It’s very discouraging to keep hearing that DelWebb can’t do something when we know very well you can you just won’t. Why not try to explain why some of the things you aren’t willing to do are being done the way they are. Would make such a difference in the whole experience when a new buyer feels they are listened to and their Thoughts and questions are respected and answered correctly. Very difficult when you talk to different people in the sales office and get a completely different response to the same question. Can you say production homes?!?! They tell you one thing and then do another. The workmanship for the most part is poor. Granted there are a few decent subs, but overall the whole process is bad. The supervisors are no more than Pulte yes people. They tell you what you want to hear, but don’t follow through with what needs to be done. Never again!! Worst decision ever!!

The experience was not a pleasant one. In the beginning the only person I would give high marks to is the design center (Karen). The field manager (Thomas) was great to a point. His follow through was not. They promise to keep you informed, they did not. I know he had a lot of work, and we tried to be patient but we were worn down. Hopefully the outstanding issues will be resolved soon.

Being an out of state purchaser, we had to contact them for any progress reports or schedule visits that were part of their promotional materials. We were never told our expected completion was moved from June/July to August/Sept until June. When an issue with the quality of a truss being used that was revealed in pictures and email to them, we had to contact home office before being addressed. Three other truss were installed broken and repair on site. Our shower started leaking which was the result of a staple being in the waterline. The lot was poorly graded and turf was poorly laid ...

Our experience with Pulte Mortgage was horrible. We had to keep supplying the same info and the new info could have been requested much earlier. We did not close on our closing date bc of trying to get info that should have been requested much earlier than the week of Christmas when many offices were closed. We were very stressed! It was a trying experience.

Slow with problems

I do not blame the delays on Del Webb, they were the fault of our politicians. However, even several months after moving in, my oven is not completely installed and the hot water recirculating is not working. The contractors have generally been very responsive. This is except the plumbers. They have repeatedly lied, missed appointments, and have not resolved the problem.

My husband who had Alzheimer's disease was going to live with me in our Del Webb home. Because of his disability it was imperative that we have a flat lot because he was so prone to falling. Despite knowing this information the saleslady we worked with sold us a sloped lot. The GC, Gerardo leveled the property somewhat. However it still has a steep slope. The GC was very conscientious in his attempt to rectify the condition but he couldn't make a good lot out of a bad one. Builder placed the HVAC compressor serving the adjacent house directly opposite my rear porch. It is so loud that it has made the porch unusable. My wife and I cannot have a conversation on our rear porch because we cannot hear each other .

Our experience was very disappointing. Workmanship was nonexistant. This is our 8th home and hopefully our last. The build from Del Webb has been the worst. For example, we had them install a fan in the back screened in porch. Fan wobbled and globe was cracked. Luckily we had an inspector hired to throughly go over the entire house. He found many problems. Construction sight was not cleaned on a regular basis. Found beer cans and beer bottle caps at the sight and in the home. There Was no Quality control. Oven didn’t work and we’ve been waiting weeks for repair. Tile has drywall mud caulk and grout all over it. The entire house was filthy when we moved in. We have not been able to get them to clean it. Shelving in closet came down. Very disappointed in this house and pulte’s response to date

Our construction manager, Joseph, was excellent. Our sales manager was incompetent, the mortgage department was untrustworthy, and the contract allowed pulte to make changes at will without the customer’s consideration. Overall, the buying and building processes were extremely stressful .

We signed up for the grand opening sales event, walked thru 3 models and got pricing on those models, but requested info on another model. Despite follow-up emails and phone calls, it took 4 months for someone to get back to us. Needless to say, the prices increased substantially in those 4 months. Worst purchase experience from over 12 homes purchased

Pulte Homes did not want to accept VA financing and made it quite difficult to purchase using outside financing. They fired our lot supervisor and neglected to tell us for over 6 weeks. We love our neighborhood and our neighbors and sincerely hope that Pulte cleans up its act.

While our construction manager listened to us there were many issues we had to bring up to him, things he should have known to do on his own. We paid to have items done a certain way and then found out that they arbitrarily would not do it. Had we known that we would have had a lot of extras done after closing. The subcontractors that Pulte uses are subpar to say the least.

Terrible experience with Del Webb Homes!

I've been a Licensed Real Estate Broker in NC for 30 years and have sold over 400 homes. I've never seen a new home with so many issues. No heat, no hot water in the kitchen, toilets clogged up, numerous electrical issues (improperly wired and bad outlets). Shotty workmanship and finish work. Not all punch list items completed before closing and builder refuses to come back and warranty division won't fix them. I invite representatives from Del Webb to come to my home to see for themselves. Their sales video states "Quality and Commitment". We haven't seen either!

Our buying experience was wonderful with Dorothy. She listened to what we wanted and answered all our questions. The quality of workmanship was not great. Many problems - paint splatter on floor, cracked and chipped tub, crack in master mirror, cold water supply line for washer had cracked unit, walls were not straight, trim work was sub-par - looked like a dog chewed off the ends of the quarter rounds,. Quality is lacking. Walls not plumb, finish woodwork is uneven, horrible caulking. This is our 3rd Pulte purchase so we are familiar with "big box" builders and how things are done. This home is the lowest quality home that we have every purchased.

Not a Very Good Experience

I did not like the creative and confusing math the agent used to come up with the final pice of the house. The construction manager took me on a tour of the house while still under construction. He never offered me a hard hat, safety glasses, and ear protection. We enter the house through the garage while the contractor was nailing up siding on a scaffolding above our heads. I especially did not like being threatened with a $500 fine per day if I did not move up the closing date that Pulte had originally set.

The lot we picked did not have a 20' wall of dirt piled on the common area facing the trees. now it does !!!! we were never told about this and if we were we would have picked another lot..
