Builder did just fine. But access during construction periods to the community is a real issue.

While Del Webb does a good job of supplying a quality product, there are problems in Del Webb communities that need addressing. First, the management company does not register new homeowners for weeks. It does not matter how dedicated the local folks are, the corporate office does not well support the local folks, so there are real issues. Also, while the home build was fine, Del Webb does not do a good job of managing traffic in new build areas, so one often has to wait to get in and out of one’s own house. Because of medical issues, our living situation had changed, and we no longer could live in our 2-story home. I started looking for a senior community with many amenities. I love our new home!

We enjoyed our experience building our new home at Kensington Ridge, starting with our salesperson Julie who guided us in selecting our lot and floor plan and exploring and pricing our various options. She patiently answered all our questions- and there were many! The designer Kim helped us pull together all the design elements. And the construction crew led by Mike, Nolan and Frank provided weekly building updates and were very responsive whenever we had concerns. Since we moved in, issues have been promptly addressed. Our neighbors are great. And have you seen the clubhouse?!? Wowza!

The timeline for completion was amazing.

Overall, the experience was great. We only had one concern. After paying for the expensive shower head, the door would not swing properly as it hit the shower head. Any new buyers, beware of placement of the shower head regarding the shower door swing. It should be placed higher than the door top.

Excellent buying experience and build quality - except for HVAC

The sales team was wonderful to work with, providing great suggestions and guiding us through the whole process. The construction managers we dealt with were very responsive, and the overall build quality is great. We love our Del Webb community! Our only major complaint is with the HVAC workmanship in the basement. We paid extra for a full basement with higher ceilings so that we could finish it later. Unfortunately, the HVAC contractor ran the ductwork below the ceiling joists haphazardly, with no regard for preserving open ceiling space. Runs that could’ve been place along walls were run ...

Attention to detail. Some of our windows feel a bit drafty when you get close to them. Otherwise, the house is as we expected.

During the build, water run off was an issue and improvements were made based on my request. The basement is dry now. After closing issuse are being addressed one by one and going well. There are two significant issues about the garage and deck graded the wrong way appears to be a serious problem. We will see what happens.

Good experience but after the sale, not so willing to help

We were happy with the sales experience. Build Quality was very good. At pre-closing walkthrough, we were told any issues within 30 days would be immediately handled by quality control manager. That never happened. Two messages asking for very minor issues to be corrected were never answered or acknowledged.

The concept of KR is good, the execution is cookie cutter. Poorly designed spaces that defy logic. Cheap cost cutting measures leave a new home owner with a bad taste in their mouth. Sure hope the lifestyle is worth it.

Apparently we are non people

Except for the sales person, who was very good and responsive, the rest, for the most part, you are non existent, once closing was done… the only way, I come across information is through the residence Facebook. Filled out forms during Dell Webb orientation.. with the manager… we have no name tags, never been contacted by e-mail for events or anything, my e-mail to the manager was ignored, no newsletter, it has been over 6 weeks we still do not have an account number through the title company… we have been busy getting our previous house ready for sale etc…

My expectations of DelWebb were low to begin with. I have no doubt this likely seems unlikely from your end however my experience with DelWebb has been terrible from the start. The initial sales agent had to be replaced and as a result I contacted my lawyer about elder abuse which requires a level to be met to proceed. Even though the lawyer felt we met the standard I did not pursue as proving monetary damages would have been a challenge.
