The expression if you have nothing nice to say don’t say anything at all. Period . I have a door in my master bedroom that is hanging on the floor they said they were going to fix it before I moved in never fixed it. I’ve got a door in my kitchen that’s cracked they said they put a piece of blue tape on it said they’re going to change the door that was before I moved in never change it. I bought a new house 20 years ago in Sacramento California, never had any these issues of problems. . Just honest with you with my experience

Our home took almost twice as long to build as originally told, but that was fine as that seems pretty typical in the Las Vegas market, and we weren't in any hurry. The home is very well built, but right when we did our home designing (after contract was signed) we were told we could ONLY paint the inside FLAT WHITE due to supply issues (no other builders seem to have this restriction). Once our house was eventually complete, we had to wait about 2 months for the wall microwave/oven combo to arrive (more supply issues apparently). The worst part, though, was that we originally went with Pulte Mortgage (Del Webb in-house financing) and while we had a lot of hoops to jump through since we are both self employed, we seemed to check all the boxes to get approved. The main reason we went with Pulte Mortgage was because we were given a $6k credit at closing if we did. Well, it's late January and our house was almost done so we were told that we were closing by end of February and we needed BOTH our personal AND business 2022 tax returns done to get final approval for our loan. The IRS had not even finished publishing final guidelines for the tax year yet. So, VERY LONG story short, we ended up going with Del Webbs "backup lender" and they did NOT honor the $6k closing credit since we did not go with their preferred in-house lender. Very disappointed in how they handled that. They knew from the beginning that if we did not close by the end of 2021 that they were going to require our 2022 tax returns, but NO ONE EVER SAID A THING!! All that said, we love our home and it is very good quality, there were just too many pot holes and speed bumps along the way that, in the end, made it a very frustrating experience and ultimately showed that Del Webb is just looking out for themselves and their bottom line and not really caring about the customer. ... Our experience wasn't the most pleasant. We found that communication lacked from the foreman of our build and that he didn't follow through. Many things weren't done at closing and getting them to make any exceptions wasn't possible. They point to one another and act as a huge conglomerate. Months after closing we still don't have some of the "upgraded" things we paid for in this build.

I really like all the light and space.

Times were tough: lumber, supply, labor shortages. But the team pulled it all together, and got us into our home with minimal delays. We were kept pretty well informed on what was happening and what to expect. Our thanks to the entire Dell Webb team. A great buying experience, and we are more than happy with the results: our beautiful new home!

Moved in. Probably the worst workmanship I've seen. Corners aren't square. Windows have wind blowing through the sides. Stucco has big cracks forming on the outside. The guest bath has full blockage of rocks and mortar 2' inside the wall. We try to get them to come out and fix, but they can NEVER accommodate our work schedules. They want us to take work off to accommodate their schedules, to fix the crappy work they did. We did take off 4 hours from work for their plumber to come the first time and fix their problems and he didn't have the right tools to fix it, so now they want us to take another 4 hours off. From the time we discovered Del Web at LLV and met Medina at the sales center we were committed to purchasing and she was so helpful all along the way and now we’re excited about our completed him.

The experience to custom build a house was very rewarding. We got everything we wanted to make this our forever home.

Overall we love our new home and neighborhood, however we are very disappointed with the quality of finish trim and paint. the painting is about as bad as I have seen, flat paint in bathrooms and kitchen?? white only?? baseboards un-sanded, un-calked and un-painted in the majority of the house? with the price escalations that have occurred over the past year, Pulte can afford to properly paint a small house. The paint is readily available, we have checked.

