Exellent home. Very beautiful. They stand by the quality of their work . Exellent home buying experience.

Promises about projected move-in date were kept. After moving in, anticipated, expected problems, such as ‘settling’ of the building structure causing doors to no close properly in their frames have been noted after six weeks. Del Webb predicted these, and now it is the important to get them fixed.

The location is great overlooking the lake, close to shops and the highway. We have met some very nice people here. Our place is a beautiful corner unit overlooking the clubhouse which isn’t open yet and we don’t know when it will be opened due in part to COVID delays. Our compressor died 2 weeks after living here and it took 2 weeks to be fixed. That said we were given a couple of AC units to use while we waited for parts and they were responsive to our needs.

We love our new home by Pulte. In general we are very happy. There are some small issues eg: paint chips, finish work. I am assured these touch ups will be taken care of at our 11 month warranty. We did have a leak that was addressed immediately and are very happy with the quick response and repair work.

Del Webb provides a beautiful community here in Westborough. The quality of the appliances is builder grade unless you upgrade.

I have a problem with the low quality appliances and after purchase issues that I am not able to resolve because I cannot get anyone to call me back. Emailing doesn't work, and there are no telephone numbers to call. I am quite disappointed with the after purchase experience although the builders are still as helpful as they can be and go out of their way to try to help even though their job has long been over.

We love our new home But please Read the fine print of your contract. Sales does not verbally tell you about the fines you can encounter. make sure you are ready to move.

This place is amazing and can’t believe I live here. The process was easy and everyone was friendly and helpful for closing. The units are very beautiful. Although there were somethings that were frustrating were the units were made were you had to do some work, like carpets in the bedroom or all units made for handicap. Also somethings they fail to mention and yiu find out later. Overall, I love living here, it’s quiet, plenty to do and walk,

The design of the units are not only functional, but interesting, and offer a wide variety of choices. The landscaping thus far has also been quite appealing.

I feel the workmanship was not as good as it could have been. It seems like they rushed through the unit to move everyone in by the end of the year.

The cable from wiring closet to living room does not work according to Verizon serviceman.

Exceptional experience with the DelWeb Construction Crew before I Closed on my Condo. The first sales rep was great. Kept us current on progress and showed interest in our excitement on buying the place.Then we experienced some pain with lack of information for a while with the replacement sales rep. The pricing for the UPGRADES is OUTRAGEOUS AND THE QUALITY OF THE UPGRADED APPLIANCES,etc has a LOT TO BE DESIRED. Not worth the price, period.

The fact that we could not view the condominium during construction was a bit frustrating, but overall the experience was satisfactory.

Although I was initially impressed with how you folks reached out and communicated, I quickly learned that your management group is NOT responsive, they are disorganized, and maybe they are just not capable of doing the job. I am still ironing out administrative problems after 2 months. Also, your "bait and switch " sales techniques of selling your properties with amenities that are later rescinded is more than infuriating.

Just found out there is homeless shelter for families going in next door which wasn’t revealed during the home buying process. Happy with the swimming pool and recreation center but now wonder if it will be crowded when they finish building all of the units. Paying the HOA fee has turned out to be an incredibly difficult task since the HOA administrators are incredibly disorganized - I have sent in both a direct withdrawal form for my checking account and a check when that didn’t work and they didn’t take the funds with either method. Quality of the units aren’t great- I have upgrades for everything including the flooring and kitchen. The cabinets are particle board and the tile floors were completed sloppy. ... More

The builder neglected details and was in a rush. Grouts in the bathrooms are barely there and rough. I wonder if the tiles will stay together much long and grout sealer was not even applied where the bathtub and floor meet and the grout is cracking from drying. Generally the workmanship is quite poor. I wonder what else I will notice later. And the doors are too big where the space is small; they hit together. Buying process was pleasant.

