Our final “walk through”, consisted mostly of signing papers then rushing off to closing. It’s important to have time to check every single detail, because the contractors don’t always do so. Our dishwasher was installed crooked and the door wouldn’t open all the way. Some of our stove top burners were installed improperly. It took us over 3 weeks after moving in to get these issues resolved.

Ok buying but poor followup to repair requests

Buying experience was fine, but getting items repaired after closing is way too difficult. Not very responsive in addressing concerns, so please do not be in a rush to close ... get every issue short of a drywall nail pop addressed prior to closing as this is when they're most responsive.

Although we are generally happy with the home and the community, we have been disappointed by some of the workmanship with the home and the responsiveness to repair. Our oven was defective and will not be repaired until after the holidays. Why weren't the appliances tested? Our back door lock has been stuck since September and we are still waiting repair. Our hose bib continues to be broken and we continue to wait for a plumber to repair it before the freezing weather sets in. Our first contractor was Dale. He told us all about himself but never listed to us. He only responded when we tracked him down on the build site. Promises were made but not followed through. A frustrating experience. At closing a new contractor, Warren was assigned. He listened to our issues and is trying but lacks the power from Pulte to get resolution. Incomplete work or problems with construction were listed on the closing document to be addressed post closing. We had THREE construction managers during the entire building process with the third not responding in any way to questions. He then quit week before closing and dumped all the problems on his manager who received the wrath unfairly. We have been in 6 weeks now and still have unfinished items. The main concern is master shower and is a result of poor subcontractors work and or inability to actually show up and do the work. This is the 4th house I have had built and by far the worst experience.

We have continually had issues with water in our owners suite closet in a Blue Rock home. First it was the no hot water. Second, water in the closet - still have a dehumidifier in my closet. We moved in April 21st. Thirdly toilet stopped up. Fourth rocks everywhere in the yard along with plastic bottles, wood, or whatever construction workers used was left in our yard and is still there. The contractors used by Pulte are below average. The roof shingles were defective when installed and until our personal home inspector went on the roof, Pulte had no clue there was a problem. They did no quality control to inspect the integrity of the roof. The towel rods in the baths are cheap even though we bought an upgraded model of Moen. The sodding of the yard was awful and Hittle landscaping skipped a 4 foot section in the back and after 6 weeks it has not been installed. Pulte is building the homes in Kimblewick too quickly. I had two in-house floods because installers couldn't find studs, they found water lines to puncture. My fireplace wasn't completed before the dry wall went up, resulting in no electric power to turn on the gas fireplace. A hole was cut in the drywall to fix this problem, but the hole is still there, even after promises to send a drywaller and painter over to fix IT! Eleven months after first starting construction, our new home is still not finished. Getting things done has been extremely difficult. Communication is non-existent. Phone calls, texts and emails go unanswered. An extremely frustrating experience and had we known, we would have looked elsewhere.

Pulte Closes on Unfinished Properties

It has been 6 weeks since I closed and I am still waiting for the issues documented at closing to be fixed. I have gaps in siding, missing trim on cabinets, but the main issue is my property/yard is a hazardous mess of construction trash. I get no response regarding landscaping schedule and clean up, despite emailing sales manager, construction manager or warranty manager. I was made promises that prompted me to close on an unfinished property and now I am being ignored. The building process was the same, no communication about delays unless I was constantly emailing for follow up.

If you build with Pulte, in Kimblewick, you better have lots of money and even more patience. This was our 4 new home building experience in the Indianapolis area and it was by far the worst. Have seldom dealt with a more unresponsive company. In their case, “subs” stood for sub-standard. Rarely were any tasks (elements of the home) completed 100% at the time they were started and several important ones still aren’t completed. This builder was unable to keep to timelines. Our closing date was delayed multiple times. The contractors that were hired sometimes did shoddy work that needed to be rectified. We had three construction managers in the course of our build who were not responsive to our requests. Worst experience I've had with any company or organization. They stopped working on my house for three weeks with no valid explanation while work was being done on other houses near mine. No flexibility with scheduling. Del Webb's attitude seems to be "my way or the highway." Anyone moving into a Del Webb community should consider buying an existing house.

We were not included in their “Celebration Walk-Through”. This is a walk-through prior to closing that should occur. In our case, just the construction supervisor and the warranty company rep performed the walk-through. So, there have been “punch-list” items that are becoming apparent as we live in the home. We were VERY disappointed in our experience with Del Webb. The build process was very slow and many instances where rework was required for poor workmanship. Significant delays at various stages where our house would go weeks without any work being done. Both the interior and exterior paint jobs were bad and I am in the process of repainting every room in the house. I'm still removing paint specks and splatters off of our new flooring. Sloppy work. Most of our neighbors have had similar experiences with their homes in Kimblewick.

There was a major difference between expectations and delivery. During construction we had 4 different Construction Managers: never even met #2 or #3. Our existing home was put on the market when promised an early May closing date. Our Del Webb closing date continued to be pushed out. Do not close until the house is complete and all construction issues have been corrected. I closed 45 days ago and nothing has been done to correct the sloppy issues I.e. broken window, flooring damaged by construction workers, siding not finished, incomplete trim work, incomplete interior and exterior paint, correct appliances, carpeting installation issues. These are not a complete list.
