The builder just rushes to finish the homes so they can get them closed and move on. As a result, quality is not what it should be. Once you close, it is up to you to stay after customer service to have the items on your punch list fixed/replaced. They don't seem to care about providing a good customer experience. They will use every excuse, Covid, supply chain, backorder, etc., to mask there inefficiencies

The fit & finish on these homes in Mesquite are undesirble. What you can't see seems to be okay, but what you see, paint inside & out, baseboards misaligned and rough edges, doors un-sanded on the bottoms, windows warped, cabinets look like they were put in by my 10 year old grandson. Grout missing in various places. Believe me, they will close on your house with all these things being sub par and pass all these problems off onto their customer service. Quality control seemed to be non-existent. Numerous issues discovered before closing, still not addresses. Still finding quality issues on a daily basis. This is mediocre track home quality at a price point that approaches a semi-custom home. 48 days past close, no resolution on 15k pro range installation issues. Two other repairs resulted in further damage. (Countertop damaged by tooling, floor grout stained after bogus attempt to “paint” island cabinet skins that don’t match. The Dell Webb resort style living is why we moved to this community. Coming from a high end DR Horton home the experience has been quite different. The walk through was several hours and appliances were run off and known to be working, as opposed to this walk through - being told they work fine when the dishwasher wasn't hooked up and flooded our floor and cabinet when we ran it off the first time. The hood Vent wasn't working either which turned out to be a bad breaker. I understand these things happen. Construction manager was pushy to close, then no follow up on items found during walk through inspection. He made promise that items would be corrected, now he won’t return calls, text messages or emails. It’s been over a month since closing and still not moved in because of issues. We were pleased with house and buying process till after we closed.

Very poor workmanship, large chips in baseboards just painted over, missing trim on bathroom vanity, still have carpenters paper under stove, grout and paint splatter not cleaned up. Just no pride in their work and absolutely NO attention to detail by field managers and inspectors. Not what you would expect for a new home.

Sales agent was not helpful other than day when we purchased. Our realtors tried to get answers from sales agent, but wasn't getting prompt responses from sales agent. Sales agent got transferred to another location. Was difficult getting information to close as the Escrow agents also changes 4times.

Our home took almost twice as long to build as originally told, but that was fine as that seems pretty typical in the Las Vegas market, and we weren't in any hurry. The home is very well built, but right when we did our home designing (after contract was signed) we were told we could ONLY paint the inside FLAT WHITE due to supply issues (no other builders seem to have this restriction). Build manager promised many repairs to be completed in the first few weeks that never happened. The warranty ticket system seams to be better but we are still working through it.

I suggest renting in Sun City before you buy. For the transition and timing, we rented for six months before the sale closed. We learned a LOT in the rental about how things worked that we wish we had known when we were making the purchase decision. It all can be overwhelming, determining where to upgrade and where to wait, what kind of lot you'll really be OK with, etc. About two months into the rental we realized there were some things that we did not even know to do that would have made our new home experience significantly better. The home took 6 months longer to build than we were initially told. We did not receive any communication initiated by a Pulte employee during the build. We had to initiate conversations with the sales force and point out construction issues along the way. We were never allowed to meet the construction manager during the build process. The interior paint job was terrible (the paint quality and the workmanship). We had to have the entire inside painted before we could move in. Now that it's done, we have to wait months to have warranty items fixed.

We are pleased with the design of our home, but extremely disappointed with the workmanship of finishes such as baseboards, doors and paint. I found the home buying experience was difficult but partially because the pandemic. I would purchase a home already built if I could do it again. I'm very happy with my home but its nice to see what your getting and Pulte does not let you customize anything which I found to be frustrating.

Warranty work is slow

Very little communication throughout the process

Pulte is a for profit organization, which is fine, however, they do not have any interest in talking to the customer throughout the home building process. They cut corners where possible and charge the highest prices. Don't believe the sales person, they are going to tell you anything to get you to buy and then there will be an excuse for everything when they can't deliver. They will also retaliate so be careful what you say to anyone involved in the entire process.

After living in the new home for 2 months, I can now see the slipshod construction. Ramshackle quality. I thought I was moving into a more refined community. Instead what I find is the intolerable noise from all the ATV's that ride all over my block by Elderly Easy Riders. The NOISE comming off of Falcon Ridge is like nails on a chalk board. We had a terrible experience and would never recommend Pulte homes to anyone. We were excited about the Model homes and our Salesperson, Zac, but after we signed our contract everything deteriorated. Pulte sent numerous emails regarding your 10-step process but our original Super, Brogan, said (and I quote) "I don't pay attention to those emails" which meant we were never given the opportunity to walk our home prior to drywall; this was an enormous problem given Ron works for the government and needed to confirm some of the electrical wiring in the walls.
