The house is well built but has some issues with workmanship. For example, we went to install a ceiling fan on our patio and when we removed the light fixture we saw that the vinyl ceiling was cracked. The light fixture hid that. Also there was a number of caulk residue areas that I had to clean up. It takes a VERY long time to get hot water in the kitchen sink faucet.

I was fine with the experience until we closed on the home. We got to the house and it was very obvious that the house was not cleaned. I had to vacuum/sweep the entire house and the screened porch. My husband has continued to find various things like nails, cigarette butts, old cups, plastic spoons and various trash around the outside of the property. We did not have that sign stating it is a private residence placed in our yard like the other homes on our block. There were drips of paint on the bathroom high window, the garage windows. We had four build managers and, except for our last one, Rodney, they were not responsive to issues we found as the build was going. But, once the home was completed, Rodney took us through the home, explained everything to us and if there were any "mistakes" he made sure it was taken care of immediately. So happy to be here.

We have (hopefully had) a problem with mold found in the attic at pre-drywall inspection. It was treated just before closing but rather than guarantee it in writing that if there is ever a future problem where it spreads which I pushed for, but instead was told this verbally. You have a 1-year warrantee and "IF" we determine we should cover the repair or ongoing treatment then we will. Otherwise, it will be at our expense, which leaves me very concerned about the long-term quality, safety and potential repair/maintenance cost of our new home.

The sales staff is great but the construction manager was incompetent. We identified several issues to him that did not get corrected until after several promptings, including electrical circuits inoperable, garage paint incomplete and the incorrect amount of attic insulation. This was the dirtiest home I have ever moved in to.

Our home was inspected prior to closing and the inspector found several issues with the structure and the plumbing. Some were fixed prior to closing and some were not. We find the finishing work to be very shoddy (paint drips everywhere both floors and hardware, molding not fitting, no molding on the top of the fireplace, very sloppy paint jobs). In addition the EZ Breeze was not installed properly and we had to get the president of the company out to fix things. The pantry door was installed incorrectly. Some of the quality of workmanship was lacking with regard to the hardwood floors and the deck. Very odd that soap dishes were offered in the showers but not niches. Also felt rushed to closing with items still left unresolved.

Buyer has no options on some issues. Painting color selection, failure to finish garage, process for buyer to review plan to ensure design meets expectations and buyer knows what they are getting. More through involvement by buyer at key stages. Seven foot garage doors and layout of drive way needs to change.

The trades are very sloppy, and the Construction Manager missed a lot. We had several issues including light switches not connected to exhaust fan (how did that slip by the code inspectors), missing gutters, NG drop was too short and would not turn on, water under kitchen sink sometime during the build and left the cupboard flooring bubbled, hot water connected to the cold water connection which was labeled "Cold", Quartz in bathroom that was stained and had to be replaced, etc. I could go on and on but will leave it at that. As mentioned, the Warranty Manager, Brandon, is a lifesaver.

You might find that their sales process has you committing financially before you really know that the sizzle is much louder than the available options. Basic quality at a premium price, with limited options in finishes. They use terms like chefs kitchen, yet the actual quality of materials and installations are basic at best. The persons associated with each step of the process are there only to move you and the transaction to the next step of closing the deal, using phrasing and sizzle to get you to the next step. It's not dishonesty, but certainly salesmanship very well ...

Good Home and Construction Process - Terrible Warranty Service

Construction progressed very well, our construction manager Billy was awesome and resolved all issues for us. Warranty service is terrible, have been trying for weeks but not able to get a response from anyone to resolve issues after moving in. Pulte Mortgage was also difficult to deal with - still trying to recast our mortgage 2 months later, something they told us would be an easy process.

The house was already built so could not get options i would have liked . House should have hose bib in rear standard . The kitchen , master bath , laundry and greatroom very nicey done .
