There are some things that were not carefully paid attention to. One corner area of floor at the bedroom door was not grouted. The wall at the edge of one of outlets has a good sized hole that was never fixed. The outlet cover does Not cover the flaw. Numerous paint spots on tile and drips on patio. Tile was easy to clean but patio was too dry to remove. We have no light bulbs in patio ceiling. A service request was made in April and I have a copy but no one showed up to do repairs. During construction the response to any questions we had by the building supervisor was excellent & so was his response to any concerns we had. Since closing & moving in, the response has been variable - a few have been prompt but several others have been delayed or ignored until we repeat these concerns.

Great attention during the build and before closing. Poor response to complete final punch list after closing. Project manager said he’d be available to me up to 30 days after closing to schedule the trades in for the final punch list. He was not available and he did not schedule the trades. Regular service repair people from the community were scheduled instead. The electrical issues (outlets not working) have not been addressed in spite of my repeated attempts to get this done. The buying experience was very good. Our sales agent and Design Center consultant were very helpful. What’s been a disappointment is the after move in service. We feel the home was rushed to close when it clearly needed more time to complete. Therefore we have to take time off from work to meet the several workmen that are scheduled to come over weekly to repair or finish the job and most have not been showing up at all.

Construction supervisor vs warranty supervisior

I found that our construction supervisor, Chris, was unresponsive and said what ever would make us happy at the time with no follow through vs. our warranty supervisor (Julie) who is totally responsive and takes care of any problems in a timely fashion and follows up to see that work is done to our satisfaction.

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. The actual purchase of the home was an easy process. However, the final build-out cost was more than surprising, especially after you visit the "design center." . Once you added up the charges for simple things "needed" in the home, the price skyrocketed. Ultimately, you felt as though the builder was just out to "nickle-dime" you for things truly "needed" in the home. Perhaps looking into the resales available would be a better option since you would still be in the community and have the amenities and lifestyle one was searchin for from the start. Expected More with regard to warranty issues.

Make sure you go through the home, during walk through, and mark anything that looks awry to you. Don’t forget to check the light fixtures. Make sure any flaws are given to the builder’s representative. I have found anything under warranty, which is not an emergency, they want you to fix yourself, before they respond. After response, you will have to wait for weeks before fixed. My walk through was 2 months ago and nothing has been corrected as yet.

We recently moved from Texas where housing is fairly inexpensive compared to the rest of the country. This Del Webb home in New Mexico is our third house. I admit the home we just left, purchased 14 years ago (2004) for roughly 175,000 (1900 sq. ft.) was a custom home. We're not too sure if we'd buy another Pulte home or move into another Del Webb neighborhood. The home was "finished" on time, but we did the final celebration walkthrough in a dirty, unfinished house. The baseboards are in terrible shape, there are doors that need to be replaced due to damage, the Sherwin Williams paint is cheap, the granite in the kitchen needs to be replaced (per the granite company) but haven't been able to get this resolved. Lack of response to issues that have come up, especially after closing. Get no updates and no action despite several requests by us to the builder. Issues such as missing keys, missing blind, no updates on missing window screens, warranty info, dysfunctional outdoor lighting, and partially missing landscaping. It has been over a month since closing and we have had virtually no response.

Just moved into our home Fall 2019. Finding issues of poor workmanship daily. The exterior of my home looks like a 10 year old painted it. Promised many things that were not followed through with. Pest control system that was supposed to be installed was just “forgotten”. The contractor landscaping is sloppy with little thought being put into it. On the positive side, the views are spectacular and our neighbors are wonderful. Pulte needs to improve communication between supervisors and contractors and set a higher standard for finish work.

My home is beautiful and we love it. Finish work lacks craftsmanship and subcontractors expect non construction experienced home buyers to evaluate if and what problems there are. Results would be somewhat acceptable if I had paid 65% of the price I actually did pay. DO THE FOLLOWING BEFORE YOU CLOSE: Hire an independent home inspection; Check your excitement at the door and look at the house without blinders; Don't hand over the cash, don't close, until the house is right; Get familiar with legal remedies and arbitration; Get what you pay for.

Throughout the 5 month building process we tried to communicate with the Construction Foreman assigned to our project. We called, texted and emailed. He never responded, even when goaded by our request through the Sales department. Shoddy wood in the walls, a leaking roof due to a cracked tile, missing ceiling lights, a misplaced exterior outlet, and a longer list. And the final straw was when the construction was delayed for a month and we were not notified. Just hoping it all finally gets resolved

It took 13 months to complete our home. At least 5 walls and center island out of alignment. We had 4 different Construction Managers. Just wish Matt (our last Mgr) could have been our Mgr throughout. I feel certain if we had had him in charge prior to just the last 6 weeks this would never have happened. Pulte needs more Construction Mgrs to supervise their sub contractors.
