Question everything and get things in writing. The sales rep specifically stated that I needed to get my down payment in asap to secure everything , especially since the interest rates were going up. I did this but my interest rates were not secured. There was more that should have been done to do this and she never said anything about it. As a result it cost me an additional $5500.00 to close my loan.

The quality of the workmanship on my home is below average. The subcontractors have no respect for your home. They seem very less than skilled. We are to the point where I want to hire my own people to fix the problems that have not been addressed.

We love our new home; and the Pulte team is very responsive and helpful throughout the process.

Oven didn’t work and we’ve been waiting weeks for repair. Tile has drywall mud caulk and grout all over it. The entire house was filthy when we moved in. We have not been able to get them to clean it. Shelving in closet came down. Very disappointed in this house and pulte’s response to date

The best part of the entire process by far was our sales person Vicky W. She literally held our hands through the entire process. Answered every question and if she didn’t know the answer she didn’t hesitate to seek it out on our behalf. Even after our closing date she was still helping to answer questions. Our build team was great and the company is trust worthy. We closed with a few outstanding task that needed to be completed and I am pleased to say build team kept their promise dates and completed everything to their word. Missing pulls, vent over oven, missing molding in the home, They did come and fix 4 plugs in the kitchen. Replaced dented dishwasher and microwave.

I was fine with the experience until we closed on the home. We got to the house and it was very obvious that the house was not cleaned. I had to vacuum/sweep the entire house and the screened porch. My husband has continued to find various things like nails, cigarette butts, old cups, plastic spoons and various trash around the outside of the property. We did not have that sign stating it is a private residence placed in our yard like the other homes on our block. There were drips of paint on the bathroom high window, the garage windows. There was a long strip of leftover wood on the floor behind our stove. My husband had to break off a nail that was in the bathroom cabinet that was sticking out. Our gas was turned on but the valve outside had to be turned on. We put the heat on and the stove and nothing came through. My husband had to do what should have been done before we closed. Very disappointed that at the end, there were so many issues. It leaves a bad taste in our mouths. You pay a good deal of money for this home and to have it end like this was very disappointing. ... The mortgage process was very difficult.

From the preview of the model all the way to closing we had awesome experience. Sales staff and our construction manager very professional and knowledgeable. Always willing to answer any questions we had. The build quality of our home was great. Community director and HOA really doing everything to keep residents happy and entertaining.

House was very dusty with spackle dust when I moved in . HVAC was not working properly but since has been repaired. Sod was not watered well before I moved in and is dried out in patches. Otherwise I am happy with the house and love the neighborhood.

It was really easy to work with the builder on selecting options to make my home exactly as I wanted. The entire process went smoothly and there was always excellent communication from the building project manager so I always knew where we were in the process and if there were any delays due to supply chain issues. Overall, I’m very happy with my new home and community.

Overall it was a very good experience. Loved that our sales consultant sent us weekly pictures of the building progress. The amenity center is taking much longer than originally thought but will no doubt be of the highest quality. Our construction managers were knowledgeable and fairly accessible to address our questions and concerns. The build quality process is thorough and very effective.

Happy with our home, but always room for improvement.

Overall quality of build is good, but disappointed in the some of the details in work done. Looks like they were in a hurry to get done and hope that home owner doesn't notice. Interior doors that don't latch, dead bolts difficult to set, sloppy painting (inside and out), windows seem cheap, Valances for all the blinds had to be reset as they were all installed crooked...why would you think that was ok? Installation of the tile floors and LVP seem to be very good. I had an outside inspector come in, he found several items, which they addressed...but again, why not do it right the first time? The dishwasher almost fell out onto the floor, The oven set the fire alarms off and the microwave was never plugged in and was covered with a dented cover. The blower over the oven was dented and the back splash was uneven and once the blower was replaced that exposed missing grout. Pulte when complained said you only have 1 opportunity to get all the poor workman ship fixed and if you don't find it after being rushed for closing your stuck with it. There was no locks on the bathroom door , it was on the laundry room door and all you need is a finger nail to open it , no security at all. The hinges on the doors have to be watched as the posts will rise because of the cheapness. I will say the people are all polite and respectful that work for Pulte. The finishing work was horrible and so many gaps left that had to be fixed . Pulte has some terrific floor plans and they know how to design a home , very tasteful , but they sub-contract way to much and a lot of that work is undesirable. Vicky was great to work with. Our supt. wasgood but would have liked more communication. Our house was completed less than 10 mos. after signing contract, which was great. When paying almost $600k for a home, we would have liked more choices. Should have gotten credit/discount for things we omitted (mirrors, wire shelving,). Wish the interiors color person would have advised us of the quality (or lack thereof) of some of our selections. Our hard flooring is awful - anything that drops on the floor leaves a divot, not just a scratch. No soil prep on lawn - lots of weeds. Lots of ‘pot holes’ in lawn. All plantings put in to look good today - NOT 5 - 10 years down the road. Many trees too close to house. We have one of the largest front yards in the entire community, but only one tree. Extremely disappointed that construction on the recreation amenities hasn’t started yet - a paved parking lot is not a start. ... More

I do not blame the delays on Del Webb, they were the fault of our politicians. However, even several months after moving in, my oven is not completely installed and the hot water recirculating is not working. The contractors have generally been very responsive. This is except the plumbers. They have repeatedly lied, missed appointments, and have not resolved the problem.

My wife and l purchased a home in Carolina Gardens in NC. The overall process went smoothly as possible given that it was a remote sale. Upon it s completion we were extremely satisfied with the result. Our construction manager, David was very instrumental in making this so. David was personable, competent and responsive. He addressed to our satisfaction all of our questions and concerns regarding the build. He also addressed some minor issues which arose after closing. We are grateful to him. I would highly recommend a Del Webb home.

Once closing was done, it seemed that our concerns were not addressed.

For someone that has worked selling materials to custom builders for over 40 years my house was built as I expected

I was happy with all the information we got throughout the house inside and out and how well it is built.

Computer skills needs to be pretty good. Serious home inspection needs to take place. Del Webb employees and consultants including the financial personnel are very courteous.
