Tanya was awesome and our experience was amazing!

Every part of my home buying experience was exceptional. Especially my sales consultant Jeremy Chyle and my construction superintendent Marc Hunter. Both were trustworthy, extremely efficient and responsive.

The construction of our home and the supervisor kept us informed during the entire process. Our 30 day warranty list has been addressed immediately for repairs we have noted.

It's beautiful, was clean at closing, value is above average, and the entire team was pretty responsive. Energy efficiency appears outstanding and quality is above average. Interior paint job is adequate and the standard carpet padding is below average. Overall we are pleased and look forward to enjoying it.

Great neighborhood with very nice amenities. Have an issue identified at the walk through with water damage in the backyard and boundary walls. Builder response was to take it up the contractor board.

I would recommend this builder and Del Webb community to perspective buyers looking for an inclusive/ active community setting.

One of the first things I wanted done from the initial visit to the models was to be plumbed for solar…It was NOT plumbed for solar! Poor painting on front door as well as interior. “Gunk” on the tile floor that I cannot remove. Unhappy withe the space under all doors.

We love our new home and working with Darren in the sales office and Paul during construction has been wonderful. We look forward to settling into the community and enjoying everything Del Webb has to offer.

Construction manager was pushy to close, then no follow up on items found during walk through inspection. He made promise that items would be corrected, now he won’t return calls, text messages or emails. It’s been over a month since closing and still not moved in because of issues. We were pleased with house and buying process till after we closed.

Our experience with the purchase of the Pulte home was fantastic from the beginning to the very end. Rick and Scott H were exceptional in making sure all the little things were taken care of to our satisfaction.

Del Webb and Pulte Builders made building a new home so easy. We lived in another State and we received updates and photos weekly. I would (and do) refer others to consider looking into it.

From the salesperson to the construction manager this process was above my expectations. Questions were always answered promptly and issues dealt with timely. I absolutely love my new house and would highly recommend Del Webb.

The overall buying experience with Del Webb was good though I needed to give them a swift kick on getting certain matters moved quicker. The superintendent assigned to me was keeping me updated on the construction phrases via text messages and pictures. I would say he was great until he suddenly quit. The new superintendent filled in the position appeared to be overwhelmed. Some empty promises were never fulfilled or followed up. What bugged me the most is the grout haze, grout caulking and paint stains are on the face of the tile throughout, floor and shower wall. I brought this up to the superintendent at walk through and he said it would get taken care of. Guess what? It was never being taken care of and the house closed as is. I was out of town at the time of closing. As I returned, I was trying to reach the new superintendent but guess what? He decided to ignore my calls, text messages and emails. All I wanted was to get the tiles cleaned before moving in with furniture. I wasted six weeks trying to reach Del Webb and no luck getting anyone to solve the issues, except that I was told to move in first. It makes no sense to me moving in with funiture then to deal with floor cleaning. It's the inconvenience they do not have to deal with. Well, I could not wait any longer and finally had to move in. Currently I am dealing with "warranty issues" with Del Webb. The customer service manager is doing his job in scheduling contractors to come in. One problem is that certain contractors would not keep the schedule. I got bumped for the drywall and paint contractor the day of service to the next day. The other problem is the attitude of certain contractors. They would tell me there was no need to fix certain issues not because of what they believed but if of their laziness. That, I insisted in getting the issues fixed. One contractor even made racial comment about plus complained me nitpicking. ... More

Have a few issues with my new home so far I haven’t heard back when they will be taken care of. Paul Warn was a wonderful contact person to keep me updated. Details of the home may have been overlooked? We’re simple things such as painted doors, light fixtures, that don’t work sliding doors that have issues things that I would have thought after hiring, my own inspector would have been found? My daughter is a real estate person from Orange County. We have different people coming up to check the Del Webb retirement area out??. This is the 1st time I've had a home built in community that required standardized designs. I was a bit worried that this would restrict my choices. Instead I was pleasantly surprised by the amount of customization Del Webb allowed while still retaining a community continuity of design. Del Webb assigns a dedicated construction manager to keep you informed. I can't comment on the others, but our construction manager was absolutely outstanding. He made the experience painless. He was diligent in ferreting out and correcting substandard work. I would not hesitate to buy another Del Webb home. ... More

Rely on your construction manager as the house is bing built. Communicate often and build a rapport. it will prove valuable in the end.

Very professional new home buyer experience.

This is our 4th time buying a new construction home so we have some past experiences to draw on to formulate this review. First, Sean in sales was amazing, as were other sales associates but especially Darren since we saw him if Sean wasn't available. Our construction liaison Marc did an amazing job at keeping us informed of the progress as well as making sure problems were addressed along the way. Ultimately the home turned out great and we are very pleased with the end result and the value we received for our money (for the most part) but.... there were definitely issues along the way that we had to note for the items to be fixed before things progressed too far and made corrections more difficult. It seems like a lot of the sub-contractors do not care about their final product and just pass the problems along to the next trade. There was some sloppy workmanship that we asked to be corrected and the trade would come in and try to cover up what they did wrong and apply a fix that didn't actually fix the problem. There were multiple instances of this occurring, but with Marc's assistance we were able to finally get all of the issues addressed properly. We felt like Pulte is deliberately setting the final walkthrough inspection/closing appointments very close to minimize the time you have for the inspection so that you feel rushed. A one hour window for a final walkthrough is not nearly enough to inspect a full home. Thankfully Marc cares about his customers and was willing to tackle any final issues we had. We have now been in the home for 4 weeks and we are still addressing issues that need correction but Marc has worked with us diligently to handle the remaining items. ... More

The Granit Kitchen Counter Tops which I paid 5K extra for are a disaster Corners broken off, chips, gauges, scratches, etc.. More than 30 in all, on all counters. These where noted prior to closing and after closing. Was promised all will be taken care of prior to closing. STILL WAITING 4 WEEKS LATER. Found out yesterday that our sales person quit. Also that the "Customer service dept has no people and building supervisors are filling in. Had meetings with at least 8 repair people and the contractor . Ironically all the work men told us to replace it as the damage is to great. Different story from theirs boss. Was told we don't listen to the work men just the bosses. ( If you want to know how a war is going ask the troops, not the officers.) From my view the current game is WHO'S GOING TO EAT THE BILL TO REPLACE MY COUNTERS. Which by the way I had no choice in selecting. Beyond all that I think given the rate at which this developer is building homes the mess by the subs is a given. All though if appearance means anything, I would recommend based on my building homes myself that the builder create a cleanup crew to manage the mess at the building sites. also that the supervisors take greater care in there inspections and police the subs to do good work. ... The entire sales office was so friendly. Paul was fantastic. Very informative without being high pressure. He took pictures throughout the build so that we could see the progress from our home state. He was always on tap to answer questions. It's a big purchase so it was very reassuring to have someone like Paul, who you can trust. Great job Paul.
