I would encourage anyone who buys the property, especially a new build, to bring an inspector with them prior to signing off.

More like a mystery. So much information was left out or not disclosed. Workmanship was rushed, sloppy and considered finished when so many small details were not completed. Concrete is visibly bad all around from day one. Materials are builder grade at best and a premium is charged for non- premium upgrades. You pay $65k extra for a walkout basement. Not happy with Pulte construction - they are not builders. Hire mostly latino workers and they are sloppy (clean up is not in their vocabulary). Value for your money is poor. Sorry Del Webb for the lack of confidence but you asked for it.

Except for the sales person, who was very good and responsive, the rest, for the most part, you are non existent, once closing was done… the only way, I come across information is through the residence Facebook. Filled out forms during Dell Webb orientation.. with the manager… we have no name tags, never been contacted by e-mail for events or anything, my e-mail to the manager was ignored, no newsletter, it has been over 6 weeks we still do not have an account number through the title company… we have been busy getting our previous house ready for sale etc…

My expectations of DelWebb were low to begin with. I have no doubt this likely seems unlikely from your end however my experience with DelWebb has been terrible from the start. The initial sales agent had to be replaced and as a result I contacted my lawyer about elder abuse which requires a level to be met to proceed. Even though the lawyer felt we met the standard I did not pursue as proving monetary damages would have been a challenge. So lets start there, the initial sales agent simply did not do his job, did not effectively communicate and left many things undone that suddenly had to be done on the day of contracting/closing. He did not properly nor professionally communicate signing needs especially about the down payment. Prior to signing the contract he gave vague answers on what to bring at contract signing and did not communicate at all with regard to how to handle the down payment. He "alluded to" financing options but never bothered to follow up and never bothered to speak of down payment again until signature day at the end. Unprofessional, evasive, and irresponsible would be how I describe his actions. Based on this if he was my responsibility he would have been fired from DelWebb and I feel strongly enough on this I consulted a lawyer. Enough about him he is useless and dishonest. Elaine outshined him is every way possible. Moving on to contract management. I did receive regular updates on the progress but was never information how to use my login credentials. I finally figured out I needed to associate the address in the DelWebb portal to see the comments but once I did this it was a waste of time as the information was minimal. Can't see why DelWebb even bothered to update the portal as the information was minimal. I assume none of these people have cell phones to take a picture of the work and include in the portal to show the work being done. Many of the inspection points were last minute with very little notice to schedule time to inspect. The effort on your part was not at an appropriate level. As we moved further to close the pace picked up but it was hampered by DelWebb wanting the close to happen far and above any concern about the work getting done and getting it done right. The day of closing the DelWebb rep (nice guy but more concerned with getting our approval rather than getting it done right) was running around trying to coordinate our signature rather than getting the work done to our satisfaction. Workers were in and out of the house with shoes on running around trying to get everything done. The rep was more concerned with getting a positive survey so he could get full pay rather than getting the work done to our satisfaction. In fact any DelWebb employee that depends on survey results to get paid talked about it with us and pleaded for a 5 star across the board. I think this is distasteful and I will rate people as I see it. With the exception of Elaine I can't think of one person in the organization deserving of a 5 star in any category. home that needs many reI recognize this is DelWebb home and not the Mortgage side however I have never experienced a financial organization experience worse than what I went through. Absolutely the worst financial experience I've ever been exposed to. Enough on that here. So we now have a repairs needed and finishing touches as a result of your focus being directed at getting closed and getting 5 star ratings. Our internet was down upon moving into the house because YOUR contractors apparently cannot distinguish between grass and internet cable. They cut the line. So moving day involved contacting ATT and resolving that issue. Total nonsense. I haven't even had time to go over the outside of the home and expect issues there one of which is a downspout for the water runoff depositing water directly on our OPTIONAL back patio. Why would anyone do this? I'm sure there will be many other issues we discover over time. The only thing DelWebb has going for it with Kensington Ridge is location and hopefully amenities once the clubhouse opens. Can't believe people have put up with not having these amenities prior to now. So bottom line, DelWebb as a builder and company is terrible. I can assure you with I build my next home I will use a builder who truly gives a darn about their homes and finish quality. I have learned a valuable lesson here and that is to NOT deal with DelWebb again. I have not run into a single resident or contractor at Kensington Ridge who has anything good to say about DelWebb. Given your operational lack of excellence this comes as no surprise but it should certainly give management some concerns. Please do not contact my wife about this. Elaine was the best experience I had with Del Webb she would get a 10! Your mortgage company gets a 0. Give the trades mor time to do work correctly on homes and you won’t be tearing up driveways, garages bathroom floors, the electrical boxes her are outrageous! All if them crookedness
