The best neighborhood I’ve ever experienced! Beautiful homes well constructed. I expected this. What surprised and delighted me was the community layout: sidewalks on both sides of all streets, marvelous sidewalk path lights and elegant and well placed street lights and whimsically painted rest benches, and meandering view corridors inviting residents to get out and walk. The Amenity Center is A+++. Congratulations to your team—-you have designed and built a perfect active adult resort style community!!!

Matt was very easy to work with. Our previous Project Manager was difficult to work with, difficult to get things done. Matt helped us getting several projects accomplished. He was always easy to get a hold of. He was happy making us happy.

It took 13 months to complete our home. At least 5 walls and center island out of alignment. We had 4 different Construction Managers. Just wish Matt (our last Mgr) could have been our Mgr throughout. I feel certain if we had had him in charge prior to just the last 6 weeks this would never have happened. Pulte needs more Construction Mgrs to supervise their sub contractors.

Home completion was over 18 months late but the building manager kept us posted throughout the process. We lived out of suitcases the last six months. There are no major issues as of yet. However we have missing windows blinds that keep being on order. Not understandable at this point We have not contacted the builder regarding small issues that need fixing. Hopefully they will do a better job. Spouse really likes our home

The positive: everyone we dealt with on the Pulse staff was wonderful. They were responsive, answered questions faithfully and promptly, and were just downright a pleasure to deal with. The not so positive: the lot we bought had already had the slab poured so we were unfortunately limited in terms of the options we could get on the house. Well the day AFTER we closed, thieves broke into our home and stole our new refrigerator, cut the water line, flooded the home, stole all of my husbands tools. Thank goodness we had not moved our furniture into our home. Our project mgr, Frank, was life saving. He jumped in to help asap. I have the highest respected and admiration for this gentleman. On the other hand, even tho I don’t hold Pulte responsible, i do hold them accountable. Their reaction was one of complacency…and there have been other robberies in our Del Webb division. Pulte seems to rely almost exclusively on subcontractors. My opinion is that these contractors need to me managed a lot more than Pulte is doing now to improve on their quality of work, productivity and consequently on their cost of work. The construction manager is stretched too thin. More supervision and overnight of subs definitely required.

My home is beautiful and we love it. Finish work lacks craftsmanship and subcontractors expect non construction experienced home buyers to evaluate if and what problems there are. Results would be somewhat acceptable if I had paid 65% of the price I actually did pay. DO THE FOLLOWING BEFORE YOU CLOSE: Hire an independent home inspection; Check your excitement at the door and look at the house without blinders; Don't hand over the cash, don't close, until the house is right; Get familiar with legal remedies and arbitration; Get what you pay for.

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. Good relationship with Sue G when making the decision to purchase, somewhat good experience with Alex, title company kept changing workers and hard to get them to respond to my questions (in their defense I later learned they had staffing shortages) and Angelica , the construction person in charge of building my house tried to keep me informed as to the progress while I was living in CA. The buying experience was very good. Our sales agent and Design Center consultant were very helpful. What’s been a disappointment is the after move in service. We feel the home was rushed to close when it clearly needed more time to complete. Therefore we have to take time off from work to meet the several workmen that are scheduled to come over weekly to repair or finish the job and most have not been showing up at all.

Much is made of Pulte process and quality. But the subs used to do the finish work, at least on the Albuquerque Mirehaven Phase 4 Del Webb development, were slap dash with little pride of workmanship. There is always time to come back (often more than once) and do it again, rather than doing it right and with quality the first time. The most concerning part is on more than a few occasions attempts were made to cover up the mistakes. (cracked toilet bowl with calk to hide the crack, broken floor tiles with grout to cover chipped areas.) There was virtually no supervision of the subs doing the ...
