This has been a good experience. Of course there were some things that had to be corrected or fixed after the build, but they were done promptly, by qualified people who were very respectful and pleasant. My Field Manager was very response to my requests.

The sales team was wonderful to work with, providing great suggestions and guiding us through the whole process. The construction managers we dealt with were very responsive, and the overall build quality is great. We love our Del Webb community! Our only major complaint is with the HVAC workmanship in the basement. We paid extra for a full basement with higher ceilings so that we could finish it later. Unfortunately, the HVAC contractor ran the ductwork below the ceiling joists haphazardly, with no regard for preserving open ceiling space. Runs that could’ve been place along walls were run ...

Enjoying our New Home

We are enjoying becoming new members of the Del Webb Community. This is the first home we had built out of the seven previous homes owned. Workmanship is not what it has been in the past, but the staff has been Great helping find solutions to correct small defects.

The timeline for completion was amazing.

Overall, the experience was great. We only had one concern. After paying for the expensive shower head, the door would not swing properly as it hit the shower head. Any new buyers, beware of placement of the shower head regarding the shower door swing. It should be placed higher than the door top.

Final punch list was difficult to complete in a timely manner. All complete now after 40 days, very happy with result- just a frustrating timeline.

During the build, water run off was an issue and improvements were made based on my request. The basement is dry now. After closing issuse are being addressed one by one and going well. There are two significant issues about the garage and deck graded the wrong way appears to be a serious problem. We will see what happens.

Windows and Paint

Our builder was very informative, kept us update as to the progress of our house. We feel the interior paint and windows are of low quality. The windows are cold and get near the wall with anything and you leave a mark. The stove fan installation was terrible. Parts of the mounting equipment we missing, it wasn't level.

Although we are pleased with our new home, the quality is quite lacking. The wood floor needs to be replaced--when we first inspected the home, we noticed the floor was curling up at the board ends. we have been told the floor cannot be replaced for several weeks/months which means that all the furniture will need to be removed. The builder would not acknowledge the defects--we had to deal with the flooring company and the flooring manufacturer. moldings throughout the house have paint drips, gouge marks, etc. the door moldings were all cut too short leaving 1/2 inch gap between the ...

Homes are nicely designed with a nice layout. However, some of the materials and workmanship are not very good. The paint quality and workmanship along with the drywall mudding is very poor. I repainted and had to fix many areas that were not smoothed properly and there was dirt in the paint that had to be scraped smooth. I was told once I took possession, I could prepare a list of items needing repair and submit for resolution. I created a list of about 14 items that, to date, have only had 2 items repaired. My expectations of DelWebb were low to begin with. I have no doubt this likely seems unlikely from your end however my experience with DelWebb has been terrible from the start. The initial sales agent had to be replaced and as a result I contacted my lawyer about elder abuse which requires a level to be met to proceed. Even though the lawyer felt we met the standard I did not pursue as proving monetary damages would have been a challenge.
