Long on Promises - Short on follow-through

On the surface, the homes look great. But I never thought one could miss 6 pages of specifications in the contract and get the kitchen wrong. They built the wrong island and missed several electrical upgrades. In their haste to correct the misses, they butchered the pavers in the driveway tracking out joint compound and other stuff that we're still waiting to be cleaned up - promised to be done prior to closing. The warranty folks in Las Vegas say that Pulte laid off all but one manager, so that's why three months after closing, we're still waiting for punchlist items to be corrected. Forget ...

We dealt with a salesperson at the Del Webb North Ranch named Wister. This individual was impeccable and the reason we did purchase our home. He went above and beyond to ensure that our experience was pleasant. We only wish we would had come to North Ranch and dealt with Wister directly. Instead we had an outside realtor in-between and they were terrible.

I think because there are so many house's being built at the same time some items seem to be lacking. As I have stated in the title above, because of the time frame there is to do the work the finish work was a little off. So much pressure to get things done fast, the care for detail was lacking a bit. Now that being said, it seems very much like they want to get the small things fixed (again, just not a lot of time) in a timely manner. Our experience started off great with Tanya, our sales person. She helped us get the lot we wanted and kept us informed throughout the building process. We loved the weekly updates with pictures that she sent. Our Project Manager, Dexter was awesome! He responded quickly to any calls and remedied issues immediately. In fact, due to his oversight, there weren’t many issues at all.

The Guy (Scott) said he would be back in 30 days to fix any problem we had in the house and he never showed up after 30 days plus I asked him for a few extra tiles for the floor in which he said there was some there allready but there was NOT

Great Home except 30-Day warranty issues need to be addressed in a timely manner. Too long to verify and eventually execute fixes. I realize lots of homes being done now and Labor shortages contribute to this but Co. needs to increase Labor Force to take care of these issues. You pay half a million dollars for a home you should expect discrepancies to be fixed in a timely manner.

Our experience with this process was smooth and efficient. The build finished sooner than expected. There have been minor finish items that need attention. Though I'm confident these items will be resolved, it's taking longer than expected. Overall, the quality is excellent, but attention to some of the details is missing. I would absolutely and have recommended Pulte homes to family and friends.

After you take possession of your new home a 800 number is provided for issues. The recording says allow up to 72 hours for a call back. And company that takes 72 hours to return a call should so re evaluate their business practice. When I did receive a call back the person was very unprofessional. Thank God my issues are minimal because I feel like I’m on my own.

I suggest renting in Sun City before you buy. For the transition and timing, we rented for six months before the sale closed. We learned a LOT in the rental about how things worked that we wish we had known when we were making the purchase decision. It all can be overwhelming, determining where to upgrade and where to wait, what kind of lot you'll really be OK with, etc. About two months into the rental we realized there were some things that we did not even know to do that would have made our new home experience significantly better. We arrived at our home a few weeks after close. The master shower was not draining, so I emailed customer service. Within 1 hour a CS-maintenance person arrived to unclog--what turned out to be massive amounts of grout hardened. Customer service responsiveness was great; but, why didn't Construction Walk-Thru test all drains, appliances and running water?

The sales experience was great. Construction people were responsive to questions and issues during the process. And, any construction people we have dealt with have been helpful and nice. The quality of work and items that were acceptable for closing were not great. Poor workmanship on items why no one would think we’d notice. I have to ask….is the goal to turn over a quality home, or turn over a home auickly with major obvious items to be corrected with Warranty work. Working through the building and buying process was the worst I’ve experienced. Inflexible, demanding, impersonal are a few words I’d use to describe the purchase experience. Support after sale is poor, ie, discovered a horribly crooked wall and was told they could come out to start repair in one month. I pushed for quicker and now the representative has abandoned us.

As the builder moved our expected move-in date up 2 months, it appears in doing so the attention to detail and quality of materials/workmanship suffered significantly in their haste to complete our home. There were so many issues to be dealt with that I will not delineate them in this review. Fortunately, Darryl with the warranty division was able to meet with us and has had some of the items remedied and has scheduled the rest to be done. We have been very happy with him.
