Worst experience I've had with any company or organization. They stopped working on my house for three weeks with no valid explanation while work was being done on other houses near mine. No flexibility with scheduling. Del Webb's attitude seems to be "my way or the highway." Anyone moving into a Del Webb community should consider buying an existing house.

They tell you that this home is as close to a custom built home as you can get, what a joke that is. Walls were not square, which means drywall is not square, shotty workmanship, paint spray all over my floors and my appliances which I can’t get off, garage door has gaps around the seals, so we will be fighting keeping the snow out this winter, I requested some special orders on some items and they charged much much more than what I could have bought them myself, I could go on and on. After living in my Pulte home for a few weeks, I am seeing multiple problems as a result from poor workmanship and multiple cosmetic issues needing attention. I moved here from a Pulte home that was constructed well. After this recent move, I would NOT recommend Pulte to friends and family. We were not included in their “Celebration Walk-Through”. This is a walk-through prior to closing that should occur. In our case, just the construction supervisor and the warranty company rep performed the walk-through. So, there have been “punch-list” items that are becoming apparent as we live in the home. Such a big development executed in a relatively short timeframe by a huge company with poor corporate communication and rigid canned response to the customer resulted in chaos and did not produce a house with the same quality as the on-site sales model. Top down chain of command apparently tied the hands of the on-site construction supervisors to resolve several issus. Disappointed in Kimblewick with Del Webb

We were VERY disappointed in our experience with Del Webb. The build process was very slow and many instances where rework was required for poor workmanship. Significant delays at various stages where our house would go weeks without any work being done. Both the interior and exterior paint jobs were bad and I am in the process of repainting every room in the house. I'm still removing paint specks and splatters off of our new flooring. Sloppy work. Most of our neighbors have had similar experiences with their homes in Kimblewick.

There was a major difference between expectations and delivery. During construction we had 4 different Construction Managers: never even met #2 or #3. Our existing home was put on the market when promised an early May closing date. Our Del Webb closing date continued to be pushed out. The 3rd closing date was postponed because our house failed to earn the Certificate of Occupancy. Do not close until the house is complete and all construction issues have been corrected. I closed 45 days ago and nothing has been done to correct the sloppy issues I.e. broken window, flooring damaged by construction workers, siding not finished, incomplete trim work, incomplete interior and exterior paint, correct appliances, carpeting installation issues. These are not a complete list.

After the close, very poor service

First, I was never told that I would only have 5 feet of backyard, even though home owners are to have 15 feet. I also was not told I cannot expand patio to the side yard, which I have a lot of. Second, my project manager was transferred right after the final walkthrough. Items discussed at the walkthrough, though he said he would do before he left, he did not. Third, normally no response to emails with problems after closing. It's great to be told you have a warranty, it's another thing to be acted on. Thankfully, my neighbors are great!

Have tried many times to get answers. Upon moving in i discovered 20 plus chips out of a section of concrete, no response on this. Ive asked bout our yard. But seems pulte cares only bout the new closings and getting their yards in. We have standing water often, but i guess its not important. There is couple other items but its prolly a non issue.

Responsiveness to address numerous issues pointed out prior to closing has been horrible. Damaged items, drywall repair not completed and final painting. We have raised issues to numerous parties with no response. They seem to accept less than perfect if you "can't see it" or if they can get by with it.

We had three different construction managers during the building process. This lead to very little supervision of the trades people working on our home. We felt like we were our own construction manager! Every item of discussion that came up felt like an argument and bullying to get us to accept substandard or damaged workmanship. Actually, I have had very little experience with anyone from Pulte, even after my poor review that I gave them. I was told I would get a response from a Pulte rep on anything less than a 7 and after 6 weeks I still have heard from no one.

My experience with this home buying started with the salesman. He was great, although I do think there was miscommunication on a couple of things.....there are too many homes that Pulte is throwing together and doing so in a huge hurry, which is causing for less than adequate work being done and overseen by the PM's and their subs. Poor quality of work, and no one seems to really care. No communication with my PM, just wants to get the homebuyer to closing. This builder is not living up to their reputation as a premier home builder. Overall quality is not there and certainly not what we expected. Rush to close with promises for everything to be done and good, but once you sign all care and concern seem to be gone and disappeared. Won't bore you with every gripe I have with them, just some highlights. Discovered a survey marker in the weeds beyond what I thought was the end of our yard. It appears that they never finished the entire lot, which not only included weeds, but a large, dead tree. They stupidly decided to sod and seed our yard BEFORE installing the irrigation system. When finally installing irrigation they tore up the new sod in the front yard and basically destroyed the seeded portions. Structure is physically sound. Finishes are cheap - even the upgrades, and in many cases the finished product is left incomplete “because Pulte doesn’t do that”. Communication with third party vendors like the company responsible for landscaping is non-existent. Response time for a response from Pulte Customer Service Department is also non-existent. When we picked out our counters and carpeting it was so rushed I couldn’t think. I wanted quartz countertops and only got them in the kitchen. The bathrooms are granite which I have never liked. I thought they were going to be quartz. She told me the carpet with the pad would be nice and I’m not happy at all. Painting quality is bad. Mantel is way too high. I like the layout of the home.
