building experience in the Indianapolis area and it was by far the worst. Have seldom dealt with a more unresponsive company. In their case, “subs” stood for sub-standard. Rarely were any tasks (elements of the home) completed 100% at the time they were started and several important ones still aren’t completed. This builder was unable to keep to timelines. Our closing date was delayed multiple times. The contractors that were hired sometimes did shoddy work that needed to be rectified. We had three construction managers in the course of our build who were not responsive to our requests. We are now almost three months post closing and still have many things not completed including tiling and plumbing of our master shower and painting touch ups in several areas. Worst experience I've had with any company or organization. They stopped working on my house for three weeks with no valid explanation while work was being done on other houses near mine. No flexibility with scheduling. Del Webb's attitude seems to be "my way or the highway." Anyone moving into a Del Webb community should consider buying an existing house.

After many delays in our closing date, almost 5 months, we have closed. Some of the issues we noticed at closing still haven't been addressed and many other small things have been noticed, which were not easily seen. Like shoddy finishing on the spakling, cabinet installation, screens too small to fit windows etc.

For the most part working with Pulte was a good experience. However, we were never informed about the location of support posts in our finished basement. Now there is a post/column 3 feet from the center of the stairs. Very poor planning and very unattractive and the people we’ve talked to say it would have been easy to move this post a few feet away. At closing we agreed that there were 5/6 issues that still needed attention: 1. Our contract states the the cold air vent which is high up in the entryway would be moved down closer to the floor. 2. After the close, very poor service

First, I was never told that I would only have 5 feet of backyard, even though home owners are to have 15 feet. I also was not told I cannot expand patio to the side yard, which I have a lot of. Second, my project manager was transferred right after the final walkthrough. Items discussed at the walkthrough, though he said he would do before he left, he did not. Third, normally no response to emails with problems after closing. It's great to be told you have a warranty, it's another thing to be acted on. Thankfully, my neighbors are great!

Nightmare

Still trying to get major issues resolved 2 months after closing which was our 4th closing date set. No yard, grading , landscaping No cook too and oven . Loaner refrigerator with no ice. Crooked walls and tiles in shower. Just getting paint today. No gutters. Need I say more

My experience has not been great. I realize the supply chain issues couldn't be avoided, my issue is with the quality of the the finish work. It left a lot to be desired. Too many issue that now need to be redone, is not how I expected my move into my NEW HOME to be. My opinion is there are too many new builds going on at once, and the trades are rushing through doing a sub standard job. Now I have work orders to be completed to correct the issues. Why wasn't it done right the first time?!

There has been absolutely nothing good about this experience, besides being really poor craftsman ship, it took 5 months longer to close and that was without most of the outside unfinished and the inside with so many issues it is costing us a lot to fix. If you can buy somewhere else DO!!!
