Some of the issues that were found when we had our pre-close walkthough led me to believe that the pre-close quality control was not the best. The kitchen sink had a leak. How was that not found? There was insulation stuck in the main water line of the home. Our private inspector indicated that there seemed to be a problem from one of the toilets and the project manager said he would have all the plumbing checked. Clearly that didn't happen. My husband who had Alzheimer's disease was going to live with me in our Del Webb home. Because of his disability it was imperative that we have a flat lot because he was so prone to falling. Despite knowing this information the saleslady we worked with sold us a sloped lot. The GC, Gerardo leveled the property somewhat. However it still has a steep slope. The GC was very conscientious in his attempt to rectify the condition but he couldn't make a good lot out of a bad one. The buying experience was good. The only downside I experienced was Del Webb' unwillingness to share specific technical details regarding the wiring specifications in advance of the purchase. The closing experience was good. The home supervisor stayed on top of critical issues (HVAC for example) prior to closing. The warranty service thus far has exposed some electrical issues that Del Webb warranty challenges. First, the second floor electrical system is all 15amp. When I plug in a Dyson vacuum cleaner, some lights dim briefly (but the circuit breaker does not trip). I think this is a ...

I did not like the creative and confusing math the agent used to come up with the final pice of the house. The construction manager took me on a tour of the house while still under construction. He never offered me a hard hat, safety glasses, and ear protection. We enter the house through the garage while the contractor was nailing up siding on a scaffolding above our heads. I especially did not like being threatened with a $500 fine per day if I did not move up the closing date that Pulte had originally set.

Once moved in noticed issues and while some were resolved others became my problem. The one plus was I had a great project manager who kept me up to date on the progress.

We purchased a spec home in the final phase of our development. Pulte offered strong incentives to settle quickly. The upside is that we got a great value. The downside is that there are things about the home we would’ve done differently had we been able to customize it at the outset. The construction manager responsible for the home was extremely responsive and helpful prior to and immediately following move-in. Overall, we are very happy with our home.

Overall the building process went ok. Chris our building manager was excellent. We had 2 floods before we even moved (one prior to our closing and one right after we closed however we had not moved in yet). Our air did not work the first time we turned it on about 3 weeks after we moved in. We have a tremendous amount of nail pops. Our enclosed room in our back the floor is on a 3” decline. Any thing else you want to know. Our garage door leaks at the bottom right floor.

While our construction manager listened to us there were many issues we had to bring up to him, things he should have known to do on his own. We paid to have items done a certain way and then found out that they arbitrarily would not do it. Had we known that we would have had a lot of extras done after closing. The subcontractors that Pulte uses are subpar to say the least.

Our experience was okay we did struggle a bit getting things set up as we first got here I would think there would be a better orientation rather than just saying you're having a meeting and hope that everybody shows up there should be a planned meeting time for each home buyer to go through and get set up on everything websites all your HOA information. Our construction manager was a pleasure to work with and communicated well with us. However the subcontractors for the drywall, trim, and tile finish work was substandard.
