From start to finish my building experience with Del Webb was very good. I was kept informed of the progress of my home throughout. Any questions or concerns I had were quickly responded to. Everyone was friendly, knowledgable and helpful.

Overall our new home seems very nice, but there just seem to be too many little details that individually are not huge issues, but when they are added up, they collectively indicate what seems to be a lack of pride in the work being done. It is too new to really assess the overall quality of design, materials, and long term value. There are some things that were done well, and some things not so well. The landscaping around the house is nicely laid out. There is a nice variety of vegetation and trees. The woods behind the home will surely be colorful in the fall. The floor plan and layout of the home along with the extra storage space in the garage are a nice touch. The buying experience was fine. OTOH the selection of options process left us scratching our heads in a couple of categories. The sales associate never made the option of cased openings between rooms very clear cut. So there's one thing we will have to have done after the fact. We thought the cased openings were standard. At the design center the associate stated the cabinetry would all be soft close, but that was not the case. Our doors are soft close, but the drawers all have the cheap, horrible, noisy epoxy roller slides, resulting in very noisy travel and utensils that are often in the back of the drawer due to them closing so hard. That's another item that we seem to be stuck with and will have to replace after the fact somewhere down the road. Maybe the builder can contact the cabinet supplier and rectify the situation for us. There are several corners throughout that show improper angle cuts, or framing/sole plate that was cut too long/short, where a 45 degree cut at a 90 degree angle was required, but wasn't cut properly. It seems that the idea of "close enough" was sufficient to get the job completed. This results in walls/baseboard that curve inward slightly from one corner to the next and makes things look cheap. During construction of the kitchen an exhaust hole was cut into the ceiling above where the microwave cabinet sits, but the microwave exhausts out the back, not straight up. The cabinet itself also had a hole cut, and should have been replaced, but was only patched, and not very well done. The ceiling was not properly repaired before the crown moulding was installed, resulting in a very ugly bump above the cabinet where the crown meets the ceiling. The top of the cabinet box is now falling apart. The pocket door guides between the master ***** and bath were installed upside down, in the wrong order (after the jamb was finished) and also painted afterwards, ruining them. This also carved a line in the paint two inches above the bottom of the door on both sides. This required refinishing and repainting. I opted to install the new guides myself to ensure proper alignment and spacing. Pocket door guides are meant to be installed (properly, of course) before the final split jamb strips are installed. This way they are hidden. The AC compressor unit is installed right outside the Master ***** windows. This produces quite a bit of noise, especially when it starts up, and for anyone who is a light sleeper, THIS should be a deal breaker. Everywhere there is paint splatter. On our cabinetry, on our LVP floor, on our bathroom and kitchen hardware, there are tiny bits of white paint overspray. In some cases it can be removed using a small amount of water and a paper towel, or gentle pressure using a fingernail. The flooring is a different story. The areas where it got into the grain of the wood-like finish have proven to be a challenge, if not impossible. As time goes on we will continue to assess the overall quality of our home and will keep working with Del Webb and Pulte to ensure these and any other QC items are resolved in a timely manner. ... Our homebuying experience with Del Webb has been extremely disappointing and frustrating. Based on our experience, they failed to deliver on their promise of high-quality homes, and we would not recommend them to family or friends. ***** & Concerns Build Quality & Workmanship: During our walkthrough, we noted numerous issues including poor kitchen backsplash installation, sloppy cabinet installation, dented appliances, loose sidings, half-finished painting of the house, a ***** front door lock, cracked window pane, loose showerheads and faucets, and even sharp nails left in the carpet after closing and more. They used the cheapest paint that comes off when you wipe walls with paper towel. Grading & Common Space: The swale and property grading were not done as specified, and the rear common space was completely different from how it was explained to us. We had to go to the ***** to verify and upon inspection, noted that builder did not do what they should and as according to the approved plot plan. Delayed Amenities: The clubhouse was supposed to be partially open by April–May. It is now almost August and it is still not ready. Landscaping Issues: The hired landscaping company frequently leaves weeds untreated unless reported. Furthermore, if you build a backyard fence, the landscaping company will not cut the grass inside the fence unless you pay an extra fee (~$60/month)—despite HOA fees covering full property maintenance. They also refuse to fertilize or offer a credit for doing only half the property. Final Advice This builder will tell you what you want to hear. If you choose to build with them, you must hire a diligent, trustworthy third-party home inspector and thoroughly inspect every detail yourself. ... More

The experience consists of being nickeled and dined to death- everything including doorknobs is an upgrade. The doors sat in the mud and were covered in red clay. The grading pitch is so steep I can't walk around the house. The windows are so cheap there is no ledge to raise them, and of course only open bottom up. Fifth house I have owned and by far the worst. I was taken advantage of coming from out of state and would advise watching more carefully and white glove test every wall and surface. The place was filthy at settlement.

