The on-site managing engineer was dependable and very responsive. The quality of the workmanship was average at best. The options available for our townhouse are not clear and are confusing. We were disappointed by Pulte’s omissions/exclusions for our unit. There was a sense of “nickeling and diming” throughout the design process. We considered taking a small mortgage (for about 20% of the purchase price) and were very disappointed in the Pulte Mortgage people and the process. I was surprised as to the poor quality of the materials they used to build these expensive units. The contractors they used are also very sloppy. They leave construction materials (e.g. joint compound) in various places without cleaning it up. Many of the MDF boards used as trim had noticeable visible defects that were never fixed. It just seemed to me that Pulte cut corners to save money, which was very surprising to me since I've seen great quality of workmanship in other Pulte homes in other developments. We had a leak in the roof after 2 months. And as I said in previous reviews the quality of the doors, windows, bathroom fixtures and other items that are given with no choice of upgrades are low quality. If we had paid for a $200 k house they may have been acceptable. But this house was $800k and Pulte saved money at every turn resulting in an inferior product.

We closed on our house six weeks ago. We continue to find many small workmanship issues with painting, molding fit, tile grout, and paint splatters on the floor. There is a significant issue with the heating system on the second floor which hasn’t been completely addressed (we spent an extra $4200 to have this installed.). Our floor in the kitchen area started to buckle and we discovered that the drain pipe in the knee wall behind the island was broken and dirty water has been leaking since we’ve been in. The sales lady in the beginning was not that helpful and gave me NOTHING of information, fortunately she was replaced, Day one (final walk-in) with the emotion we did not see lot of defects in both the apartment as well as in the building: horrible painting finishing (my husband had to repaint), wood floors with holes, wood window cases with crashes, kitchen counter damaged, building doors not working, Garage doors randomly working, Garage extremely durty. I hope this helps

We have lived in our new home for a month and one half and a number of issues remain. Although some are scheduled to be mitigated today by your customer service representative who is excellent, others are unresolved although multiple requests to correct have been submitted. There were a few things that we thought could be custom - the answer was always NO. We moved in with items remaining to be done - we have been here 5 weeks now and items are still waiting to be done. We were nice and didn't bother with any escrow - that was a mistake. For a high end builder, these homes are surely NOT high end. We have gone to a few meet & greets and all we hear is other homeowners with similar complaints. Some for almost a year now.

The front gate system is terrible half the time people can’t get in and then some days there own all day . They are unnamed a lot . The management company is a bit irresponsible and too far away with only a email not a phone number . If there was a true emergency it would be a disaster . Need more resposible people at front gate .
