The Granit Kitchen Counter Tops which I paid 5K extra for are a disaster Corners broken off, chips, gauges, scratches, etc.. More than 30 in all, on all counters. These where noted prior to closing and after closing. Was promised all will be taken care of prior to closing. STILL WAITING 4 WEEKS LATER. Found out yesterday that our sales person quit. Also that the "Customer service dept has no people and building supervisors are filling in. Had meetings with at least 8 repair people and the contractor . Ironically all the work men told us to replace it as the damage is to great. ...

The reason for two stars under quality is the lack of a quality control program, which caused several unresolved issues that still exist 30 days after moving in. The reason for one star in responsiveness is poor responses to inquiries and failure to act on unresolved issues.

Our Sales person and the Construction Foreman were outstanding - always there to help and very responsive. The Design Center was not helpful to us for making design decisions for the look we wanted in our home. And we felt their options we very over-priced. The actual Home, structure/framing, layout, and space in rooms, closets, etc, is Great. We love the design/layout of our home. Pulte builders pushed to get the "home completed satisfactorily" certificate signed promising to take care of outstanding deficiencies within 30 days. We are still waiting for fencing that's had been damaged in 3 places, metal sticking out of doors, electrical screw ups. We are now being ignored and our issues remain unfinished. I am very close to posting through social media what not to do when buying a home by Pulte construction. Very disappointed. The Del Webb community is great but your builders are terriblem

Very poor workmanship on finishing work. Grout color is different throughout the house. Tile in Owner's bath is crooked and cracked. A cabinet in the kitchen is crooked. Front door and garage door not fully painted. Baseboards look like they are used. As of today, we have received "lip service" that everything will be fixed. The trades are scheduled to come May 24 & 25 to address these major issues. Time will tell if our home will be "a quality build."

The builder just rushes to finish the homes so they can get them closed and move on. As a result, quality is not what it should be. Once you close, it is up to you to stay after customer service to have the items on your punch list fixed/replaced. They don't seem to care about providing a good customer experience. They will use every excuse, Covid, supply chain, backorder, etc., to mask there inefficiencies

The fit & finish on these homes in Mesquite are undesirble. What you can't see seems to be okay, but what you see, paint inside & out, baseboards misaligned and rough edges, doors un-sanded on the bottoms, windows warped, cabinets look like they were put in by my 10 year old grandson. Grout missing in various places. Believe me, they will close on your house with all these things being sub par and pass all these problems off onto their customer service. Which I have to give kudos to for trying to rectify an unpleasent situation. It's been 2 months and I only have a 1/4 of the issues fixed. ...

Quality control seemed to be non-existent. Numerous issues discovered before closing, still not addresses. Still finding quality issues on a daily basis. This is mediocre track home quality at a price point that approaches a semi-custom home. 48 days past close, no resolution on 15k pro range installation issues. Two other repairs resulted in further damage. (Countertop damaged by tooling, floor grout stained after bogus attempt to “paint” island cabinet skins that don’t match. Countertop repaired, but grout stains remain and cabinets still don’t match) Seeing these stains drives me nuts ...

The Dell Webb resort style living is why we moved to this community. Coming from a high end DR Horton home the experience has been quite different. The walk through was several hours and appliances were run off and known to be working, as opposed to this walk through - being told they work fine when the dishwasher wasn't hooked up and flooded our floor and cabinet when we ran it off the first time. The hood Vent wasn't working either which turned out to be a bad breaker. I understand these things happen. Construction manager was pushy to close, then no follow up on items found during walk through inspection. He made promise that items would be corrected, now he won’t return calls, text messages or emails. It’s been over a month since closing and still not moved in because of issues. We were pleased with house and buying process till after we closed.

Very poor workmanship, large chips in baseboards just painted over, missing trim on bathroom vanity, still have carpenters paper under stove, grout and paint splatter not cleaned up. Just no pride in their work and absolutely NO attention to detail by field managers and inspectors. Not what you would expect for a new home.

Sales agent was not helpful other than day when we purchased. Our realtors tried to get answers from sales agent, but wasn't getting prompt responses from sales agent. Sales agent got transferred to another location. Was difficult getting information to close as the Escrow agents also changes 4times.

Our home took almost twice as long to build as originally told, but that was fine as that seems pretty typical in the Las Vegas market, and we weren't in any hurry. The home is very well built, but right when we did our home designing (after contract was signed) we were told we could ONLY paint the inside FLAT WHITE due to supply issues (no other builders seem to have this restriction). Once our house was eventually complete, we had to wait about 2 months for the wall microwave/oven combo to arrive (more supply issues apparently). Build manager promised many repairs to be completed in the first few weeks that never happened. The warranty ticket system seams to be better but we are still working through it.

I suggest renting in Sun City before you buy. For the transition and timing, we rented for six months before the sale closed. We learned a LOT in the rental about how things worked that we wish we had known when we were making the purchase decision. It all can be overwhelming, determining where to upgrade and where to wait, what kind of lot you'll really be OK with, etc. About two months into the rental we realized there were some things that we did not even know to do that would have made our new home experience significantly better. The home took 6 months longer to build than we were initially told. We did not receive any communication initiated by a Pulte employee during the build. We had to initiate conversations with the sales force and point out construction issues along the way. We were never allowed to meet the construction manager during the build process. The interior paint job was terrible (the paint quality and the workmanship). We had to have the entire inside painted before we could move in. Now that it's done, we have to wait months to have warranty items fixed.
