Very positive experience from start to finish.

Our salesman "P" was great. However, the quality of construction and the problems we're having are frustrating and after several months in home are still waiting for remedies to problem. They put us on the schedule 4 months out to have things fixed... but we keep finding additional issues.

The closing experience was very stressful and made the home buying process a very negative situation.

My consultant, Danelle, was great. She kept me up date with the progress of construction with pictures. She returned phone calls promptly. I received no communications from construction managers during the whole process like they promised. Very disappointed with that.

Despite the ratings above, I would buy a Del Webb home again, though maybe not a new build. I believe the house is well built overall, but that the finishing of the house was extremely rushed and contractors were not given the proper time to do the job right. The biggest issue with my house is paint, both inside and out. The paint on the inside only has a very thin coat and the metal corner bracing and drywall mud is showing through. Along with that, the paint is breaking down; ie. cracking in the corners, crazing on the walls and subsequently chipping off in spots. Del Webb is sending workers in to repair my items, but when a house essentially needs to be re-painted and they are only working in 2 hour increments, it is going to take a while. Know that even though we were coming up on the year mark for this build, we were not asking Del Webb to hurry this build, we were fine with waiting, but for some reason they rushed the job at the end. My best advice for anyone buying a Del Webb is this. Upgrade the paint if you can get it and afford it. Find a way to visit your new home at least once a month, our sales person sent us pictures, but the things we are having issues with needed to be seen up close. If you decide to buy a home in Mesquite, get Danelle as your sales agent. She works in the Del Webb sales center and is excellent at her job and responding to her clients. She is the reason we chose Del Webb in Mesquite, NV. Overall we are happy with our purchase and can’t wait to move in. We just wished the finishing aspects of the house were done properly the first time and that Del Webb would reinstate the celebration walkthrough that is shown in the videos on line. Hard to believe what a half a million buys you in Del Webb. Pulte workmanship and materials is shoddy. Kitchen cabinets append a strip of wood on cabinet doors to fill gaps. Tile lots from Arizona Tile have large color discrepancies. Microwave is so bottom of the row it won’t pop bags of popcorn and takes longer to heat everything. Vent in laundry doesn’t draw. And who would build a laundry room without a 220 outlet!!?! Paint is nothing more than a primer. Vinyl windows allows sand to blow in. Could go on but you get the idea of value.

Follow up and warranty work has been non existent. They keep putting off the fixes for months. I have moved in with things like doors that don’t fit in the frame, and cabinets that are broken.

Dear Del Webb not sure if this is your fault but Pulte builder rushed us through the walkthrough and said that all the items we wanted fixed would be. But Ron from Pulte who did the walkthrough with us did not tell us we would never see him again and any construction issue would need to go through Pulte Warranty and we would be held captive at the subs availability. Obviously Pulte had issues with the subs before we closed and rather than push off our closing they shifted the burden on to us the new homeowner. At this juncture, we have not been able to move into our home even though we are making the mortgage payments. Twenty-some days after closing we had a leak in the living room wall. This leak occurred in July 2022 and now it is almost September and they still have not repaired and we have a big hole in our living room. We are thankful that we had not moved in our furniture. Aside from the water leak we have a scratched and yellow bathtub in second bathroom which tub we never used. Granite chipped and scratched so many issues that have not been replaced or repaired. So I feel this builder has impacted the trustworthiness of your company. It took us over a month to talk to someone from construction because no one wants to address the issues. Now, Pulte is telling us that it will not be until mid September before they can fix the hole and start addressing the other subpar workmanship. We are sad and heartbroken that we cannot move in yet are paying on this mortgage. ... More

The one person who truly made our home construction experience great was the Superintendant, Joe!

The experience buying our new home was pleasant and the quality of our build was excellent. The staff was professional and delivered our home on schedule.

Little bit rushed at the end to get home complete and transaction closed

We will recommend this community to our friends, but buying during a pandemic turned out to be something to avoid if possible. We look forward to living in and enjoying the community.

Quality control seemed to be non-existent. Numerous issues discovered before closing, still not addresses. Still finding quality issues on a daily basis. This is mediocre track home quality at a price point that approaches a semi-custom home. 48 days past close, no resolution on 15k pro range installation issues. Two other repairs resulted in further damage. (Countertop damaged by tooling, floor grout stained after bogus attempt to “paint” island cabinet skins that don’t match. Countertop repaired, but grout stains remain and cabinets still don’t match) Seeing these stains drives me nuts multiple times per day. It is a bit too early to rate the overall experience. I would want to make certain that the early request for warranty work is evaluated, prior to providing any extensive review.

Tanya Smith was the best part of the whole experience! She did an exceptional job throughout the entire process.

I did not care for the bidding process on lots for sale.

The purchase, design center, walk through process, closing operations were all top notch. We were very pleased with everything except the house took too long to build.

The entire experience was great. We moved from out of town and were sent photos and updates on a regular basis!

Substandard communication during construction process, and we were fatigued after our requests for numerous meetings on site were met with indifference and silence. We had to constantly refer back to our sales agent.. 12 months of requesting a status via an on site meeting that never happened until the week of the closing.

One-stop shop for everything we needed to close this deal in 30 days! So happy with our new spec home. Now, we just need to customize to our preference. Thanks!

My wife and I cannot begin to say how happy we are with our experience with Del Webb Home. Our construction manager was amazing and went out of his way to assist my wife and I through the building process. We never felt forced or pressured into making decisions, but were encouraged to make decisions about our home that we would enjoy. Zac is a great representative for Pulte.

Experience could have been a lot less frustrating. Some things were unexpected and could have been handled differently. We are finally moved in and things are settling down.

Be prepared to be patient the process takes a while there's a lot of ends and a lot of outs and a lot of paper work to be filled out a lot of things that you need to resubmit and submit but it all works for your good so be patient wait and it will come through I did and I'm grateful Ron.