Buying the condo was easy. The issues are another story. The air conditioning has been a problem from day one. I have learned from EVERYBODY that this is an ongoing issue. Should have been fixed long ago as this is building number 6 of the complex. The problem still continues. My first night there I had to stay at my sisters because it was too hot to sleep there. Any hot day my condo is uncomfortable. They have tried temporary repairs. Still waiting for the repair. We moved into the condo in July. Keys are another ongoing issue. They are Hager keys and say do not duplicate on them. So the building and the condo association point their fingers at each other for responsibility. Meanwhile I am still struggling to have keys made. Traveled to Framingham as they told me to and none of the keys work. Still waiting to get working keys. Another issue that should have been resolved long before I bought the condo. There have been expected issues with new build and some are fixed quicker than others. Many finishes were incomplete like having cabinet flooring under the sinks, unfinished details, ie., areas left unpainted, laundry room should whave cabinetry, for the costs. Responsive to issues is slow to incomplete. I did have wonderful luck when I reached out to Tim. He got my broken dryer fixed within a day while the people I was directed to have not responded. Issues are small but te cracked gliding window still remains broken with no one getting back to me.

I’ve been here now for a little bit over a month and have discovered a few things that I didn’t realize before I purchased my unit. All but one of the sinks in my unit were designed for ADA compliance. This meant that there was no bottom to the sink it went straight to the floor. So I had to pay a workmen $360 to make a shelf under the sink and install it. Personally, I believe that Del Webb Chauncy Lake should have designed the sink so The bottom of the cabinet could be unscrewed and removed for compliance with ADA regulations. I also found out that the oven that was to be in my unit was not the same oven that I was told I would get. The following are notifications of the various models numbers that were changed and changed back: “We had supply chain issues in the past which resulted in us needing to change our Whirlpool range offerings. In short, we are now back to the original Whirlpool range: Model #WFE550S0LZ. We were originally offering Model #WFE550S0LZ then switched to Model WFE775HOHZ to help us get through the supply issues and are now back to WFE550S0LZ. ” A week later, I received another update for the oven, ” We’re sending an updated email regarding your Whirlpool range. The range that you will be getting is WFES3530RS. This range replaces the WFE525S0JS model. Please see the attached documents to compare the key features.” Essentially, the model i received is a very basic model and did not include air fryer or preheating and other features.Needless to say, I was very disappointed in the replacement.” One of the toilets in my unit rocked and was generating a small leak. The Chauncy Lake team was quick to respond to this issue however, I asked that since the toilet had to be uplifted and a new ring inserted could I have a comfort toilet instead of the 15 inch Standard one. They said yes no problem however I was asked to pay $840 for the replacement. I considered this unreasonable. I don’t really know how much a toilet plus labor would cost, but I don’t think it would be $840. The charge came from the contracted plumbers and not Chauncy Lake. I still have some confusion about air filters and will get with the appropriate people to find out more details. Other than these issues, I find that Del Webb Chauncy Lake is the kindest and most considerate community that I have lived in in a long time. My neighbors are friendly and helpful and enjoy each other. It’s not unusual to find a group out front or on benches outside talking with each other.. Overall, the condo looks great. When we asked the sales team why one side of the building was considered 'premium'. The response was that they do not decide but they are told by their management which side is considered premium. Of course, we do not actually see our condo until it is finished, and we do the walkthrough. It is then we found out why one side was considered the premium side of the building. In the unit we were interested in purchasing, as you look out each window on the east side, all you can see is a state owned impounded, car lot. We asked if there were any other available units within this building. We were able to view them and liked one of the units shown to us. We asked if we could swap units and purchase one on the premium side. The sales team could not answer but later that day, we were told their immediate manager said no. We asked to speak to the manager. A call was to take place the next morning. We had decided, even though we had put down the required 15%, we were ready to walk away from the condo. Once we talked to the manager the next day, we told him we were not living in that unit. He agreed to let us change out the condos. After being here a few weeks, we found out that the impounded car lot was an ongoing issue with several residents within the community over the last two years, so we now also knew the sales team obviously knew and withheld that information from us. As for the quality of the condo, we have noticed some issues. The AC/heating unit is essentially outside the condo. I can see it is insulated and has a small heating unit, but it is separated from the rest of the condo. The problem is that this is New England. If we lose power in the winter, there is a good chance that significant damage could be done. I am told this has happened already to some of the units at this complex, mainly pipes freezing. We were also told to check on the heating unit during the winter just to be sure it is still working. Apparently, some of these heating units stopped working but most were discovered in time to have them repaired/replaced. I have been to several condos in Florida and they put their units in the interior of the unit. The hardwood flooring was not installed correctly. There is also some type of glue that someone dropped on the hardwood floor. We have notified Pulte personnel, and a work order has been submitted, but no date as to when they will be here to repair. We were told that they are busy and will try to schedule us in when they have time to get the work done. The screens in the window do not sit flush with the sills. I am constantly pushing the screens down, but they seem to manage to open up that little crack again allowing these little annoying bugs (gnats, mosquitoes, and one-time yellow jacket) into the condo. The lights, faucets, and hardware in the bathrooms seem to be whatever was laying around at the time the workers were installing them. We have a mix of brushed nickel and chrome. There does not seem to be any thought in what was picked to install the bathrooms. The last three items are more annoyances than anything else. But when you purchase something brand new, you expect to have quality work done and not looking at something that appears to be thrown together just to get it off the shelf. ... More

