I have lived in my new home for 5 weeks. I'm happy with the quality and workmanship. There were a few issues but they were minor. I would recommend Del Webb to my friends.

Overall the experience had been good

Update during building were timely. Warranty fix updates seem to be slower. We are very happy with our new home, but would like to get the warranty items taken care of so we can relax.

Home completion was over 18 months late but the building manager kept us posted throughout the process. We lived out of suitcases the last six months. There are no major issues as of yet. However we have missing windows blinds that keep being on order. Not understandable at this point We have not contacted the builder regarding small issues that need fixing. Hopefully they will do a better job. Spouse really likes our home

We have dings on our cabinets and the responsiveness to this issue is not great. However, our GC Frank was very good to work with and overall the house is pretty nice.

During construction the response to any questions we had by the building supervisor was excellent & so was his response to any concerns we had. Since closing & moving in, the response has been variable - a few have been prompt but several others have been delayed or ignored until we repeat these concerns.

The buying experience was very good. Our sales agent and Design Center consultant were very helpful. What’s been a disappointment is the after move in service. We feel the home was rushed to close when it clearly needed more time to complete. Therefore we have to take time off from work to meet the several workmen that are scheduled to come over weekly to repair or finish the job and most have not been showing up at all.

Get it done before closing!

It can take a while to get issues with the build quality taken care of.

QUALITY NOT WHAT WE EXPECTED

Angelica has always been quick to respond to us and address our concerns and issues. We are still waiting for some responses regarding warranty work so we shall see....

Framing materials inferior to other homes by other national builders. Options not fully explained or offered. Missing some of selected options at closing.

The home is engineered well. The A/C hardly ever runs, even when it's 90F outside. The person who helped us make our selections at the design center understood our desires for the appearance of the interior, and was very professional. Our salesperson was very professional. The closing process was quick, and easy. The only post move in issues that we are working through are cosmetic. Communication about, and timely resolution of our issues could be better.

There are some things that were not carefully paid attention to. One corner area of floor at the bedroom door was not grouted. The wall at the edge of one of outlets has a good sized hole that was never fixed. The outlet cover does Not cover the flaw. Numerous paint spots on tile and drips on patio. Tile was easy to clean but patio was too dry to remove. We have no light bulbs in patio ceiling. A service request was made in April and I have a copy but no one showed up to do repairs. Our online account shows No Service requests. Due to Covid 19 I am sure that normal followup is being affected by social distancing, staff on furlough, etc. so allowances are being made on our part for the lack of efficiency we expected. ... Biggest problem was Pulte title and their lack of responsiveness

We absolutely Love our home!

I found that our construction supervisor, Chris, was unresponsive and said what ever would make us happy at the time with no follow through vs. our warranty supervisor (Julie) who is totally responsive and takes care of any problems in a timely fashion and follows up to see that work is done to our satisfaction.

Significant delay in closing related to supply chain issues. Subcontractors quality not consistent. Not enough over site. Multiple issues that needed to be fixed. In home 1 month and many issues unresolved. Great community.

Delay after delay. The quality and workmanship was sub par for this price point of home. Many of the house components and builds had to be redone due to poor quality or incorrect installations.

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. Our last Project/Field Manager Frank was fantastic! With clear communication and eagerness to help, Frank went above and beyond -- exceeding all of our expectations. Would appreciate more communication around work that still needs to be done.

Our Sales Person (Lisa) was very helpful doing the process and kept us informed by phone and with pictures.

Not very responsive to providing information about operation of systems in the home. Did not provide all paperwork at closing, had to get some of it from neighbors

My home is beautiful and we love it. Finish work lacks craftsmanship and subcontractors expect non construction experienced home buyers to evaluate if and what problems there are. Results would be somewhat acceptable if I had paid 65% of the price I actually did pay. DO THE FOLLOWING BEFORE YOU CLOSE: Hire an independent home inspection; Check your excitement at the door and look at the house without blinders; Don't hand over the cash, don't close, until the house is right; Get familiar with legal remedies and arbitration; Get what you pay for.

Lack of response to issues that have come up, especially after closing. Get no updates and no action despite several requests by us to the builder. Issues such as missing keys, missing blind, no updates on missing window screens, warranty info, dysfunctional outdoor lighting, and partially missing landscaping. It has been over a month since closing and we have had virtually no response.