Great experience buying in del web

We had planned on this being an interim home until a lot in a future phase but no way would we ever build again with Del Web Pulte community again. First when we signed our contract the lot was not gradin was not finished. We asked our salesman what to expect and were told that it would look like the lots next to us. As the home finally got started we had a severe fall off over the entire lot with a storm drain inlet in it. After several meetings and commitments to make changes we only got one token change that made an insignificant difference. Further meetings with higher up construction staff for us no where and were threatened with having our contract canceled and losing our significant deposit. So we got screwed. Then we found the foundation was too small and the brick on the front columns was having in mid-air. The fix ended up cracking our front porch concrete which they patched over and was too day the least nothing more than a cover up with the Crack still showing. Plumbing in walls left the walls crooked which they tried to fix but made poor attempts at best and the end result still left the walls crooked. We decided to change the trim molding in the house and what we tore out turned out to be nothing but basically pressed cardboard not real wood. For the price and the promise the quality and experience would be high end custom it was just a Pulte tract house. We are taking our complaints to the North Carolina State Licensing Board for General Contractors since they are doing nothing about the big detention pond we are left with in our back yard and cracked front porch concrete. The buying experience was amazing great. Everyone involved from purchase to closing was extremely helpful and attentive. My only concern was the quality and experience of those involved in the finished product. The quality of detail during the final coats of paint and caulking were much less than what I expected to see in a new home. Very disappointed.

When you are trying to make money as a company, you need to cut costs where you can. Pulte does it with labor. There are no craftsmen building the homes, only lower wage laborers. Because of that, there is very little attention to the details. These "production" homes are built to existing code and, in most cases, no more than the minimum acceptable by code. There are some nice features that you can get for an upcharge and some of the materials used are of good quality. The biggest issue I had with the construction of my home was the sloppy work done throughout the house with little attention to detail. Danielle was great to work with. Very knowledgeable and easy to communicate with even on her days off. The home we chose was very well designed and definitely what we were looking for.

We are very pleased with our new Del Webb Carolina Riverside home! Everyone from the sales, to project manager was very personable and knowledgeable. Our house was completed at the time stated and at the price stated. We have been very pleased with the entire Del Webb process!

Fantastic communication, follow up to concerns and quality results.

The home buying process we thought was going to be fun, but it didn’t turn out that way. Several things we wish we could have changed after our sales person gave us bad information. One of those was that he told us we had to have the exterior gas line come out of our bedroom, when we walked around with our construction manager he told us that was not the case but it was too late to change. The second thing we didn’t know was going to be an issue is the tankless water heater, we have never had one, we didn’t know if we needed the recirculating pump and our sales person didn’t give us any guidance on the product, and now we waste so much water waiting for hot water, if he would have explained how the recirculating pump worked we would have been able to make a more informed decision. If we want to stop wasting water we would have to purchase a new one for over $3000.00. Maybe you should have the construction manager in one of the early meetings to explain these things if the sales people don’t know the answers. Because Pulte is so strict in not letting homeowners change selections. That is the most frustrating thing about this process along with a sales person that told us inaccurate information more than once. We would really like Pulte to let us upgrade the tankless water heater to the recirculating pump model, we would pay the extra material costs and labor, areas of having to purchase a brand new model, they shouldn’t even offer the model without the recirculating pump, I can’t imagine that other homeowners aren’t disappointed if they purchased the same model as us, cold water to wash your hands after using the restroom is very frustrating! We have already had 2 plumbers out to diagnose the problem and both said the only option is a new one with the recirculating pump. Not a happy homeowner. ... More

Our construction manager Brandi made the difference in creating a great experience. She was responsive, caring and gave us great guidance. We were very thankful for her and her friendship. The sales experience was “ok”. Kind of felt like a number here - some room for improvement. Overall we are very happy and glad we chose what we did.

Throughout the building process Andrew gave us weekly updates. His communication was exceptional! We were confident the house would turn out great. The house exceeded our expectations! We highly recommend Pulte homes and the Del Webb community.

We had a phenomenal experience with Del Webb homes. The selection of models of homes was thoughtful to the needs of the people who will be living in it. They were responsive to all our questions and any issues we had about our new home. We are happy in our new home and highly recommend Del Webb homes.

From the moment we saw the plans for the Del Webb community, we knew we wanted to live here. The sales team and construction team were with us every step from initial deposit to closing. We absolutely love our new home in Carolina Orchards. The Martin Ray model fits our needs perfectly. The upstairs loft serves as a sewing room for my wife who is a quilter and the third bedroom is great when my daughters come to visit. The overall building experience was seamless as our project manager Matt kept us well informed throughout the entire process and completed the home as promised.

Overall, we are very happy with our home. There are a few issues regarding quality of materials that are annoying.

We bought a model home. We love the house and all the upgrades. All have been helpful in answering our questions. But disappointed that Pulte states you buy the house "as is". It them appears that the builder moves on to the next project. And has less regard for the model home .With our home inspection there were some issues found. We are working on those. Furthermore, our neighbors are very wonderful, and as we walk along the paths everyone waves..and they even stop and introduce themselves. Finally, the clubs and activities are great. It feels as if you are at camp.
