I loved working with the Del Webb. Paul & Judy did a fine job on building but their financial services leave a little bit to be desired.

The Pulte home buying experience had both bad and good points. Good relationship with Sue G when making the decision to purchase, somewhat good experience with Alex, title company kept changing workers and hard to get them to respond to my questions (in their defense I later learned they had staffing shortages) and Angelica , the construction person in charge of building my house tried to keep me informed as to the progress while I was living in CA. Purchase process was helpful and satisfactory Build took 30-45 days longer than estimated. Have been in the house almost 60 days and punch list has not been addressed.

Good response to issues

Pulte seems to rely almost exclusively on subcontractors. My opinion is that these contractors need to me managed a lot more than Pulte is doing now to improve on their quality of work, productivity and consequently on their cost of work. The construction manager is stretched too thin. More supervision and overnight of subs definitely required.

it was quite an experience.

Because we have a punch list still in progress I was reluctant to complete the survey. My responses are therefore hedged a bit. Still amazed that drawer and cabinet pulls were not included, nor were ceiling fans. Ultimate resolution of our punch list will determine the final quality and value answers.

He knows his business, responds when corrections/actions need to be taken.

The various teams have been great to work with and have continued to go out of their way to address our questions and issues that have arisen in a timely manner. Our primary concern to date is the lack of care in much of the finish work. Luckily, they have been quite responsive in addressing the issues, it's just disappointing that those items weren't done with care in the first place.

We wanted a Del Webb lifestyle without leaving Albuquerque. Pulte has amazing floorplans and every home was perfect for us. It was hard to choose. We have been very impressed with most of the home construction. Our supervisor Carlos did an amazing job of keeping on top of our house and answering our questions. Since moving in we have had several small things that need to be addressed. Pulte has been very responsive to our requests. We have little down things will be fixed to our satisfaction. The positive: everyone we dealt with on the Pulse staff was wonderful. They were responsive, answered questions faithfully and promptly, and were just downright a pleasure to deal with. The not so positive: the lot we bought had already had the slab poured so we were unfortunately limited in terms of the options we could get on the house. Because that plan could not be changed, we had to tear out the master shower and install a tub right after we moved in, because my wife needs a nightly bath for her rheumatoid arthritis. The builder did not allow some changes we thought reasonable; we would have preferred better flooring, but Pulte did not give us that option. And the lack of color choices for the cabinetry was also disappointing. In sum: despite a few niggling and negative details, I think we'll soon learn to love the house. ... More

I have lived in my new home for 5 weeks. I'm happy with the quality and workmanship. There were a few issues but they were minor. I would recommend Del Webb to my friends.

Our sales rep was terrific. As a Realtor myself I appreciated her approach, attention to detail and responsiveness. Our construction manager gets lower marks for lots of promises and less action.

We've been in the home a month and 1/2, and have not discovered any major issues. A few minor issues were discovered and were dealt with right away. So far our experience has been very good.

Get it done before closing!

QUALITY NOT WHAT WE EXPECTED

Angelica has always been quick to respond to us and address our concerns and issues. We are still waiting for some responses regarding warranty work so we shall see....

The home is engineered well. The A/C hardly ever runs, even when it's 90F outside. The person who helped us make our selections at the design center understood our desires for the appearance of the interior, and was very professional. Our salesperson was very professional. The closing process was quick, and easy. The only post move in issues that we are working through are cosmetic. Communication about, and timely resolution of our issues could be better.

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

Update during building were timely. Warranty fix updates seem to be slower. We are very happy with our new home, but would like to get the warranty items taken care of so we can relax.

Home completion was over 18 months late but the building manager kept us posted throughout the process. We lived out of suitcases the last six months. There are no major issues as of yet. However we have missing windows blinds that keep being on order. Not understandable at this point We have not contacted the builder regarding small issues that need fixing. Hopefully they will do a better job. Spouse really likes our home

We have dings on our cabinets and the responsiveness to this issue is not great. However, our GC Frank was very good to work with and overall the house is pretty nice.

Framing materials inferior to other homes by other national builders. Options not fully explained or offered. Missing some of selected options at closing.
