Overall we have been pleased with the builder and extremely pleased with the Del Webb Staff/Community. Only hiccup we are currently in is the builder didn't follow through properly with inspection items that need repair/touch-up. I'm confident that the builder will make this right, thus the 5 Star Overall Rating.

Everyone I worked with really cared about me and what I desired for my new home. These were terrific people working together to produce a quality home for me. I am very pleased with the outcome.

The builder rushed through the readiness of the home to meet an unrealistic close date. Instead of delaying the close, they forced the signing by threatening 250.00 a day penalty for each day beyond the target close date. The lack of quality has required many many service tickets and Pulte takes their time in addressing them. They continue to cite labor shortages for the poor quality, yet they offer no compensation for the hardship put on the homeowner, we are forced to live with it. We were out of state buyers which put us at a disadvantage with respect to monitoring the progress and the workmanship. Pulte totally took advantage of the fact. Advice to potential buyers, inspect EVERYTHING closely BEFORE YOUR CLOSING. Get it in writing that they agree not to push the closing until you are satisfied with the quality. Force a walk through with a sales person when you first look at the models. Have them point out everything that is an upgrade. You will find that the generic house in the base price is extremely disappointing, and that it will add a few hundred thousand to get all of the upgrades that make the house special. Lastly, tell your salesperson that you would like to attend a HOA meeting prior to committing. You will find that not one homeowner is on the board, and that they really don’t care what the homeowners have to say. They seem to think that 55+ adults should be treated like children to protect us from ourselves. With supply issues in today's world Del Webb chose to wait for the quality parts (HVAC, Cabinets, ect.) over speedy substitute materials. That delayed completion but we ended up with a quality home.

The builder papers everything which can be overwhelming but at the end of the day that is actually a good thing as it supports the purchase and gives you confidence that Pulte stands behind what they build and what your rights are etc. in terms of 1 year bumper to bumper warranty, structural warranty, etc. Is everything perfect, no of course not but overall very pleased with the process and professionalism exhibited across the board.

Del Webb is such a great and safe community. Being a new neighborhood, houses are still being built when we moved, and witnessing how they are built gives me more confidence on how my own house was built.

The buying experience is good but after an hour walkthrough or turn over is not enough as you go thru each day, you’re finding more and more that should have been done or corrected before the turn over of the house. Each detail is a must to be inspected by each homebuyer based on their upgrade’s and quality Of materials and the way it was installed.

We had exceptional support in the buying and design process. We also really appreciated the open communication on supply chain issues. The open communication lead to satisfactory resolution.

The communication to us from the Sales office and building Manager was very poor. The whole experience was terrible but the DelWebb North Ranch community is beautiful

The timing of our purchase and closing was very short and stressful, but they met all there promised dates and we were able to move in right on schedule. With a last minute rush to finish the house quality of some of the work slipped a bit, but they have promised to fix all issues. It is a beautiful community and we are looking forward to many great years here.

I am thrilled to be living in a DelWebb community and my house was completed one month early which was a bonus. There were a number of social functions during the building process in order to get to know people within the community so I had the opportunity to make friends by the time I actually moved in. There are many activities going on within the community so you can be as social as you prefer. The DelWebb community is exactly what Ai hoped it would be. I found my dream home in a dream community.

Could improve on craftsmanship quality

Every single person is pleasant and helpful!

The building process brings skilled works to each task. The workers get their job done quickly, and then the next group of experts swarm the home and get their specialty done. You may need to do some sanding and add a couple coats of paint to protect walls from marks. You create a list of things that need attention and a coordinator brings a team to fix your list. We are thrilled with the community and happy with our home.