There seems to be an issue with the GFI breakers. Ovens always shut off. Light bulbs continue to flicker. When it’s windy outside it sounds like a wind tunnel in my unit. The flooring is cheap. There is a squeaking noise in front of my pantry. There is small area on my master bathroom vanity that is peeling. Some areas of grout on the master is not even with the tile.

Disappointed with elevator. Has been down a few times in two months! Also, no A/C vents at entrance. This means that entry into the unit is not pleasant since no air movement. Too many dogs!

This is a beautiful area which was part of the draw; however, I expected better quality for the price. I've lived here 2 months. Appliances are cheap. The washer (which I had no choice but to accept) doesn't work properly. It's been a week since the trouble was submitted and no response. So far, 3 doors (and counting) won't latch properly. Walkthrough items have not been resolved. I was told if I have them taken care of now, they won't come back for the one year walkthrough...doesn't seem right.

For the price of half a million dollars, they put in poor quality appliances. Oven hasn't worked for half of the time, ceiling lights have tripped breakers as well as the oven. Doorbell replaced. NO sound deadening between floors. Chrome fixtures mixed with nickel. Light bulbs flicker and die within one month. Lowest grade of master shower enclosure, no ledge for shaving legs, had to put a stool in there. Difficulty knowing who to contact when you have an issue. They suggest an email to use. No help in guiding us through all the registration procedures for appliances and HVAC units. Nails have popped out of sheetrock. No clear guidance on who to contact about each problem: Pulte or Dartmouth. We are disappointed. ... More

There are a lot of questions that were not brought forward by the sales office when I bought into Dell Webb. Some Condos are right handed and left handed. That was not explained to me. I thought I was going into a right hand Condo and went into a left hand one and when I told the sales office that they told me basically to suck it up it's not an issue, you will get use to it. The second thing is the parking spot, I am in a spot where I can barely park in and it is a safety issue. I tried to change it after closing and again they said they can't do anything. But it truly is a safety issue if a fire broke out and I couldn't get out of the car. They are possibly building Section 8 or like apartments next to the property, for some people this is an issue for their safety that is why they bought into this community at Del Webb was to be safe. Del Web said they didn't know anything about it and if you want it to change it vote. Great Answer. Some of the appliances are not high quality. My dishwasher already broke and had to get it repaired. The washing machine is so so. For the money they could of brought in better quality appliances. Taxes in this area are really high, some of the highest in Massachusetts and of course the sales office would never tell you that. I just didn't do enough research, my fault-- and finally if you would ask if I would do this again, I am not sure I would buy a Del Web property. ... More
