Our experience was okay we did struggle a bit getting things set up as we first got here I would think there would be a better orientation rather than just saying you're having a meeting and hope that everybody shows up there should be a planned meeting time for each home buyer to go through and get set up on everything websites all your HOA information. We shouldn't have to wait over a month for us to receive HOA information and how to get signed up. I also feel like I was told a lie when we bought this house I was told the embankment behind me would be as pretty as the embankment up at the front entrance are embankment looks absolutely horrible the neighbors and I have been trying to get information to find out when we're going to get an embankment with the bushes and landscaping like we were promised but we keep getting the runaround don't really appreciate that I think you should stop lying about stuff when you're selling houses if it's not really going to happen. Also both entrances need to be widened so trucks aren't driving on the shoulder and dragging mud across the entrance to where every time I come in to development I get mud all over my car. ... More

Our journey began with a visit to Clayton Overlook in Spring 2024, when our house in MD was not yet on the market. We signed a contract in late April, placed our home on the market in June (closed the sales in August) and relocated to temporary quarters in the NC in September. Our new home was ready in December. During the sales process, we selected our model and our salesperson worked with us as we selected options to modify the model home to our liking. The design process was very thorough and the builder provides a well organized set of finish options that allowed us to truly make our home unique while keeping within our budget. The construction process included the ability to provide input at various meetings which coincided with the various construction phases. The construction manager provided regular updates on progress. At completion and following closing, we were assigned a local warranty manager who expedites the solution to resolve any issues related to the house itself. We are enjoying our new Del Webb home and look forward to the opening of our Carolina Overlook amenity center. ... More

House is breezing it colder inside than out side my olive is frozen in the pantry! hot water takes forever to get to the bathroom and kitchen.concrete in drive way is coming up.purchase the more expensive paint but when you wash a mark it makes it worst

Our construction manager was a pleasure to work with and communicated well with us. However the subcontractors for the drywall, trim, and tile finish work was substandard. We are now having to deal with warranty to correct all the issues that should never have happened. The following is a partial list of issues. The paint on the windowsills has raised the grain so they are all rough. The floor tile was installed unlevel and had to be replaced. The wrong color kitchen cabinet panel was installed. The baseboard molding and window trim has rough edges that needs sanding. The Hardiboard siding has holes, scratches and paint chipping. The drywall has nail indents that were never spackled correctly. The drywall has spots that they painted over tape. They put white caulk on a brown countertop. The tile guys tried to coverup up a chip on the tile with a spot of caulk. Closet doors are not hung straight. We feel confident that these issues will be resolved to our satisfaction but it's unfortunate that they happened in the first place. There was a definite lack of detail in the finish work. The interior electric switch design is flawed. There is no light switch for the Gathering room when exiting the master bedroom at night. You must walk across a dark room to get to a switch to light your way, a definite safety issue in this Prestige model. We have also noticed that along roads, common areas, and construction sites there is a lot of windblown debris and garbage which is unsightly and detracts from the community's image. We certainly hope that the developer will be held accountable prior to turning this issue over to the HOA. ... More

Our experience with Pulte Mortgage was horrible. We had to keep supplying the same info and the new info could have been requested much earlier. We did not close on our closing date bc of trying to get info that should have been requested much earlier than the week of Christmas when many offices were closed. We were very stressed! It was a trying experience.

Overall I’m very happy with my new home and with the community. Del Webb’s home design baths the interior with natural light and their planning/layout of this community allowed for plenty of natural space. My sales experience wasn’t great, however my GC (Nate) was amazing!! The grading of the lot (water management) and the quality of the build are very good. That said, some of the tradesmen could have done a better job. I hired a home inspector pre-closing and really wish I would have also hired an inspector at the framing stage as some of my neighbors did. Overall, the amenities are nice and the community is nice to walk in. What you won’t learn until after closing is that homeowners must pay additional fees for exercise classes and (for several classes) if you’re not poised at your computer the moment sign-up opens you won’t get in. The dog park is just a fenced area under power lines that couldn’t have been used for anything else. It’s a low area where rainwater runs and is already becoming muddy, plus no running water/water fountain and no equipment aside from benches. All of that said, the residents here are wonderful!! The neighborhood layout/design is lovely!! My home feels spacious with ample storage and is filled with natural light. I would recommend this community. ... More

The interface with staff was excellent.

My new home was built with all the bells and whistles I wanted. It's cozy and modern. The Pulte Project Manager was always prompt with his answers. I could not ask for a better place to live.

We have only been in our home 30 days so I can't really rate the post-closing responsiveness to issues, but I can say that I monitored my construction from breaking ground to closing and the house was well made, my project manager was very responsive during the pre-closing phase, and I suspect my post-closing experience will be similar. The bottom line is that I would recommend to others that they get a great home in a great community, and Clayton is a great and upcoming part of the Triangle area.

I've been a Licensed Real Estate Broker in NC for 30 years and have sold over 400 homes. I've never seen a new home with so many issues. No heat, no hot water in the kitchen, toilets clogged up, numerous electrical issues (improperly wired and bad outlets). Shotty workmanship and finish work. Not all punch list items completed before closing and builder refuses to come back and warranty division won't fix them. I invite representatives from Del Webb to come to my home to see for themselves. Their sales video states "Quality and Commitment". We haven't seen either!

Better than expected in regards to timeliness, quality, and responsiveness

Base price of home was manageable for what we were looking for but was a very basic no frills house. We were moving from a high end custom home in a gated golf community so we were having a hard time making the transition from custom to production builder. The biggest issues for me was cost above basic home cost for upgrades ie kitchen, bathrooms, flooring, gas fireplace, paint, tray ceilings with 6" crown and 7" base boards, insulation of and finishing of the garage (we elected to get the garage extended by 4 feet). When it was all done and said we ended up at $60,000 over the base price. In all honesty the design center lady gave us a ball park figure that most people end up at $60K to $75K. ... More

Our home is well built and the builder stayed on and ahead of schedules to finish our home. We are pleased with it. Only “quam” I have with the buying experience is the “nickel and diming” when picking out options. For example, Shouldn’t need to pay extra for having a light in a room, especially for the price we pay for these homes.

The entire home buying process with Del Webb/Pulte was extremely well organized. We knew what to expect at each step in the process and found that everyone on the Del Webb team was friendly, helpful and easy to work with. Thomas was our building manager and he was wonderful! He stayed on top of the workers to make sure everything was done correctly. We love our new home.

Poor quality ie. No insulation on hot water lines under concrete floor, specs for laundry room cabinets is 0.5” to low to accommodate a pedestal mounted washing machine underneath them, sink disposal switch is under the sink in a cabinet which is difficult for seniors over 55. Foundation insulation is poorly protected with a parge paint that is damaged easily and cracks easily, missing shelves in kitchen cabinets, door locks/deadbolt wouldn’t latch properly, many issues found by our independent inspector that were missed by the “Pulte Quality Build/inspection process”, ceiling led puck light look very cheap, concrete flat work was very poor with cracking and large ridges which are a trip hazard, smoke detectors false alarm regularly, poor/low water pressure, LVP flooring has gaps/hollow spots to the concrete floor, sod is layed very poorly with gaps, holes, ruts all over the lawn, build sites are not kept clean with debris, trash and plastic blowing all around and in neighbors lawns and green space. ... I would love to give this a 5 star review but having to try and use the mortgage division prevents that from happening. After 70 + days I went through another lender and was completed in 9 days with a clear to close. Pulte mortgage certainly doesn't like self-employed business owners. My wife and I are so glad we decided to proceed. We love it here. Can't wait for the club house!!!