Local Sales office was responsive and trustworthy; however, they had no authority to address our issues. We were treated rudely by the construction lead during a field inspection. The specifications for the laundry cabinets were conflicting and led us to believe we were getting something we never received, and after traveling 80 miles to the design center we were given an insulting $300 gift card to make up for a $6k mistake. We were not informed that we would be closing without an oven until a few days before. There was never any follow up on this issue, only when we pressed the City of Mesquite did anyone contact us. We are still awaiting confirmation of an oven being delivered. The sales office and the workers are terrific. It is the management and the poor communications between design-sales-construction that is the core problem. The construction sites on our street look trashy and there is frequently debris flying around in the wind. We have had to take two nails out of our tires and replace a tire ($300) because of a gash caused by a piece of metal we ran over at night. We really do like the home but again the overall experience has been negative, very unlike the customer-focused and positive experience we had six years ago when we first built here in Sun City. Our more recent experience reminded us of the days of Pulte Homes in Michigan in the 1980s. Not good. ... More

Moving from one Del Webb to another does not come with any perks. It’s like starting all over. The sales dept had their hands tied in offering lots to sell. The release of lots was done in stages and pricing was not as advertised. We paid $37,000 more just for the bare minimum of the homes original stated price. Pulte Mortgage representative was a disaster. It was not about the consumer. It was how to make their job easier. Always had problems getting call backs and verifying interest rate hikes. Finally cut ties with the mortgage side of the house. Hated to give up the incentive on the loan. In the end it saved us thousands of dollars. The construction superintendent Matt was the best. He kept us informed of the project and any delays. He was very thorough in his walk through explanations. Don’t expect the build to be perfect. Labor is not skilled and they expect someone to clean up the mess they make. Embarrassing for a company such as Pulte. This is their new normal. It shows up in every phase from start to finish. Would I purchase from them again. No. Would I recommend them. Every week we received updated pictures of the process of construction of our new home in Mesquite. There was continual communication throughout especially when there was delays and/or shortages in products. We would certainly purchase a Del Webb home again and would recommend highly.

In this day of home buying/building and supply issues, Zac was the one we turned to for updates, questions and soothing. The experience was probably the best it could be given the situation in the world today. The only reason I couldn't rate a 5 is due to the build time and a few communication issues during construction.

I lived out of state while the house was being built. Everyone from the sales agent, general contractor, decorating center, and escrow were very helpful and responsive. They kept me updated regularly.

The paint was terrible, I think they used 1/2 water as it's like chalk that rubs off. The baseboards did not get sanded, just slapped paint on them. They are coming back to sand and paint. I love the size. But you get the surprise of putting your trash in the garage and not outside and then having to install a trash enclosure.

Overall we have been pleased with the builder and extremely pleased with the Del Webb Staff/Community. Only hiccup we are currently in is the builder didn't follow through properly with inspection items that need repair/touch-up. I'm confident that the builder will make this right, thus the 5 Star Overall Rating.

Everyone I worked with really cared about me and what I desired for my new home. These were terrific people working together to produce a quality home for me. I am very pleased with the outcome.

The builder rushed through the readiness of the home to meet an unrealistic close date. Instead of delaying the close, they forced the signing by threatening 250.00 a day penalty for each day beyond the target close date. The lack of quality has required many many service tickets and Pulte takes their time in addressing them. They continue to cite labor shortages for the poor quality, yet they offer no compensation for the hardship put on the homeowner, we are forced to live with it. We were out of state buyers which put us at a disadvantage with respect to monitoring the progress and the workmanship. Pulte totally took advantage of the fact. Advice to potential buyers, inspect EVERYTHING closely BEFORE YOUR CLOSING. Get it in writing that they agree not to push the closing until you are satisfied with the quality. Force a walk through with a sales person when you first look at the models. Have them point out everything that is an upgrade. You will find that the generic house in the base price is extremely disappointing, and that it will add a few hundred thousand to get all of the upgrades that make the house special. Lastly, tell your salesperson that you would like to attend a HOA meeting prior to committing. You will find that not one homeowner is on the board, and that they really don’t care what the homeowners have to say. They seem to think that 55+ adults should be treated like children to protect us from ourselves. I.E. they do not allow homeowners to drink adult beverages at the pool or clubhouse unless it is an event that the board sponsors. ... More
